Why People Choose It

What Is It Like To Live In Bayside, Airdrie?

Bayside sits on Airdrie’s west side, a Genesis built community named for the roughly six kilometres of canals that wind through it. The water is not a feature at the edge. It runs through the middle, part of the city’s stormwater design, and it’s the reason the community looks and feels the way it does.

Many homes back onto the canals or green space, and a hundred kilometres of connected paved pathways run right from the front step. It’s the kind of place where a lot of daily life happens outside: walking, biking and dog walks along the water.

The Canals

Around six kilometres of waterways thread through Bayside and its neighbours. They are part of the City’s stormwater system, and the City of Airdrie says they are not intended for swimming, fishing or kayaking and that skating is not permitted. Enjoy them from the pathway.

Pathways & Green Space

A hundred kilometres of connected paved pathways, with many homes backing water or green space. Walkable, bikeable and dog friendly, and tied into Airdrie’s wider trail network.

Schools

Nose Creek Elementary is within walking distance for much of the community, with further schools across the public and Catholic systems, including W.H. Croxford High. Boundaries change, so confirm current designations before buying on that basis.

The Commute

Roughly 20 minutes to Calgary down the QEII from Bayside’s west side location, with ICE transit an option. Point the car the other way and Big Hill Springs Provincial Park and the mountains are an easy day trip.

Worth Knowing

Why Can Two Similar Bayside Homes Sell So Differently?

Because the water runs through the community rather than around it, two homes of the same size a few streets apart don’t sell the same way. A canal or green space backing, the direction the yard faces, whether there are neighbours behind: these move the number more here than in a standard grid of lots.

That gap is exactly where a price is either made or missed. It’s also why a comparable sales printout, on its own, is a blunt tool in Bayside. Pricing here rewards someone who has actually walked the streets and knows which backings carry a premium and which don’t, which is the whole argument of the sale below.

The Sale People Ask About

Why Do Colleagues Still Ask About 360 Bayside Crescent SW?

In March 2026 we listed 360 Bayside Crescent SW: four bedrooms, 2,616 square feet, and an undeveloped basement. Every comparable home that sold in Bayside had a finished basement. Four of the five had 850 to 1,100 more square feet of finished space, and three backed the canal. On paper, it should have sold for less than all of them.

Measured the only fair way, per finished square foot, it did the opposite. 360 Bayside achieved a higher price per finished square foot than any of them, and it closed in 18 days against a 33 day average, while two rivals asking $895,000 and $899,000 sat unsold.

That’s what knowing Bayside street by street is worth when it’s time to price. The full breakdown, with the comparables, the pricing call, and the marketing behind it, is on the home’s own page.

Colleagues still ask how we got that price for that home. Nobody asks that about a bidding war. They ask it when a house gives up a finished basement, a thousand square feet and a canal, and lands there anyway.

Home Values In Bayside

What Is My Bayside Home Worth?

In Bayside, what a home is worth depends on the specific house more than on the street it sits on. Tara Molina Real Estate Group, brokered by Royal LePage Benchmark, prepares a comparative market analysis (CMA) for any address in Bayside and the neighbouring Bay communities in Airdrie, at no cost and with no obligation to sell.

Because the canals run through the middle of the community, a canal or green space backing, the direction the yard faces and whether there are neighbours behind can move the number more here than in a standard grid of lots. Finished space matters as well: comparing homes per finished square foot is the fair way to weigh a home with an undeveloped basement against one that is fully finished.

Thinking Of Selling

Ask for the CMA before you finish the basement, renovate or pick a date. It tells you what the home would sell for as it sits, and whether the work would come back.

Thinking Of Buying

A list price is the seller’s opinion. Before you write an offer here, ask us what the backing is worth and how the home compares per finished square foot.

Just Curious

No move planned? Ask anyway. A current number is useful for planning or plain peace of mind, and it commits you to nothing.

CMA Or Appraisal?

For a decision about selling or offering, a CMA from a REALTOR® is the tool. For a mortgage, a legal matter or an estate, you will usually be asked for a certified appraisal. Tell us why you need the number and we will say which fits.

How We Arrive At The Number

1

Comparable sales. Recent Bayside sales of homes like yours, matched on backing and compared per finished square foot.

2

Active listings. What is for sale against you right now, because that is the choice a buyer is actually making.

3

Listings that did not sell. Homes that were listed and came off unsold, which show where buyers stopped.

4

The home itself. The backing, the direction the yard faces, the finished space and the condition, seen in person, because a printout cannot tell a canal lot from an interior one.

Afterward, the only thing you will hear from us is what is happening in the real estate market in your own Bayside community. No pressure, no sales pitch, no expectation. Selling in the next year or two? Book a free Pre Sale Walkthrough and we will tell you what to do, what to leave, and what the home would sell for as it sits.

Good To Know

Bayside Real Estate Questions, Answered.

How do I find out what my home in Bayside is worth?

Ask a REALTOR® who has sold in the community for a comparative market analysis. Tara Molina Real Estate Group, brokered by Royal LePage Benchmark, prepares one for any address in Bayside and the neighbouring Bay communities, using recent comparable sales, the active listings you would compete with, and the listings that did not sell.

Does a home evaluation in Bayside cost anything, and do I have to sell?

No, and no. A Bayside home evaluation from our team is at no cost and carries no obligation to list. Many owners ask simply to know where they stand.

How accurate are online home value estimates for Bayside?

They are a starting point. An automated estimate works from public data and averages, so it cannot see condition, upgrades, the backing or which way the yard faces, and in Bayside those can move the number more than square footage does. Treat it as a rough range, then have the number checked against the homes yours would compete with.

Is my City of Airdrie property assessment the same as market value?

No. Alberta property assessments estimate value as of July 1 of the year before the tax year, so the figure on your notice is already dated when it arrives, and it comes from mass appraisal without anyone walking through your home. It is for calculating property tax. It is not a selling price.

What is the difference between a CMA and an appraisal?

A comparative market analysis is a REALTOR®’s opinion of what a home would sell for, used to set a list price or judge an offer. An appraisal is a formal valuation by a designated appraiser, usually required by lenders, courts and estates, and it comes with a fee. For a decision about selling or offering in Bayside, a CMA is the tool. If a bank or lawyer has asked for a value, you likely need an appraisal.

How does an unfinished basement affect a Bayside home’s value?

It lowers the total, not necessarily the value of the finished space. We sold 360 Bayside Crescent SW with an undeveloped basement against comparables that were all finished, and measured per finished square foot it achieved a higher price than any of them. The fair comparison is finished space against finished space.

Can you tell me what a home on my street in Bayside sold for?

We do not publish individual sale prices on this site. As part of a valuation we walk you through the recent sales on your street and around it, and what each one means for your home.

Should I renovate before selling my Bayside home?

Get the valuation first, especially before finishing a basement. We will show you how your home compares per finished square foot, what the work would add, and what the home would sell for as it sits.

I am buying in Bayside. How do I know if a home is priced fairly?

Compare it to recent Bayside sales with the same kind of backing, per finished square foot, and to what else is for sale that week. We run that comparison for buyers before an offer is written.

Can you kayak or skate on the Bayside canals?

The City of Airdrie says no. The canals are part of the stormwater system, and the City says they are not intended for recreational use such as swimming, fishing or kayaking, and that skating is not permitted, because water levels can change suddenly, water quality cannot be assured and there are electric pumps in the system. As of April 2026 there is no fine for paddling or skating, but jumping or diving from bridges into the water carries a $500 fine. The canals are best enjoyed from the pathways beside them. Our Canals guide covers the northern part of the same waterway.

Is Bayside a good community for families?

It’s built for it. Nose Creek Elementary is walkable for much of the community, with more schools across the public and Catholic systems including W.H. Croxford High, plus a hundred kilometres of pathways, parks and playgrounds. Whether it’s the right fit depends on what you’d actually use day to day, and we’ll give you a straight read.

Do canal backing homes sell for more?

Generally, yes. Water and green space backings command a premium, and two similar homes a few streets apart can sell quite differently because of it. That’s the single biggest reason pricing in Bayside is house specific rather than a street average, and it’s worth having someone who knows which backings buyers pay for.

How long is the commute to Calgary?

Roughly 20 minutes down the QEII (Highway 2) from Bayside’s west side location, with peak hour traffic adding to it as it does from anywhere in Airdrie. The ICE transit service runs into Calgary if you’d rather not drive.

Can you still buy a new build in Bayside?

Bayside is largely built out, with limited new build availability as the last phases fill in. Genesis and builders like Calbridge, McKee and Morrison have shaped the community. Increasingly, the way into Bayside is resale, which is where we spend most of our time anyway.

What kinds of homes are in Bayside?

A real range: front attached and laned homes, bungalows, single family homes, and larger executive homes, many with canal or green space backings. That mix, plus the water, is why the community holds its appeal even when the wider Airdrie market softens.
