We Had A Deal On This House. It Fell Apart.

The first open house did what it was supposed to do. An offer came in right afterward, the sellers accepted, and then it did not complete. The issue sat on the buyer's side, which is the version of a collapsed deal a seller can do nothing about and still has to live through.

A house that comes back on the market after a failed sale carries a question mark it did not have the first time. Buyers ask what was wrong with it. Agents ask what the inspection found. Nothing was wrong with it, and none of that mattered, because the market only sees that the sign went back up.

The honest read is that this sale took two runs at it. What we could control was that the second run was not a discount and was not a scramble.

What We Did Second Time

We Ran It Again, The Same Way, On Purpose.

The instinct after a collapsed sale is to change something: drop the price, swap the photos, tell yourself the first plan was wrong. Usually the first plan was not wrong. A buyer's financing or a buyer's circumstances failing is not evidence that a house is overpriced, and reacting as though it is hands the next buyer a discount nobody earned.

So we held a second open house and presented the home exactly as we had the first time, staged, lit and shown properly. A second offer came. It closed at the asking price and it closed on the timeline the sellers had already committed to, which mattered as much as the number did, because they were buying at the same time.

That is the whole method here. Stage it before it lists, show it well, and hold your nerve when something outside your control goes sideways.

Before It Listed

The Staging Happened Before The Photos, Not After The Silence.

Before this home was listed, Tara walked it and staged it, using the sellers' own furniture along with pieces from her own staging collection. That is a normal part of the listing, not an upsell and not a rescue plan brought in after a house has sat.

It matters because a home of this era in Acadia is bought on feel. The floor plan is what it is. What moves a buyer is whether the rooms read as bigger or smaller than they measure, and that is a decision made with furniture placement long before anyone walks through the door.
