Why I Do This
I Started As The Client. Twice. Both Went Badly.
I came to Calgary in 2003 thinking I’d stay one summer. I bought my first home that year, in Tuscany, and sold it in 2004. By the only measure agents publish, the sale went brilliantly: well above asking. What I didn’t get was an agent who asked what I thought. He was aggressive and enormously sure of himself, and once the deal went firm he vanished — leaving an instruction to hire a cleaning service and pay for it myself. I don’t remember receiving a single useful piece of information after that day.
Later that same year I bought again — a Rocky Ridge condo, this time entirely on my own. That agent pushed a quick sale, waved off the inspection, and never explained the difference between titled and assigned parking. I found that out later, the expensive way.
I had been a paycheque. When I got my licence, I brought that feeling with me — and built a team around not doing that to anybody.

Before I was a REALTOR®, I owned a marketing agency for fifteen years and ran it day to day for eleven, and built an audience of more than 40,000 people from scratch. That’s not a personality trait — it’s a distribution channel, and it’s the practical reason a listing of ours reaches people who aren’t scrolling MLS® that week.
Agency work is competitive in a way real estate mostly isn’t. You pitch against three other firms for the same account, in the same room, on the same afternoon — and you either read what the client actually cares about and adjust, or you lose. I did that for eleven years. That is negotiation, and it’s the part of representing a buyer most people never see: knowing when to push, when to concede something that costs you nothing, and when the other side is bluffing.
The selling side is the same skill pointed differently. Most agents list a home and wait for buyers to arrive. I don’t wait — the job is bringing your home to buyers who weren’t looking for it yet. Photography, film, floor plans and a real campaign behind it, aimed at the audience I’ve spent since 2006 building. That’s what a listing strategy is, and it’s why presentation isn’t optional here.
Every agent wants your listing. That’s worth remembering when you weigh anyone’s opinion of what your home is worth — including mine.

What areas do you serve?

What does CCS® mean?
Certified Condominium Specialist — a designation for agents who’ve done additional training on condominium transactions: reserve fund studies, condo documents, board minutes, bylaws, and the difference between titled, assigned and rented parking. It matters because a condo purchase turns on paperwork most people never see until it’s too late. My first condo purchase was in Rocky Ridge in 2004, and nobody explained any of it to me.
How many homes have you sold?
More than 500 since 2017, and every one is published on this site — the eight-day sales and the ones that took months. Top 2% in Canada with Royal LePage in 2025, and Top 1% in 2022 and 2024.
Will you represent the buyer on my listing too?
Not unless you specifically ask. If a buyer comes to me directly, another agent on the team writes their offer so the person you hired stays entirely on your side.
Do you work with first-time buyers and smaller price points?
Yes. My own first condo purchase went badly enough that first-time clients get particular attention. There’s a full first-time buyer guide and a first-time seller guide, both free and both without a form.
