Moving From Winnipeg To Calgary? Tara Grew Up In Charleswood.
Tara grew up in Winnipeg. So we know what you are leaving, what you will miss, and the part of this move nobody tells Manitobans about: in Calgary, the house usually costs more.
Tara Molina Real Estate Group helps people moving from Winnipeg and the rest of Manitoba to Calgary and Airdrie find the right community and buy, often before they arrive. Led by Tara Molina, REALTOR® CCS®, who grew up in Winnipeg, and brokered by Royal LePage Benchmark, serving Calgary, Airdrie and all surrounding communities.

Winnipeg Roots Run Deep. What Does That Mean For Your Move?
Tara grew up in Charleswood, with family in St. James. She cheered for the Winnipeg Blue Bombers, and hosted the Sunday Night Cruise on Power 97 as Tara Lynn.

Then Calgary, For The Summer.
Why she stayed, and the prairie family on both sides.
Then New York City, then Winnipeg again, and in 2003, Calgary, for the summer, supposedly. What kept her here was the room to build. She has been an entrepreneur since she arrived, building from scratch and watching it grow. Airdrie followed in 2005.
Her husband Trevor grew up in Yorkton, Saskatchewan, so this is a prairie family on both sides. Tara still loves it when a referral comes from Winnipeg. The prairies are full of kind and wonderful people, and helping them make this move is one of the best parts of the job.
“Tara handled all of these issues without missing a beat, she didn’t get phased or upset, she was extremely professional and ensured we were not taken advantage of.”

What Do You Lose, And What Do You Get, Moving From Winnipeg?
The people who settle happily are the ones who went in clear eyed, so here is the trade, plainly.
What You’ll Miss
- Family a long day of driving away, about 1,320 km to Winnipeg
- Lower house prices. Your budget does not stretch as far here
- The lake in summer, and the friends you grew up with there
What Surprises People
- Chinooks: a warm wind that can break a cold snap in an afternoon
- Banff and Kananaskis at roughly ninety minutes
- No provincial sales tax. You pay 5% GST and that is it
- Lower provincial income tax rates than Manitoba
- A bigger job market, and room to build a business
We won’t pretend Calgary is cheaper than Winnipeg. It isn’t. What usually changes the math is the job, the taxes and what you would pay to get into a market this size anywhere else.
What Costs More In Calgary, And What Costs Less?
Costs go both ways. The house costs more here. Closing costs and everyday taxes are where Manitobans get some of it back.
Those are different measures, but the gap is real.
What you save is on the closing and the cost of living. Manitoba charges land transfer tax on every purchase. Alberta does not: you pay a land titles registration fee instead.
Manitoba land transfer tax on a $500,000 purchase, due on closing.
Land Titles registration for the transfer and an 80% mortgage, at the fees in place since October 2024. No transfer tax.
No Provincial Sales Tax
Manitoba adds 7% retail sales tax on top of 5% GST. In Alberta it is 5% GST only, on everything you buy.
Lower Provincial Income Tax
For 2026, Alberta’s provincial rates run from 8% to 15%. Manitoba’s run from 10.8% to 17.4%. Your province on 31 December sets the rate for the whole year.
Health Coverage Carries Over
Manitoba covers you for the month you move and the two months after. Alberta coverage starts on the first day of the third month, so register within three months and there is no gap.
90 Days For Your Licence
Exchange your Manitoba driver’s licence and register your vehicle in Alberta within 90 days. Bringing a vehicle in means an out of province inspection first.

Where every number on this page comes from.
Here is the honest version. Homes cost more in Calgary than in Winnipeg. In September 2026 CREB put the Calgary benchmark for a detached home at $739,400, while the average detached sale in Winnipeg in August 2026 was $439,216. Those are different measures, but the gap is real.

Questions Manitoba Buyers Ask About Moving To Calgary
Is Calgary more expensive than Winnipeg?
Yes. Calgary homes cost more than Winnipeg homes at most price points. In September 2026 the Calgary detached benchmark was $739,400, against an average detached sale of $439,216 in Winnipeg in August 2026. Airdrie and some Calgary communities close part of that gap. Tell us your budget and we will tell you what it buys on which street.
Do I pay land transfer tax in Alberta?
No. Alberta has no land transfer tax. You pay a land titles registration fee for the transfer and the mortgage, about $1,000 on a $500,000 home with an 80% mortgage at the fees in place since October 2024. The Manitoba land transfer tax on the same purchase is $7,650.
How far is Calgary from Winnipeg?
About 1,320 km by road, a long day or two of driving along the Trans Canada, or under two hours in the air.
Is the winter worse than Winnipeg?
Usually it is milder. Calgary gets chinooks, warm westerly winds that can lift the temperature dramatically in a few hours and melt the snow, which Winnipeg does not get. It still gets cold, and it can snow in May.
Will I have a gap in health coverage?
Not if you register on time. Manitoba covers you for the month you move and the next two months, and Alberta coverage begins on the first day of the third month after you arrive. Register with Alberta Health Care within three months.
Should I rent first?
If you don’t know the city, six months renting in the area you think you want is rarely a mistake. It costs some money and saves you from buying in the wrong quadrant, which costs a great deal more.
Can I buy a home in Calgary or Airdrie while I still live in Winnipeg?
Yes. Plenty of our clients buy before they arrive. We start you with an Alberta pre approval through a broker who understands out of province income, walk homes for you live on video, and tell you what the street is actually like. Book a relocation call and tell us your timing.
Does Alberta have a provincial sales tax?
No. Manitoba adds 7% retail sales tax on top of 5% GST. In Alberta you pay 5% GST only, on everything you buy.
How long do I have to switch my Manitoba driver’s licence?
Exchange your Manitoba driver’s licence and register your vehicle in Alberta within 90 days. Bringing a vehicle in means an out of province inspection first.
Where should I look in Calgary or Airdrie if I am moving from Winnipeg?
It depends what you are replacing. Airdrie suits a smaller city feel, Royal Oak and Rocky Ridge put the mountains close, Marda Loop and Altadore suit walking places, and Cochrane is a foothills town. Give us three days before you commit and we will build the route.
