The Part We’ll Say Out Loud

This One Was Harder Than It Should Have Been. None Of It Was The House.

Our sellers did not live in Alberta. They were four hours ahead of us, in a house they could not walk through, making decisions about a property they could not stand in. Every conversation had to be booked around a clock that did not line up, and more than one of them started at an hour neither side would have chosen.

Then the connection kept dropping. Signatures that should have taken ten minutes took an afternoon. Documents froze halfway through. There were stretches where the single hardest thing about selling a five bedroom estate home in one of Calgary’s best lake communities was getting two people onto the same video call at the same time.

We are saying that out loud because a sold page that reads like everything went smoothly is not much use to anybody. There were a lot of moving parts on this file, and most of them had nothing to do with the market.

The house drew real interest from the start. The work was everything around it: the timing, the distance, and the fact that the people who owned it could not be in the room.

What Remote Actually Requires

Selling A Home You Cannot Visit Is A Different Job.

When an owner lives in the same city, a great deal of a listing runs on presence. They walk the house before a showing, they notice the light bulb, they meet the trades at the door, and they read a buyer’s hesitation in person. Take that away and every one of those small acts has to be carried by somebody else, or it simply does not happen.

That is the part of remote representation people underestimate. It is not primarily a paperwork problem, although the paperwork is real. It is that the seller loses their own eyes on the property, and the agent becomes the only continuous witness to it. Preparation, access, feedback, condition, the state of the yard, what the home actually smells like on a warm afternoon: all of it now travels through one channel, and it has to travel accurately, because there is nobody on the other end who can go and check.

Add a four hour gap and the channel narrows further. A decision that would take a phone call at four in the afternoon instead waits until the following morning, and in a live negotiation a night is not a neutral thing. The response to that is not to move faster. It is to move earlier: to anticipate what will need deciding, to put the question in front of the sellers before it becomes urgent, and to never let a technical failure be the reason a deadline is missed.

Interest in the property was steady throughout. What kept the file moving was not a clever tactic. It was accepting from the outset that this sale would take more coordination than a local one, building the schedule around that fact, and then absorbing the difference rather than passing it back to people who were already managing a move from four time zones away.

Our sellers had already left the province. That meant no popping back to open a door, no meeting a photographer on the driveway, and no reading a buyer’s face across a kitchen island.
