Since 2017 we’ve sold 219+ homes in Airdrie and 167+ in Calgary. Which means that when you send us a listing, there’s a fair chance we’ve been inside one on that street, know what it went for, know how long it sat, and know the thing about the block that isn’t in the description.
That’s not a service area on a map. It’s having been there, recently, with a client of our own.
Is It Priced Right?
You get our own record, not three comparables and an instinct. Some homes are worth the ask. Some have been sitting for a reason, and we’ll tell you which is which.
What’s Wrong With It?
Every house has something. We’ll point it out as readily as the good parts, because you’re the one living with it — and because talking you into the wrong house is a terrible way to run a business.

If what you want isn’t listed this week, that isn’t the end of the conversation. There’s no secret database — anyone who tells you otherwise is selling something. What there is, after 500+ sales in these communities, is a lot of people who take our call.
Homes get quietly discussed between agents before they ever hit the MLS®, and we hear about a fair number of them. One of our own listings sold that way — off-market, months after it came off, because an agent we knew picked up the phone.

Worth Knowing
If You Buy One Of Ours, You Still Get Your Own Agent.
Walk into an open house and the agent standing there works for the seller. If they then write your offer, they’re working for both of you at the single moment you most need somebody in your corner.
We don’t do that. If you come to us directly on one of our own listings, another agent on the team represents you properly. It costs us money every time, and we think that’s rather the point.

Questions Buyers Ask Us.
What does it cost me to have you as my agent?
In the great majority of cases the seller’s side covers the commission, so buying with us costs you nothing directly. Where that isn’t the case, you’ll know before you view anything — never after.
Can you show me homes listed by other brokerages?
Yes — any home on the MLS®, whoever has it listed. Our search shows everything on the market, not only ours, which is why you’ll see other brokerages’ names on it. That doesn’t affect our ability to show you the home.
Do I need pre-approval before I start looking?
Not to browse. But you do need one to write a competitive offer, and it tells you what you can actually afford before you fall in love with something you can’t. It’s usually a short conversation with a broker — there are a few we trust on our partners page.
I have a home to sell first. How does that work?
It’s the hardest version of this, and it deserves a proper conversation rather than a rule. Sell first and you’re in the stronger financial position but may end up renting; buy first and it’s easier on the family but costs real money if your home takes longer than you hoped. How fast do I need to move?
Depends entirely on the market. Across every home we sold, the median time on market was seventy-one days in 2018 and fifteen in 2022. In the first you can think it over; in the second, thinking it over is how you lose it. We’ll tell you honestly which one you’re in this month.
What if I want to buy one of your listings?
Another agent on our team represents you, so the listing agent stays on the seller’s side and you have someone genuinely in your corner. We won’t represent both sides unless you specifically ask us to — and even then we’ll tell you plainly what you’re giving up.
Should I buy new or resale?
New gets you exactly what you chose and a warranty; resale gets you established trees, finished landscaping, and a neighbourhood you can walk around before you commit. Builder contracts are also written by the builder’s lawyers, which is worth knowing before you sign one alone. Both are good answers — it depends on your timeline and how much you want to be the person choosing tile.
