Stonegate, Airdrie. Four bedrooms, four bathrooms, a fully developed basement and a mature backyard. Listed in a hurry because a builder moved a possession date forward, and sold before the builder moved it back again.

The Plan Worked. Then The Builder Changed The Date Again And They Had To Rent Anyway.
The sellers had bought a new build. Possession was set for September, which gave them a comfortable runway, right up until the phone call that moved it to July.
That is a very different problem. Two months of runway became a matter of weeks, and the home was not ready to list. So we moved: the repairs that needed doing got done, the house was prepared for staging, and it went on the market priced to sell rather than priced to test.
It worked. Showings were heavy and the first offer arrived quickly, with the sale done in 17 days.
And then the builder called again. The new build was delayed to October. The sellers, having sold their home to meet a July date that no longer existed, rented for a couple of months.
We could leave that part out. Most sold pages would. But it is the honest shape of what happened, and it is worth knowing that they were relieved rather than upset, because the alternative was carrying an unsold home into a firm purchase.
Renting for two months is an inconvenience. Owning two homes at once is a different order of problem entirely.
Why The Price Was Set Where It Was
When The Date Is Fixed, You Are Not Pricing For The Best Number. You Are Pricing For Certainty.
Most pricing conversations start with what a home could achieve. This one started somewhere else, because the sellers had a firm purchase and a possession date they did not control.
In that situation, an ambitious list price is not brave, it is expensive. Every week spent testing a number the market will not pay is a week closer to owning two homes, and a price reduction announces to every buyer watching that the seller has a problem. From that point on, the negotiation is about the seller rather than the house.
So we did the opposite. We priced it to be obviously fair on day one, put the work in beforehand so nothing gave a buyer a reason to hesitate, and let volume do the rest. Heavy showings early are what create competition, and competition is what protects the number.
The sellers did the hard part. Every repair, every recommendation, every bit of preparation asked of them, they did. A pricing strategy only works when the home behind it is ready, and this one was.

There is a version of this story where the sellers get the July phone call, panic, and list the house as it stands. It is the common version, and it usually costs more than the repairs would have.
Instead they worked. Fresh paint, carpets professionally steam cleaned, the outstanding fixes handled, the house prepared properly for staging. All of it compressed into the weeks they suddenly had rather than the months they thought they had.
Buyers do not know a seller is on a deadline unless the house tells them. This one did not.

Why Stonegate Holds Its Appeal.
Stonegate is one of Airdrie’s established northwest communities, and established is doing real work in that sentence. The trees are grown in, the streets are finished, the schools and pathways already exist rather than being promised in a later phase. Buyers moving out of newer areas often come looking for exactly that.
It also means the comparable set is a mixed one. Homes here were built across a spread of years and have been maintained to very different standards, so two similar floor plans can be worth genuinely different numbers. That is a problem when you are guessing and an advantage when you have done the work, because a home that is visibly cared for stands apart from the one three streets over that is not.
