<p data-start="335" data-end="483">Buying your first home is one of the biggest financial decisions you’ll ever make — and yet, most people are expected to figure it out on their own.</p>
<p data-start="485" data-end="735">Questions about credit, saving, down payments, and whether buying even makes sense compared to renting often come up <em data-start="602" data-end="609">years</em> before someone is ready to purchase. Unfortunately, clear, pressure-free education usually comes far too late in the process.</p>
<p data-start="737" data-end="965">That’s exactly why we’re hosting <a href="https://taramolina.com/raising-homeowners-a-family-guide-to-buying-your-first-home/"><strong data-start="770" data-end="834">Raising Homeowners: A Family Guide to Buying Your First Home</strong></a> — a free, education-first seminar designed to help anyone understand how homeownership really works <em data-start="935" data-end="943">before</em> they’re ready to buy.</p>

<h2 data-start="972" data-end="1023"><strong data-start="975" data-end="1023">Who This Seminar Is For (Hint: Probably You)</strong></h2>

</div>
</div>
<p data-start="539" data-end="793">With more listings to choose from across <strong data-start="580" data-end="629">Calgary, Airdrie, and surrounding communities</strong>, buyers begin forming an opinion almost immediately. In many cases, the first <strong data-start="708" data-end="722">90 seconds</strong> determine whether a home feels like “the one”… or just another option.</p>
<p data-start="795" data-end="947">Understanding what buyers notice right away — and what they’re far more forgiving about — is one of the most effective ways to make your home stand out.</p>
<hr data-start="949" data-end="952" />
<h3 data-start="954" data-end="988">What Buyers Notice Immediately</h3>
<p data-start="990" data-end="1098">These are the elements that shape first impressions before buyers even think about layout or square footage.</p>
<h4 data-start="1100" data-end="1130">1. Light and Brightness</h4>
<p data-start="1131" data-end="1252">Buyers instantly register how bright a home feels. Natural light, open window coverings, and layered lighting all matter.</p>
<p data-start="1254" data-end="1411"><strong data-start="1254" data-end="1269">Seller tip:</strong><br data-start="1269" data-end="1272" />Turn on <em data-start="1280" data-end="1285">all</em> lights — even during daytime showings. A well-lit home feels cleaner, larger, and more inviting in both photos and in person.</p>
<hr data-start="1413" data-end="1416" />
<h4 data-start="1418" data-end="1441">2. Entryway Flow</h4>
<p data-start="1442" data-end="1576">The front entry sets expectations. If it feels cluttered or cramped, buyers carry that feeling with them through the rest of the home.</p>
<p data-start="1578" data-end="1737"><strong data-start="1578" data-end="1593">Seller tip:</strong><br data-start="1593" data-end="1596" />Clear the entry to create breathing room. A simple rug, a mirror, and one intentional accent works far better than excess furniture or décor.</p>
<hr data-start="1739" data-end="1742" />
<h4 data-start="1744" data-end="1774">3. Cleanliness and Care</h4>
<p data-start="1775" data-end="1880">Buyers aren’t just looking at finishes — they’re subconsciously asking, <em data-start="1847" data-end="1880">“Has this home been cared for?”</em></p>
<p data-start="1882" data-end="1945">Dust, smudges, and overlooked details quietly erode confidence.</p>
<p data-start="1947" data-end="2091"><strong data-start="1947" data-end="1962">Seller tip:</strong><br data-start="1962" data-end="1965" />Focus on high-touch areas like baseboards, light switches, doors, and stair railings. These details signal pride of ownership.</p>
<hr data-start="2093" data-end="2096" />
<h4 data-start="2098" data-end="2128">4. Smell and Atmosphere</h4>
<p data-start="2129" data-end="2219">Scent is powerful. Buyers notice it instantly — and strong smells are difficult to forget.</p>
<p data-start="2221" data-end="2361"><strong data-start="2221" data-end="2236">Seller tip:</strong><br data-start="2236" data-end="2239" />Fresh air and neutral cleanliness always beat heavy candles or plug-ins. If buyers notice <em data-start="2329" data-end="2338">nothing</em>, you’ve done it right.</p>
<hr data-start="2363" data-end="2366" />
<h3 data-start="2368" data-end="2418">What Buyers Are Surprisingly Willing to Ignore</h3>
<p data-start="2420" data-end="2475">This is where many sellers over-prepare… and overspend.</p>
<h4 data-start="2477" data-end="2512">Minor Cosmetic Imperfections</h4>
<p data-start="2513" data-end="2643">Small nail holes, light wear, or older finishes are often overlooked when a home feels well maintained and thoughtfully presented.</p>
<h4 data-start="2645" data-end="2682">Personal Style (Within Reason)</h4>
<p data-start="2683" data-end="2799">Buyers don’t need a blank white box. They’re far more forgiving of personality than poor flow, clutter, or darkness.</p>
<h4 data-start="2801" data-end="2840">Small Rooms That Are Styled Well</h4>
<p data-start="2841" data-end="2985">Size matters less than function. A smaller room that’s clearly defined and uncluttered often feels more usable than a larger, poorly staged one.</p>
<hr data-start="2987" data-end="2990" />
<h3 data-start="2992" data-end="3051">How to Win the First 90 Seconds in a Competitive Market</h3>
<p data-start="3053" data-end="3137">When there are many listings competing for attention, presentation becomes strategy.</p>
<p data-start="3139" data-end="3176"><strong data-start="3139" data-end="3176">Focus on these high-impact moves:</strong></p>
<ul data-start="3177" data-end="3403">
<li data-start="3177" data-end="3209">
<p data-start="3179" data-end="3209">Open all blinds and curtains</p>
</li>
<li data-start="3210" data-end="3263">
<p data-start="3212" data-end="3263">Use consistent, warm lighting throughout the home</p>
</li>
<li data-start="3264" data-end="3314">
<p data-start="3266" data-end="3314">Declutter surfaces to highlight space and flow</p>
</li>
<li data-start="3315" data-end="3359">
<p data-start="3317" data-end="3359">Create clear walking paths between rooms</p>
</li>
<li data-start="3360" data-end="3403">
<p data-start="3362" data-end="3403">Keep temperature comfortable year-round</p>
</li>
</ul>
<p data-start="3405" data-end="3492">These adjustments cost very little — but they significantly influence buyer perception.</p>
<hr data-start="3494" data-end="3497" />
<h3 data-start="3499" data-end="3534">Why This Matters More Than Ever</h3>
<p data-start="3536" data-end="3696">In a market with more choice, buyers compare homes quickly. The ones that feel easy, welcoming, and cared for rise to the top — often regardless of size or age.</p>
<p data-start="3698" data-end="3800">Homes that win early confidence generate stronger interest, better showings, and more decisive offers.</p>
<hr data-start="3802" data-end="3805" />
<h3 data-start="3807" data-end="3825">Smart Takeaway</h3>
<p data-start="3827" data-end="3978">Buyers don’t fall in love with square footage alone…<br data-start="3879" data-end="3882" />They fall in love with how a home <em data-start="3916" data-end="3923">feels</em> — and that feeling starts within the first 90 seconds.</p>
<p data-start="3980" data-end="4121">Thoughtful preparation isn’t about perfection. It’s about removing friction and allowing buyers to imagine themselves living there with ease.</p>
<p data-start="4171" data-end="4443">
<p data-start="4171" data-end="4443"><strong data-start="4171" data-end="4234">Not sure how your home comes across in those first moments?</strong><br data-start="4234" data-end="4237" />Sometimes a quick conversation can highlight simple changes that make a meaningful difference. If you’re thinking about selling — now or down the road — I’m always happy to help you prioritize with clarity.</p>

<h3 data-start="4646" data-end="4693"> </h3>
<p data-start="4695" data-end="5105">Buyers viewing homes in <strong data-start="4719" data-end="4762">Calgary, Airdrie, and surrounding areas</strong> often form strong first impressions within moments of entering a property. Light, cleanliness, flow, and overall atmosphere play a major role in perceived value. Understanding buyer psychology and preparing a home intentionally helps listings stand out in competitive markets — often leading to stronger interest and more confident decisions.</p></div>

<p data-start="360" data-end="497">Paint is one of the easiest ways to refresh a home… and also one of the easiest places to overspend if the colour choice misses the mark.</p>
<p data-start="499" data-end="694">In today’s Calgary and Airdrie real estate market, buyer preferences have shifted. In 2026, we’re seeing a clear pattern in what helps homes feel move-in ready… and what quietly turns buyers off.</p>
<p data-start="696" data-end="802">The right paint doesn’t just improve appearance — it influences emotion, perception, and buyer confidence.</p>
<h3 data-start="809" data-end="848"> </h3>
<h3 data-start="809" data-end="848"><img data-recalc-dims="1" loading="lazy" decoding="async" class="alignleft wp-image-50407 size-medium" src="https://i0.wp.com/taramolina.com/wp-content/uploads/2026/02/paint-color-trends-for-2026-benjamin-moore-sherwin-williams-beige-tan-warm-white-off-white-brown-green-and-more.webp?resize=300%2C233&#038;ssl=1" alt="Paint Colours That Sell Homes in Calgary &amp; Airdrie in 2026" width="300" height="233" />Paint Colours Buyers Love Right Now</h3>
<p data-start="850" data-end="960">Across Calgary and Airdrie homes, buyers are gravitating toward palettes that feel warm, calm, and effortless.</p>
<p data-start="962" data-end="997"><strong data-start="962" data-end="997">Top-performing choices include:</strong></p>
<ul data-start="998" data-end="1168">
<li data-start="998" data-end="1046">
<p data-start="1000" data-end="1046">Warm off-whites instead of stark, cool white</p>
</li>
<li data-start="1047" data-end="1105">
<p data-start="1049" data-end="1105">Soft greiges that adapt well to changing natural light</p>
</li>
<li data-start="1106" data-end="1168">
<p data-start="1108" data-end="1168">Calm, neutral backdrops that feel intentional and timeless</p>
</li>
</ul>
<p data-start="1170" data-end="1327">These shades photograph beautifully, feel welcoming during showings, and work across a wide range of home styles — from family homes to condos and townhomes.</p>
<h3 data-start="1334" data-end="1375"> </h3>
<h3 data-start="1334" data-end="1375">Paint Colours Buyers Are Quietly Over</h3>
<p data-start="1377" data-end="1440">Not every popular colour from the past few years is aging well.</p>
<p data-start="1442" data-end="1489"><strong data-start="1442" data-end="1489">Colours that often hold homes back include:</strong></p>
<ul data-start="1490" data-end="1637">
<li data-start="1490" data-end="1531">
<p data-start="1492" data-end="1531">Heavy greys with cool blue undertones</p>
</li>
<li data-start="1532" data-end="1577">
<p data-start="1534" data-end="1577">Bold feature walls that dominate the room</p>
</li>
<li data-start="1578" data-end="1637">
<p data-start="1580" data-end="1637">Ultra-dark colours in spaces with limited natural light</p>
</li>
</ul>
<p data-start="1639" data-end="1738">This doesn’t mean homes need to feel bland… it simply means balance now matters more than boldness.</p>
<h3 data-start="1745" data-end="1796"> </h3>
<h3 data-start="1745" data-end="1796">The Detail Most Homeowners Miss… Light Exposure</h3>
<p data-start="1798" data-end="1888">One of the biggest paint mistakes happens when colour is chosen without considering light.</p>
<p data-start="1890" data-end="2116">A north-facing Calgary home will read paint very differently than a bright, south-facing Airdrie property. Seasonal light, window placement, and room orientation all influence how a colour actually looks once it’s on the wall.</p>
<p data-start="2118" data-end="2206">There is no universal “best” paint colour — the right choice depends on the home itself.</p>
<h3 data-start="2213" data-end="2231"> </h3>
<h3 data-start="2213" data-end="2231">Smart Takeaway</h3>
<p data-start="2233" data-end="2284">Paint should support the home… not compete with it.</p>
<p data-start="2286" data-end="2466">When done well, paint is one of the highest-impact, lowest-stress ways to prepare a property — whether you’re planning to sell soon or simply updating with intention and foresight.</p>
<p data-start="2487" data-end="2732"><a href="https://taramolina.com/contact-tara-molina-real-estate/"><strong data-start="2487" data-end="2565">Thinking about painting before you sell… or wondering if you even need to?</strong></a><br data-start="2565" data-end="2568" />Sometimes a quick conversation is all it takes to know your next best step. I’m always happy to offer clarity on what will help — and what you can confidently skip.</p>
<h2 data-start="416" data-end="463">Buyer-Approved Paint Colour Palette (2026)</h2>
<p data-start="464" data-end="511"><em data-start="464" data-end="511">Real brands • real colour names • resale-safe</em></p>

<p data-start="556" data-end="622"><strong data-start="556" data-end="569">Best for:</strong> Main living areas, kitchens, hallways, open concepts</p>

<h3 data-start="2997" data-end="3048">Colours Buyers Are Less Responsive To Right Now</h3>
<p data-start="3049" data-end="3113">Across showings and buyer feedback, homes tend to struggle with:</p>
<ul data-start="3114" data-end="3238">
<li data-start="3114" data-end="3165">
<p data-start="3116" data-end="3165">Cool, blue-based greys (especially darker ones)</p>

<li data-start="3166" data-end="3197">
<p data-start="3168" data-end="3197">High-contrast feature walls</p>
</li>
<li data-start="3198" data-end="3238">
<p data-start="3200" data-end="3238">Very dark colours in low-light rooms</p>
</li>
</ul>
<p data-start="3240" data-end="3289">These can feel overly personal or visually heavy.</p>
<hr data-start="3291" data-end="3294" />
<h3 data-start="3296" data-end="3324">Pro Tip (Very Important)</h3>
<p data-start="3325" data-end="3521">A north-facing Calgary home will read paint very differently than a bright, south-facing Airdrie property. Always test samples on multiple walls and view them throughout the day before committing.</p>
<hr data-start="3523" data-end="3526" />
<h3 data-start="3528" data-end="3546">Smart Takeaway</h3>
<p data-start="3547" data-end="3719">The goal isn’t choosing <em data-start="3571" data-end="3577">your</em> favourite colour… it’s choosing a <strong data-start="3612" data-end="3639">buyer-approved backdrop</strong>.<br data-start="3640" data-end="3643" />When paint feels calm and intentional, buyers feel confident moving forward.</p>
<p data-start="2799" data-end="3111">Choosing the right paint colours when selling a home in <strong data-start="2855" data-end="2904">Calgary, Airdrie, and surrounding communities</strong> can significantly influence buyer perception and overall market response. Neutral, well-chosen paint colours help homes feel brighter, more spacious, and easier for buyers to visualize themselves living in.</p>
<p data-start="3113" data-end="3456">Understanding current buyer preferences, natural light exposure, and when repainting is truly worthwhile allows homeowners to prepare strategically — without unnecessary cost or stress. Whether you’re selling soon or planning ahead, thoughtful paint choices remain one of the most effective ways to support a successful sale in today’s market.</p></div>

				<div class="et_pb_text_inner"><p data-start="314" data-end="484">One of the most common questions I hear from Calgary and Airdrie homeowners is:<br data-start="393" data-end="396" /><strong data-start="396" data-end="484">“What should we do before we sell — without spending more than we’ll ever get back?”</strong></p>
<p data-start="314" data-end="484"><img data-recalc-dims="1" loading="lazy" decoding="async" class="alignleft wp-image-50397 size-medium" src="https://i0.wp.com/taramolina.com/wp-content/uploads/2026/02/white-kitchen-green-tile-backsplash-103321903-60ffff4583154f09920f4fcc68e73d21.jpg?resize=246%2C300&#038;ssl=1" alt="" width="246" height="300" /></p>
<p data-start="486" data-end="538">It’s a smart question, especially in today’s market.</p>
<p>&nbsp;</p>
<p data-start="540" data-end="853">The good news? Buyers aren’t rewarding the biggest renovation budgets. They’re responding to <strong data-start="633" data-end="653">how a home feels</strong> the moment they walk through the door. Homes that are well-maintained, thoughtfully prepared, and easy to imagine living in consistently outperform properties with expensive but unnecessary upgrades.</p>
<p data-start="855" data-end="963">Strategic, weekend-friendly improvements almost always deliver a better return than large-scale renovations.</p>
<p data-start="965" data-end="1074">Here are <strong data-start="974" data-end="1006">five proven weekend projects</strong> that add value and buyer confidence — <strong data-start="1045" data-end="1073">without overcapitalizing</strong>.</p>
<p data-start="965" data-end="1074">
<hr data-start="1076" data-end="1079" />
<h3 data-start="1081" data-end="1126">1. Freshen the paint… don’t overhaul it</h3>
<p data-start="1127" data-end="1363">You don’t need to repaint your entire home. Focus on high-impact areas like the main living space, primary bedroom, and entryway. Clean, neutral paint brightens rooms, improves photos, and helps buyers visualize themselves in the space.</p>
<p data-start="1127" data-end="1363">
<hr data-start="1365" data-end="1368" />
<h3 data-start="1370" data-end="1410">2. Upgrade dated lighting fixtures</h3>
<p data-start="1411" data-end="1665">Lighting has an immediate impact on how a home feels. Swapping outdated fixtures for simple, modern options with warm light can instantly make spaces feel more current and inviting. Consistency across main living areas matters more than statement pieces.</p>
<p data-start="1411" data-end="1665">
<hr data-start="1667" data-end="1670" />
<h3 data-start="1672" data-end="1709">3. Refresh the front impression</h3>
<p data-start="1710" data-end="1934">First impressions start before the door opens. A fresh front door, updated hardware, and modern exterior lighting set expectations for the rest of the home. These small updates often pay off faster than any interior project.</p>
<p data-start="1710" data-end="1934">
<hr data-start="1936" data-end="1939" />
<h3 data-start="1941" data-end="1974">4. Declutter with intention</h3>
<p data-start="1975" data-end="2211">This isn’t about making your home feel empty — it’s about creating flow. Buyers want to experience space, function, and ease of movement. Thoughtful decluttering helps rooms feel larger and more livable without removing all personality.</p>
<p data-start="1975" data-end="2211">
<hr data-start="2213" data-end="2216" />
<h3 data-start="2218" data-end="2263">5. Fix the small but noticeable details</h3>
<p data-start="2264" data-end="2475">Loose handles, squeaky doors, chipped trim, or scuffed baseboards may seem minor, but buyers notice them. Addressing these small items quietly reinforces that the home has been well cared for — and builds trust.</p>
<p data-start="2264" data-end="2475">
<hr data-start="2477" data-end="2480" />
<p data-start="126" data-end="388"><strong data-start="126" data-end="178">Not sure which updates make sense for your home?</strong><br data-start="178" data-end="181" />Every property… and every timeline… is different. If you’d like a second opinion on what’s worth doing (and what you can confidently skip), I’m always happy to help you prioritize with clarity and intention.</p>
<p data-start="390" data-end="437">👉 <strong><a href="https://taramolina.com/contact-tara-molina-real-estate/" target="_blank" rel="noopener"><em data-start="393" data-end="437">Reach out anytime to start a conversation.</em></a></strong></p>
<p data-start="5647" data-end="5837">
<h3 data-start="258" data-end="297">Calgary &amp; Airdrie Home Selling Tips</h3>
<p data-start="299" data-end="621">Preparing a home for sale in <strong data-start="328" data-end="377">Calgary, Airdrie, and surrounding communities</strong> doesn’t have to mean expensive renovations or overwhelming projects. Strategic home improvements, thoughtful presentation, and a clear selling plan can make a meaningful difference in how buyers respond — and how confidently they move forward.</p>
<p data-start="623" data-end="964">Whether you’re selling soon or simply planning ahead, understanding which updates add value, how buyers experience a home, and when to stop renovating is key to a successful sale. From weekend home projects and paint colour choices to decluttering and first impressions, smart preparation helps homes stand out in today’s real estate market.</p>
<p data-start="966" data-end="1231">If you’re looking for guidance on <strong data-start="1000" data-end="1040">selling a home in Calgary or Airdrie</strong>, curious about current buyer expectations, or want advice tailored to your specific property and timeline, professional insight can help you make informed, confident decisions at every step.</p></div>

<h1 data-start="253" data-end="344"><strong data-start="255" data-end="344">January 2026 Calgary Real Estate Market Update: A Slower Start for High-Density Homes</strong></h1>
<p data-start="346" data-end="554">As we move into 2026, the <strong data-start="372" data-end="402">Calgary real estate market</strong> is continuing its shift toward more balanced conditions — and January’s numbers confirm that this change is more about <strong data-start="522" data-end="553">normalization than slowdown</strong>.</p>
<p data-start="556" data-end="775">January is always a quieter month, but this year’s data reveals something important:<br data-start="640" data-end="643" />buyers are taking more time, sellers are bringing inventory to market early, and <strong data-start="724" data-end="774">high-density homes are feeling the shift first</strong>.</p>
<p data-start="777" data-end="949">If you’re planning to buy or sell in Calgary, Airdrie, or surrounding communities this year, here’s what the latest CREB® statistics <em data-start="910" data-end="925">actually mean</em> — beyond the headlines.</p>
<hr data-start="951" data-end="954" />
<h2 data-start="956" data-end="1001"> </h2>
<h2 data-start="956" data-end="1001"><strong data-start="959" data-end="1001">Calgary Market Snapshot – January 2026</strong></h2>
<p data-start="1003" data-end="1032">In January, Calgary recorded:</p>
<ul data-start="1034" data-end="1268">
<li data-start="1034" data-end="1100">
<p data-start="1036" data-end="1100"><strong data-start="1036" data-end="1051">1,234 sales</strong>, down 15% year-over-year (typical for January)</p>
</li>
<li data-start="1101" data-end="1127">
<p data-start="1103" data-end="1127"><strong data-start="1103" data-end="1125">2,785 new listings</strong></p>
</li>
<li data-start="1128" data-end="1196">
<p data-start="1130" data-end="1196"><strong data-start="1130" data-end="1155">4,391 active listings</strong> — the highest January level since 2020</p>
</li>
<li data-start="1197" data-end="1237">
<p data-start="1199" data-end="1237"><strong data-start="1199" data-end="1231">Sales-to-new-listings ratio:</strong> 44%</p>

<p data-start="1240" data-end="1268"><strong data-start="1240" data-end="1261">Months of supply:</strong> 3.56</p>

</ul>
<p data-start="1270" data-end="1416">The rise in inventory compared to sales reflects a market where <strong data-start="1334" data-end="1362">buyers feel less urgency</strong> and <strong data-start="1367" data-end="1415">sellers are getting ahead of spring activity</strong>.</p>
<p data-start="1418" data-end="1511">This isn’t weakness — it’s a sign of a market that’s becoming healthier and more predictable.</p>
<hr data-start="1513" data-end="1516" />
<h2 data-start="1518" data-end="1565"> </h2>
<h2 data-start="1518" data-end="1565"><strong data-start="1521" data-end="1565">Why High-Density Homes Are Slowing First</strong></h2>
<p data-start="1567" data-end="1657">Row homes and apartment condominiums saw the <strong data-start="1612" data-end="1656">largest year-over-year declines in sales</strong>.</p>
<p data-start="1659" data-end="1663">Why?</p>
<ul data-start="1665" data-end="1801">
<li data-start="1665" data-end="1695">
<p data-start="1667" data-end="1695">Increased resale inventory</p>

<li data-start="1696" data-end="1741">
<p data-start="1698" data-end="1741">Ongoing competition from new construction</p>

<p data-start="1744" data-end="1801">More choice across resale, rental, and new-home markets</p>
</li>
</ul>
<p data-start="1803" data-end="2024">With more options available, buyers are no longer rushing — especially in higher-density segments. This has pushed months of supply higher for row and apartment homes, while detached properties remain relatively balanced.</p>
<hr data-start="2026" data-end="2029" />
<h2 data-start="2031" data-end="2094"> </h2>
<h2 data-start="2031" data-end="2094"><strong data-start="2034" data-end="2094">Home Prices: Stable Month-to-Month, Lower Year-Over-Year</strong></h2>
<p data-start="2096" data-end="2219">The <strong data-start="2100" data-end="2137">total residential benchmark price</strong> in Calgary closed January at <strong data-start="2167" data-end="2179">$554,400</strong>, nearly <strong data-start="2188" data-end="2218">5% lower than January 2025</strong>.</p>
<p data-start="2221" data-end="2286">However, it’s important to understand what’s driving that number.</p>
<p data-start="2288" data-end="2333">Price adjustments are being led primarily by:</p>
<ul data-start="2334" data-end="2378">
<li data-start="2334" data-end="2362">
<p data-start="2336" data-end="2362"><strong data-start="2336" data-end="2362">Apartment condominiums</strong></p>

<p data-start="2380" data-end="2510">Detached and semi-detached homes are seeing much smaller changes and, in many cases, are holding relatively steady month-to-month.</p>
<hr data-start="2512" data-end="2515" />
<h2 data-start="2517" data-end="2569"> </h2>
<h2 data-start="2517" data-end="2569"><strong data-start="2520" data-end="2569">Detached Homes: Still the Most Stable Segment</strong></h2>
<p data-start="2571" data-end="2624">Detached homes continue to anchor the Calgary market.</p>
<ul data-start="2626" data-end="2752">
<li data-start="2626" data-end="2643">

<p data-start="518" data-end="698">Winter in <strong data-start="528" data-end="551">Calgary and Airdrie</strong> is often misunderstood. <h1 data-start="584" data-end="667"><strong data-start="586" data-end="667">January 2026 Calgary &amp; Area Real Estate Market Update: A Shift Toward Balance</strong></h1>
<p data-start="669" data-end="861">As we step into 2026, the Calgary, Airdrie, and surrounding area real estate market is entering a noticeably different phase than what many homeowners have experienced over the past few years.</p>
<p data-start="863" data-end="1078">December 2025 marked a continued shift toward <strong data-start="909" data-end="944">more balanced market conditions</strong> — a change that brings opportunity, clarity, and choice, especially for families and move-up buyers who value planning over pressure.</p>
<p data-start="1080" data-end="1198">Rather than focusing on headlines, let’s look at what the numbers actually mean for real people making real decisions.</p>
<hr data-start="1200" data-end="1203" />
<h2 data-start="1205" data-end="1250"> </h2>
<h2 data-start="1205" data-end="1250"><strong data-start="1208" data-end="1250">A More Balanced Market Is Taking Shape</strong></h2>
<p data-start="1252" data-end="1551">Across the Calgary region, inventory levels rose steadily through the end of 2025. In the <strong data-start="1342" data-end="1361">City of Calgary</strong>, inventory closed December at <strong data-start="1392" data-end="1417">3,860 active listings</strong>, pushing months of supply to <strong data-start="1447" data-end="1462">3.43 months</strong> — a meaningful move away from the extreme seller-market conditions seen in recent years.</p>
<p data-start="1553" data-end="1633">This shift doesn’t signal weakness. Instead, it reflects a healthier pace where:</p>
<ul data-start="1634" data-end="1774">
<li data-start="1634" data-end="1662">
<p data-start="1636" data-end="1662">Buyers have more options</p>
</li>
<li data-start="1663" data-end="1722">
<p data-start="1665" data-end="1722">Sellers benefit from thoughtful pricing and preparation</p>
</li>
<li data-start="1723" data-end="1774">
<p data-start="1725" data-end="1774">Decisions feel less rushed and more intentional</p>
</li>
</ul>
<p data-start="1776" data-end="2002">The <strong data-start="1780" data-end="1810">benchmark price in Calgary</strong> closed December at approximately <strong data-start="1844" data-end="1856">$554,700</strong>, showing modest year-over-year growth while remaining relatively stable month to month — a sign that demand is still present, just more measured.</p>
<hr data-start="2004" data-end="2007" />
<h2 data-start="2009" data-end="2077"> </h2>
<h2 data-start="2009" data-end="2077"><strong data-start="2012" data-end="2077">How This Looks in Airdrie, Cochrane &amp; Surrounding Communities</strong></h2>
<h3 data-start="2079" data-end="2094"><strong data-start="2083" data-end="2094">Airdrie</strong></h3>
<p data-start="2095" data-end="2435">Airdrie saw inventory rise to <strong data-start="2125" data-end="2148">304 active listings</strong>, with months of supply at <strong data-start="2175" data-end="2183">3.58</strong>. Increased competition from new construction and more resale options has created conditions that reward strategy rather than speed. The benchmark price closed December around <strong data-start="2359" data-end="2371">$511,200</strong>, reflecting a slight softening compared to earlier in the year.</p>
<h3 data-start="2437" data-end="2453"><strong data-start="2441" data-end="2453">Cochrane</strong></h3>
<p data-start="2454" data-end="2727">Cochrane transitioned into more balanced territory by the end of 2025, with months of supply reaching <strong data-start="2556" data-end="2564">5.09</strong>. Despite higher inventory levels, prices remained resilient, supported by demand for newer resale homes. The benchmark price closed at approximately <strong data-start="2714" data-end="2726">$560,600</strong>.</p>
<h3 data-start="2729" data-end="2774"><strong data-start="2733" data-end="2774">Chestermere, Okotoks &amp; Regional Areas</strong></h3>
<p data-start="2775" data-end="3093">Many surrounding communities continued to experience varied conditions. Areas with historically tight supply — such as Okotoks — remain relatively competitive, while others are offering more breathing room for buyers. This variation highlights why local expertise and community-specific strategy matter more than ever.</p>
<hr data-start="3095" data-end="3098" />
<h2 data-start="3100" data-end="3140"> </h2>
<h2 data-start="3100" data-end="3140"><strong data-start="3103" data-end="3140">What This Market Means for Buyers</strong></h2>
<p data-start="3142" data-end="3289">For buyers, especially families and move-up purchasers, today’s conditions offer something that’s been scarce in recent years: <strong data-start="3269" data-end="3288">choice and time</strong>.</p>
<p data-start="3291" data-end="3320">With higher inventory levels:</p>
<ul data-start="3321" data-end="3448">
<li data-start="3321" data-end="3353">
<p data-start="3323" data-end="3353">Buyers can be more selective</p>
</li>
<li data-start="3354" data-end="3404">
<p data-start="3356" data-end="3404">Conditions can be structured more thoughtfully</p>

<li data-start="3405" data-end="3448">
<p data-start="3407" data-end="3448">Due diligence matters — and is possible</p>
</li>
</ul>
<p data-start="3450" data-end="3604">This doesn’t mean waiting indefinitely, but it does mean buyers can focus on <strong data-start="3527" data-end="3566">fit, lifestyle, and long-term value</strong>, rather than reacting under pressure.</p>
<hr data-start="3606" data-end="3609" />
<h2 data-start="3611" data-end="3652"> </h2>
<h2 data-start="3611" data-end="3652"><strong data-start="3614" data-end="3652">What This Market Means for Sellers</strong></h2>
<p data-start="3654" data-end="3770">For sellers, success in this market is less about urgency and more about <strong data-start="3727" data-end="3769">presentation, pricing, and positioning</strong>.</p>
<p data-start="3772" data-end="3787">Homes that are:</p>
<ul data-start="3788" data-end="3862">
<li data-start="3788" data-end="3809">
<p data-start="3790" data-end="3809">Properly prepared</p>

<hr data-start="4029" data-end="4032" />
<h2 data-start="4034" data-end="4077"> </h2>
<h2 data-start="4034" data-end="4077"><strong data-start="4037" data-end="4077">Why January Is the Best Time to Plan</strong></h2>
<p data-start="4079" data-end="4143">January is often quieter — and that’s exactly why it’s powerful.</p>
<p data-start="4145" data-end="4212">The most confident spring and summer moves usually start now, with:</p>
<ul data-start="4213" data-end="4351">
<li data-start="4213" data-end="4252">
<p data-start="4215" data-end="4252">A clear understanding of home value</p>

<li data-start="4290" data-end="4351">
<p data-start="4292" data-end="4351">Strategic decisions around buying first vs. selling first</p>
</li>
</ul>
<p data-start="4353" data-end="4502">Waiting until activity increases often means decisions feel rushed. Planning early allows you to move forward with confidence when the time is right.</p>
<hr data-start="4504" data-end="4507" />
<h2 data-start="4509" data-end="4530"> </h2>
<h2 data-start="4509" data-end="4530"><strong data-start="4512" data-end="4530">Final Thoughts</strong></h2>
<p data-start="4532" data-end="4610">The Calgary and area real estate market is not cooling — it’s <strong data-start="4594" data-end="4609">normalizing</strong>.</p>
<p data-start="4612" data-end="4846">Balanced conditions favour informed decisions, thoughtful strategy, and clear communication. Whether you’re planning a move in the coming months or simply staying informed, understanding today’s market gives you more control tomorrow.</p>

Standing there, boots on the ground for the first time, I felt equal parts excitement and reverence. None of us truly knew what was ahead — only why we were there.</p>
<p data-start="2042" data-end="2332">We walked through wide stretches of rice paddies and small villages, the heat already pressing in. The humidity was immediate and unrelenting. Sweat soaked through everything. By mid-day, my skin was already reacting — a painful heat rash that would follow me for the remainder of the trek.</p>
<p data-start="2334" data-end="2713">Each day included a midday pause, and with it, the reading of a letter — a deeply personal story written by one of our fellow trekkers, sharing their lived experience with domestic violence. Sitting together in the heat, listening, I felt those words land heavy in my chest. These weren’t abstract stories. They were real. They were raw. And they were the reason we were walking.</p>
<p data-start="2715" data-end="2942">That night, we camped beside a temple. Sleep came in fragments. Dogs barked. Roosters announced themselves whenever they pleased. Monks began chanting before sunrise. It was loud, humid, uncomfortable — and strangely grounding.</p>
<hr data-start="2944" data-end="2947" />
<h2 data-start="2949" data-end="3004"> </h2>
<h2 data-start="2949" data-end="3004"><strong data-start="2952" data-end="3004">Day 2 – Carrying Stories Forward (Approx. 17 km)</strong></h2>
<p data-start="3006" data-end="3204"><img data-recalc-dims="1" loading="lazy" decoding="async" class="alignleft wp-image-49787 size-medium" src="https://i0.wp.com/taramolina.com/wp-content/uploads/2026/01/Cambodia-Trek-PNUT3026.jpg?resize=300%2C200&#038;ssl=1" alt="" width="300" height="200" />By day two, we had found a rhythm. We walked. We talked. We shared snacks, laughter, and long stretches of silence. Conversations deepened quickly — the kind that usually take years, not kilometres.</p>
<p data-start="3206" data-end="3379">The heat intensified, and my body was struggling. The rash burned. Sleep deprivation was catching up with me. But something stronger than discomfort kept pulling me forward.</p>
<p data-start="3381" data-end="3754">At lunch, we gathered again to hear another letter. Listening to these stories day after day was incredibly difficult. You never knew what you were about to hear, only that it would demand something of you — presence, empathy, restraint, compassion. I didn’t read the letters, but I felt every word of them. They stayed with me long after we stood up and continued walking.</p>
<p data-start="3756" data-end="3955">That afternoon reminded me why this trek mattered. This wasn’t about endurance for the sake of endurance. It was about awareness. About listening. About walking so others wouldn’t have to walk alone.</p>
<hr data-start="3957" data-end="3960" />
<h2 data-start="3962" data-end="4029"> </h2>
<h2 data-start="3962" data-end="4029"><strong data-start="3965" data-end="4029">Day 3 – The Hardest Climb, The Deepest Bonds (Approx. 20 km)</strong></h2>
<p data-start="4031" data-end="4087"><img data-recalc-dims="1" loading="lazy" decoding="async" class="alignleft wp-image-49796 size-medium" src="https://i0.wp.com/taramolina.com/wp-content/uploads/2026/01/Cambodia-Trek-PNUT3973.jpg?resize=300%2C200&#038;ssl=1" alt="" width="300" height="200" />Day three was, without question, the hardest physically.</p>
<p data-start="4089" data-end="4378">We left our campsite and began climbing into the <strong data-start="4138" data-end="4157">Kulen Mountains</strong>, navigating steep inclines, rocky paths, and dense jungle. The humidity was suffocating. Every step felt heavier than the last. We encouraged each other constantly — small gestures, quiet check-ins, shared determination.</p>
<p data-start="4380" data-end="4720">Lunch that day was simple and humbling — eaten beneath a stilted home while children watched curiously and chickens wandered nearby. Then we sat together again to hear another letter. This one carried immense loss. The kind that silences a group. We cried. We hugged. And we held space for grief that no one should ever have to carry alone.</p>
<p data-start="4722" data-end="5086">By the time we reached camp, exhausted after nearly <strong data-start="4774" data-end="4791">20 kilometres</strong>, there was a river running through the site — considered sacred by the local community. Without hesitation, we climbed in. Fully clothed. Washing off sweat, dust, tears, and fatigue. We washed each other’s hair. We laughed. We rested. It was one of the most human moments of the entire journey.</p>
<hr data-start="5088" data-end="5091" />
<h2 data-start="5093" data-end="5158"> </h2>
<h2 data-start="5093" data-end="5158"><strong data-start="5096" data-end="5158">Day 4 – Sacred Ground and Quiet Resilience (Approx. 20 km)</strong></h2>
<p data-start="5160" data-end="5439"><img data-recalc-dims="1" loading="lazy" decoding="async" class="wp-image-49855 size-medium alignleft" src="https://i0.wp.com/taramolina.com/wp-content/uploads/2026/01/Cambodia-Trek-IMG_9187.jpg?resize=300%2C169&#038;ssl=1" alt="" width="300" height="169" />We began day four early, visiting a temple where we removed our boots, held lotus flowers, and climbed stone stairs to a <strong data-start="5281" data-end="5335">giant Buddha carved directly into the mountainside</strong>. It was a moment of reflection and gratitude — for strength, for safety, for the ability to keep going.</p>
<p data-start="5441" data-end="5726">The day unfolded through rivers, waterfalls, and thick jungle. Our guide cleared paths ahead of us with a machete, cutting through vines and roots. At one point, we shared the road with a farmer and his water buffalo. Our guide joked that we all smelled the same — and he wasn’t wrong.</p>
<p data-start="5728" data-end="5954">The heat was relentless. My body was tired. Sleep had been scarce all week. But by this point, the connections we had formed carried us forward. We weren’t just individuals anymore — we were a group moving with shared purpose.</p>
<p data-start="5956" data-end="6045">That night, we arrived at our final temple campsite. Quietly aware that the end was near.</p>
<hr data-start="6047" data-end="6050" />
<h2 data-start="6052" data-end="6113"> </h2>
<h2 data-start="6052" data-end="6113"><strong data-start="6055" data-end="6113">Day 5 – A Finish Line Full of Meaning (Approx. 7.5 km)</strong></h2>

<p data-start="6189" data-end="6428">We thanked the incredible local staff who supported us every step of the way — cooking, setting up camp, and caring for us in ways we’ll never forget. Then we walked one last time, enjoying the sunshine, the rice fields, and the stillness.</p>
<p data-start="6430" data-end="6456">Suddenly, there was music.</p>
<p data-start="6458" data-end="6761">What I first thought was a village celebration quickly revealed itself to be for us. Locals sang and danced, guiding us toward the finish line. One by one, we received our medals. There were tears, smiles, hugs, and an overwhelming sense of pride — not just in what we completed, but in <em data-start="6745" data-end="6750">why</em> we did it.</p>
<p data-start="6763" data-end="7060">Later that day, we explored <strong data-start="6791" data-end="6805">Angkor Wat</strong>, followed by <strong data-start="6819" data-end="6856">Ta Prohm (the Tomb Raider temple)</strong> and the <strong data-start="6865" data-end="6887">Buddha Face Temple</strong>. Standing inside Angkor Wat — a place that once anchored one of the largest cities in the world — was awe-inspiring. History, humanity, and resilience all layered together.</p>
<p data-start="7062" data-end="7200">That night ended with real beds, long showers, a massage, and a final dinner together — a celebration of everything we had walked through.</p>
<hr data-start="7202" data-end="7205" />
<h2 data-start="7207" data-end="7236"> </h2>
<h2 data-start="667" data-end="696"><strong data-start="670" data-end="696">What This Trek Gave Me</strong></h2>
<p data-start="698" data-end="813">This was my very first trek — and while it was incredibly challenging, I know without question it won’t be my last.</p>
<p data-start="815" data-end="1198">I stepped far outside my comfort zone. I’m naturally introverted and shy, and being surrounded by nearly thirty people, twenty-four hours a day, in some of the most intimate and vulnerable conditions imaginable felt overwhelming at times. There was no space to retreat, no familiar comforts to hide behind — only the trail, the heat, the exhaustion, and the people walking beside me.</p>
<p data-start="1200" data-end="1264">What surprised me most was what I discovered in that discomfort.</p>
<p data-start="1266" data-end="1559">I realized how strong I truly am. I learned that even when something feels intimidating or unfamiliar, I can do hard things — especially when supported by others. Over those five days, I built bonds that formed quickly but deeply, connections rooted in shared purpose, honesty, and compassion.</p>
<p data-start="1561" data-end="1935">The trek also gave me something I didn’t know I needed: space to reflect and heal. Hearing the stories shared each day — stories of survival, resilience, and pain — allowed me to process parts of my own experience with domestic violence in ways I hadn’t before. Walking, listening, and simply being present created room for growth that felt both challenging and restorative.</p>
<p data-start="1937" data-end="2046">I came home changed — more grounded, more open, and more aware of my own capacity for courage and connection.</p>
<p data-start="2048" data-end="2289">Most of all, this journey reinforced my belief that when we show up for one another, speak openly, and keep moving forward together — one step at a time — meaningful change is possible. And that hope is something I will carry with me always.</p>

<h3 data-start="474" data-end="548"><em data-start="478" data-end="548">Balanced Conditions, More Choice, and Key Shifts Heading Into Winter</em></h3>
<p data-start="550" data-end="884">As we step into the winter season, the <strong data-start="589" data-end="619">Calgary real estate market</strong> continues to show signs of stabilization — even as inventory levels climb and buyer opportunities expand. Whether you’re planning to buy, sell, or invest in 2026, November’s data reveals important trends that every homeowner and future homeowner should understand.</p>
<p data-start="886" data-end="1110">Here’s your in-depth, easy-to-follow breakdown of what’s happening in the <strong data-start="960" data-end="986">Calgary housing market</strong>, including detached, semi-detached, row, and apartment sectors — plus regional insights for Airdrie, Cochrane, and Okotoks.</p>
<hr data-start="1112" data-end="1115" />
<h1 data-start="1117" data-end="1205"><strong data-start="1119" data-end="1205">Calgary Market Overview: More Inventory, More Choice, and Slower Seasonal Activity</strong></h1>
<p data-start="1207" data-end="1248">In November, the Calgary market recorded:</p>
<ul data-start="1250" data-end="1503">
<li data-start="1250" data-end="1269">
<p data-start="1252" data-end="1269"><strong data-start="1252" data-end="1267">1,553 sales</strong></p>
</li>
<li data-start="1270" data-end="1296">
<p data-start="1272" data-end="1296"><strong data-start="1272" data-end="1294">2,251 new listings</strong></p>
</li>
<li data-start="1297" data-end="1373">
<p data-start="1299" data-end="1373">A sales-to-new-listings ratio of <strong data-start="1332" data-end="1339">69%</strong>, indicating balanced conditions</p>
</li>
<li data-start="1374" data-end="1435">
<p data-start="1376" data-end="1435"><strong data-start="1376" data-end="1401">5,581 active listings</strong> — <strong data-start="1404" data-end="1418">28% higher</strong> than last year</p>
</li>
<li data-start="1436" data-end="1503">
<p data-start="1438" data-end="1503"><strong data-start="1438" data-end="1458">Benchmark price:</strong> <strong data-start="1459" data-end="1471">$559,000</strong> (down nearly 5% year-over-year)</p>
</li>
</ul>
<p data-start="1505" data-end="1679">The rise in inventory is giving buyers more breathing room compared to the intense seller’s markets of the past few years. However, the impact varies widely by property type.</p>
<p data-start="1681" data-end="2064">CREB® Chief Economist Ann-Marie Lurie notes that higher supply is being driven largely by the <strong data-start="1775" data-end="1804">row and apartment sectors</strong>, where new construction is feeding more resale options into the market — especially late in the year. While apartment and some row homes are seeing <strong data-start="1953" data-end="1982">buyer’s market conditions</strong>, detached and semi-detached remain <strong data-start="2018" data-end="2041">relatively balanced</strong> across most districts.</p>
<hr data-start="2066" data-end="2069" />
<h1 data-start="2071" data-end="2144"><strong data-start="2073" data-end="2144">Detached Homes: Stable, Balanced, and Still Holding Long-Term Value</strong></h1>
<p data-start="2146" data-end="2338">Detached sales reached <strong data-start="2169" data-end="2182">823 units</strong>, only slightly below last year. New listings have eased, but inventory remains elevated compared to 2024 — now more in line with long-term seasonal trends.</p>
<p data-start="2340" data-end="2355">Key highlights:</p>
<ul data-start="2357" data-end="2579">
<li data-start="2357" data-end="2413">
<p data-start="2359" data-end="2413"><strong data-start="2359" data-end="2379">Benchmark price:</strong> $733,000 (↓2% YoY, but ↑1% YTD)</p>
</li>
<li data-start="2414" data-end="2460">
<p data-start="2416" data-end="2460"><strong data-start="2416" data-end="2437">Months of supply:</strong> ~3 months → balanced</p>
</li>
<li data-start="2461" data-end="2579">
<p data-start="2463" data-end="2579">Price softening is mostly concentrated in <strong data-start="2505" data-end="2536">NE, North, and East Calgary</strong>, where new-build competition is strongest.</p>
</li>
</ul>
<p data-start="2581" data-end="2821"><strong data-start="2581" data-end="2599">What it means:</strong><br data-start="2599" data-end="2602" />Detached homes continue to be one of Calgary’s most resilient segments. Seasonal softening is expected, but long-term values remain strong. Sellers who prep and price strategically are still achieving excellent results.</p>
<hr data-start="2823" data-end="2826" />
<h1 data-start="2828" data-end="2890"><strong data-start="2830" data-end="2890">Semi-Detached Homes: Strongest Year-to-Date Price Growth</strong></h1>
<p data-start="2892" data-end="3061">Semi-detached homes held steady with sales similar to last November, but higher-than-usual new listings pushed inventory to its highest November level in <strong data-start="3046" data-end="3060">five years</strong>.</p>
<ul data-start="3063" data-end="3270">
<li data-start="3063" data-end="3123">
<p data-start="3065" data-end="3123"><strong data-start="3065" data-end="3085">Benchmark price:</strong> $671,700 (flat YoY, ↓ slightly MoM)</p>
</li>
<li data-start="3124" data-end="3200">
<p data-start="3126" data-end="3200"><strong data-start="3126" data-end="3147">YTD price growth:</strong> Nearly <strong data-start="3155" data-end="3161">3%</strong>, the strongest of all property types</p>

</li>
</ul>
<p data-start="3272" data-end="3392">The <strong data-start="3276" data-end="3291">City Centre</strong> leads the pack with <strong data-start="3312" data-end="3337">4% annual price gains</strong>, helping offset slight declines in northern districts.</p>
<p data-start="3394" data-end="3611"><strong data-start="3394" data-end="3412">What it means:</strong><br data-start="3412" data-end="3415" />This category remains a favourite among move-up buyers and downsizers seeking more space without the detached price tag. Balanced conditions provide opportunities on both sides of the transaction.</p>
<hr data-start="3613" data-end="3616" />
<h1 data-start="3618" data-end="3666"><strong data-start="3620" data-end="3666">Row Homes: More Supply = Price Adjustments</strong></h1>
<p data-start="3668" data-end="3786">Row home sales eased to <strong data-start="3692" data-end="3705">257 units</strong>, still above long-term norms but notably lower than last year’s record November.</p>
<ul data-start="3788" data-end="3965">
<li data-start="3788" data-end="3843">
<p data-start="3790" data-end="3843"><strong data-start="3790" data-end="3810">Inventory levels</strong> are the highest since <strong data-start="3833" data-end="3841">2018</strong></p>
</li>
<li data-start="3844" data-end="3916">
<p data-start="3846" data-end="3916"><strong data-start="3846" data-end="3867">Months of supply:</strong> Slightly elevated for three consecutive months</p>

</li>
</ul>
<p data-start="3967" data-end="4051">While some declines are seasonal, year-to-date pricing is now <strong data-start="4029" data-end="4050">below 2024 levels</strong>.</p>
<p data-start="4053" data-end="4218"><strong data-start="4053" data-end="4071">What it means:</strong><br data-start="4071" data-end="4074" />Buyers have increasing leverage in this segment. Sellers should position carefully and expect more negotiation compared to the past three years.</p>
<hr data-start="4220" data-end="4223" />
<h1 data-start="4225" data-end="4285"><strong data-start="4227" data-end="4285">Apartment Condominiums: The Most Buyer-Friendly Market</strong></h1>
<p data-start="4287" data-end="4354">The apartment sector continues to be the most supply-heavy segment:</p>
<ul data-start="4356" data-end="4495">
<li data-start="4356" data-end="4400">
<p data-start="4358" data-end="4400"><strong data-start="4358" data-end="4398">Inventory hit a record November high</strong></p>

</ul>
<p data-start="4497" data-end="4602">The largest price declines occurred in the <strong data-start="4540" data-end="4560">North East (↓5%)</strong>, while the <strong data-start="4572" data-end="4589">West district</strong> held steady.</p>
<p data-start="4604" data-end="4795"><strong data-start="4604" data-end="4622">What it means:</strong><br data-start="4622" data-end="4625" />Buyers have exceptional choice and negotiating power.
