Sold • Point McKay, Calgary
705 – 145 Point Drive NW
A hundred and thirty-nine days. It listed in late January 2020, which meant its middle months were March, April and May. Some listings are slow. This one ran into something nobody had priced in.
What Actually Happened
Listed In January 2020. Sold In June.
705 at 145 Point Drive is an 839 square foot one bedroom in Riverside Towers, Point McKay. It sold in June 2020, a hundred and thirty-nine days after listing.
Work the dates backwards and the story tells itself. Late January listing, February showings, and then March arrived. Showings stopped almost entirely across Calgary and the market did not properly restart until well into May. A large part of those hundred and thirty-nine days was a period when nobody in the city was viewing anything.
We publish this one precisely because the explanation is obvious. Most slow listings have a reason too. It is just usually less visible.
What we would say to any seller looking at a long days-on-market figure, ours or anyone else’s, is to ask what the market was doing at the time. A number without a year and a season attached tells you very little.

A one bedroom apartment condo is its own market, separate from the houses most agents talk about. Fewer buyers, more sensitivity to condo fees and reserve fund health, and a purchase that turns on paperwork most people never read. Tara holds the CCS® designation, Certified Condominium Specialist, for exactly that reason.
Selling A Condo?
The Documents Matter More Than The Paint.
On a house, presentation carries most of the weight. On a condo, a buyer’s lawyer will read the reserve fund study, the bylaws and recent board minutes, and any one of those can end a deal that photographs beautifully.
Knowing what is in your building’s documents before you list is the difference between managing a question and being ambushed by it. That is what the condo designation is actually for.
What Would Yours Do?
We will tell you what your home is worth, what it would take to get there, and when it isn’t your moment. No obligation, and no number invented to win your listing.
