Selling and buying at the same time? Smart Moves For Smart Families covers sell first or buy first, bridge financing, conditional offers, and how possession dates actually get negotiated.

Start To Sold

How Does Selling A Home In Calgary Or Airdrie Actually Go?

Nobody explains this, and then everyone acts surprised that first time sellers feel lost. So, in order:

  1. 1

    Find Out The Range

Not a number off an algorithm. A range, with the reasoning attached, from what actually happened on your street. Start here.

  2. 2

    Work Out The Timing

If you’re buying as well, this is the whole game, and it has its own guide. If you’re not, it’s simply about which month suits you.

  3. 3

    Get It Ready

We walk the house with you and a stager and tell you what’s worth doing, and, more usefully, what to leave alone.

  4. 4

    Go Live

Photography, film, floor plan, its own page here, and a real campaign behind it. Then showings, and honest feedback whether or not you enjoy hearing it.

  5. 5

    Offers, Then Conditions

Price is one term of several. Deposit, dates and conditions matter too. Once the conditions are waived, it’s firm. That’s the day it’s really sold.

    Firm = Sold
  6. 6

    Lawyer, Then Keys

Signing, discharge, adjustments and possession day. We’ll tell you what to expect before each step rather than after.

Which Is Why We Do It Differently

Conditional Or Firm: When Is My House Actually Sold?

Two words a REALTOR® says a dozen times before lunch. Two words a first time seller has never had to think about. Your house is not sold when you accept an offer. It is sold when the conditions come off and the deal goes firm. Until then the buyer can still walk.

People sign, celebrate, and book the movers on the wrong day of that sequence. That’s not their fault. Nobody slowed down to explain the difference.

So Ask Us The Same Question Ten Ways.

Adjustments, “as is”, inspections, and what happens after the deal goes firm.

So ask us the same question ten different ways. Ask what an adjustment is. Ask what “as is” means on the contract, and what happens if the inspection turns something up. We’ll answer it as many times as you need to hear it, and we won’t make you feel small for asking.

And when the deal goes firm, that is not the moment we go quiet. It’s roughly the halfway point, and you’ll keep hearing from us until the keys change hands. That’s a low bar. It was missed badly enough to change how this business runs.

Whoever you talk to wants your listing, including us. It’s worth knowing that before you weigh anyone’s opinion of what your home is worth. A high number is easy to name to win the business; you find out it was wrong six weeks later, when the price drop is the only move left.

Money, Plainly

What Does It Cost To Sell A House In Alberta?

The sale price is not the cheque. Here’s the honest shape of the gap between them, and you’ll have your own full figure in writing before you commit to anything.

Commission

Negotiable in Alberta, and always has been: there is no set rate, whatever anyone implies. Ask what it covers, ask what happens if a buyer comes without an agent, and get the answer in writing.

Your Lawyer

Conveyancing, title transfer and the paperwork on possession day. Not optional, not enormous, and far easier to budget for at the start than to discover at the end.

Your Mortgage

Discharging it is routine. Breaking a term early is not. The penalty can be significant, and it depends on your lender and your remaining term. Find out the number before you list, not after you’ve accepted.

Getting It Ready

Paint, repairs, a stager, and the small things buyers fixate on. Presentation moves the number. A new kitchen usually doesn’t return what it costs on the way out. We’d rather name the three things worth doing than watch you spend forty thousand dollars.

Not Selling For Another Year? Talk To Us Now Anyway.

The useful conversation is the early one: what to fix, what not to bother with, and what your street has actually been doing. That is exactly what the free Pre Sale Walkthrough is for. We’re quite happy being useful a year early.

Our home evaluations are free too, with no obligation to list or to work with us afterward. The only follow up from us is what is happening in the real estate market in your own community. No pressure, no sales pitch.

Why We Take This Seriously

Her First Sale Was In Tuscany, Calgary. It Went Brilliantly.

That isn’t sarcasm. Tara listed, the house sold well above asking, and she was thrilled. By the measure that usually gets published, the sale price, it was a complete success.

Here is what she didn’t get: an agent who asked what she thought, or whether she had any questions. He was aggressive and enormously sure of himself, and the whole thing felt like being pushed along by a man who had already decided.

What Came After The Deal Went Firm.

The part of that first sale that shaped how this team works.

And the moment the deal went firm, he disappeared. What came back was an instruction to hire a cleaning service and pay for it herself. No explanation of what happened next, no follow up, no help. She still cannot remember receiving a single useful piece of information after that day.

She had been a paycheque. That is the feeling she carried into her licence, and it is the reason this page exists: the job is to help someone make a good move, not to process a transaction and go quiet.

Good To Know

Questions First Time Sellers In Calgary And Airdrie Ask.

What does it cost to sell?

Commission, legal fees, any investment you make before listing, and mortgage discharge or penalty if you’re breaking a term early. Commission in Alberta is negotiable and always has been: there is no set rate. You’ll have the full figure in writing before you commit to anything.

How long will it take?

Entirely dependent on the market you’re selling into, which is why anyone answering confidently without seeing your house is guessing. For context: across every home we sold, the median was 71 days in 2018, 15 in 2022, and 26 in 2025, current as of 2026. Same team, same approach, different markets. We publish the whole record, including the slow ones.

What should I fix before I list?

Usually less than you think, and rarely the big renovation. Paint, decluttering, and the small broken things buyers fixate on will move the number further than a new kitchen, which seldom returns what it costs on the way out. We’d rather walk your house and name the three things worth doing.

Do I need to stage it?

We’ll bring in a stager and tell you honestly where it’s worth the investment. What we won’t do is pretend presentation is optional: one of our own listings took a hundred and five days largely because it couldn’t be presented properly, and that remains the clearest evidence we have that it matters.

What if it doesn’t sell?

You’ll hear why, and you’ll be brought options rather than left to ask for them. Sometimes it’s price, sometimes presentation, sometimes the wrong month. And occasionally a home comes off the market and sells anyway. One of ours did exactly that, months later, off market.

Should I sell before I buy?

Usually, in a balanced or slower market: an offer conditional on selling your existing home is a weak offer. In a hot market with little inventory the maths can flip. It depends on your equity, your timeline and your appetite for risk, and it’s the whole subject of Smart Moves For Smart Families.

What happens if I get a low offer?

You counter, or you don’t. A low offer is information, not an insult. It tells you what at least one buyer thinks, and sometimes it’s the only honest feedback you’ll get that week. We’ll tell you whether it’s an opening position worth working with or a number that isn’t going anywhere.

Will you represent the buyer too?

When Tara is your listing agent, the person you hired stays on your side. If a buyer comes to us directly on your listing, a teammate writes their offer, so you and the buyer each have their own agent. Buyers are still welcome to call us about your home: we’ll show it, and anything else worth seeing. On every other home, Tara writes the offer herself.

What if I’m not selling for another year?

Then talk to us now anyway. The useful conversation is the early one: what to fix, what not to bother with, and what your street has actually been doing. There’s no obligation, and our free Pre Sale Walkthrough is made for exactly this. We’re quite happy being useful a year early.

When is my house actually sold?

When the deal goes firm. Your house is not sold when you accept an offer. It is sold when the buyer’s conditions come off and the deal goes firm. Until then the buyer can still walk, so wait for firm before you book the movers.

What is a Pre Sale Walkthrough?

A free walkthrough for anyone who may sell in the next year or two. We walk through your home and tell you which renovations, selections and colours make sense with resale in mind, so you can choose before you spend the money.

Is a home evaluation really free?

Yes. Our home evaluations are free, with no obligation to list or to work with us afterward. The only follow up from us is information about what is happening in the real estate market in your own community. No pressure, no sales pitch.
