It Took Two Years. There Were Offers That Went Nowhere, And One They Wished They Had Taken.

Most sold pages start at the listing date. This one started roughly two years earlier, and if we only published the finish we would be publishing about a tenth of it.

There were offers written that did not come together. There was more than one moment of looking back at an offer that had come and gone and saying out loud, we should have taken that one. That is a real feeling and it is worth naming, because anyone who has tried to sell a home and buy the next one at the same time has had it.

It is also the honest cost of holding out for the right house rather than the available one. You cannot accept a good offer on your home until you have somewhere to go, and the moment you accept one anyway, the clock starts on a problem you have not solved yet. So you wait. And waiting has a price, and sometimes that price shows up as an offer you will think about later.

Two years is not a delay. It is what it costs to end up in the house you actually wanted instead of the one that happened to be for sale the month you were ready.

The search did not run on alerts. When you know the pocket a family wants and nothing in it is listed, waiting for the MLS to solve the problem is a plan that can take years, and it very nearly did.

Kings Heights is one of southeast Airdrie’s established Melcor communities, built around two reflection ponds, better than five kilometres of pathways, and a stone and timber amphitheatre by the water. Kingsview Market sits a short walk away, which matters more than it sounds: it is the difference between driving for milk and walking for it.

It is also a community with real range, from condos through to detached family homes, so the comparable set for any given house is wider and noisier than in a community built to one price point. A four bedroom home with a finished basement and RV parking is not competing with everything in Kings Heights. It is competing with a much smaller group, and knowing which group that is before the sign goes up is most of the pricing work.
