Morningside Homes For Sale, Airdrie
Southwest Airdrie, established and quiet, with pathways running through it. We have sold homes here since 2018, and this is the community where the whole thing started, because Tara lived here.
Morningside is an established community in southwest Airdrie, Alberta, with mature trees and pathways that connect into the wider Airdrie network. This guide is written by Tara Molina Real Estate Group, an Airdrie and Calgary real estate team led by Tara Molina, REALTOR® CCS®, brokered by Royal LePage Benchmark, which has sold homes in Morningside since 2018. Tara lived here, and selling her own Morningside home is what led her to get licensed in May 2017.

How Did A Morningside Sale Start This Team?
Tara lived in Morningside, and when it came time to sell, she wanted her home marketed the way she had spent a career marketing businesses. So she built the campaign herself, before she was licensed.

The Whole Story: We Started As The Client.
The Morningside sale that turned a marketing agency owner into a REALTOR®.
She did it properly, and interviewed the agents everyone said were the top of the market in Airdrie at the time. Every one of them was professional. Every one was lovely. The plans she heard were the familiar ones: the MLS®, a sign, and time. She kept waiting for someone to bring her an idea.
Which was a strange thing to sit through, because she had spent the previous eleven years running a full service marketing agency, and before that, a broadcasting diploma and a career on air in radio. Hearing that marketing a home meant a listing and a sign was, to put it politely, an odd experience.
So she did it herself. She wasn’t licensed and couldn’t act as an agent on her own sale, but nothing stopped her building the house its own website and running a real campaign behind it. The visibility it generated wasn’t close to what the listing alone was doing.
If I can do this for my own house, with no licence and none of the tools, why is nobody doing it for everyone else’s?
She was licensed in May 2017. Since then, more than 500 homes. This team exists because of that one Morningside sale.
What Is It Like To Live In Morningside, Airdrie?
Established, quiet, and already grown in. Morningside sits in southwest Airdrie, one of the more established communities on that side of the city. The trees are mature, the pathways are in, and the landscaping has had time to fill out, which is the thing you cannot buy in a new build at any price.
The Housing Mix
Single family homes, mostly family sized. The ones we have sold here run from 1,292 square feet to 2,462, with the bulk sitting between 1,300 and 1,800, solid family homes rather than starter product or estate homes.
Pathways And Green Space
Pathways run through the community and connect out into the wider Airdrie network. The entrance archway off the pathway is the landmark most people picture when they think of Morningside.
Established Trees
The practical difference between a community that has had years to grow in and one built last year. Shade, privacy, and no waiting a decade for the front yard to look like something.
The Commute
Southwest Airdrie puts you close to the 8th Street corridor and a straightforward run to the QEII. Roughly 20 minutes into Calgary on a clear day, with CrossIron Mills and the airport on the way.
Its streets carry the Morningside name: Manor, Gardens, Park, Circle, Bay, Mews and Way.

How Long Do Homes Take To Sell In Morningside?
Both of those happened here, and publishing the second one is the whole reason to trust the first. Across our Morningside sales the median is twenty six days, but the range runs from six to a hundred and seventy nine.
We sold 210 Morningside Circle twice. Six days in 2022, nine days in 2024. Same house, two very different markets, both quick.

Why One Took Six Days And One Took 179.
The two sales behind the range, and how we count days on market.
The 179 day listing was 159 Morningside Mews in 2018, the largest home we have sold in the community at 2,462 square feet. The six day one was 210 Morningside Circle in February 2022, at 1,765. Bigger home, harder market, far longer, and the pattern holds across everything we sell: the higher the price and the larger the home, the smaller the pool of buyers.
That repeat sale is the useful one for a Morningside owner. It is the same home measured against two markets two years apart, which tells you more about this community than any single figure can.

What Is My Morningside Home Worth?

Selling, Buying Or Just Curious?
Who asks for a Morningside CMA, how it differs from an appraisal, and how we arrive at the number.
Morningside is an established community of family sized homes, with most of the ones we have sold sitting between 1,300 and 1,800 square feet. The pattern in our own sales is that the larger the home and the higher the price, the smaller the pool of buyers, so a home at the top of the size range needs comparables from the top of the range, not the community average. The mature trees and finished landscaping are part of the value too, and they are the part a database cannot see.
Thinking Of Selling
Ask for the CMA before you renovate or pick a date. It tells you what the home would sell for as it sits, and how deep the pool of buyers is for a home of your size.
Thinking Of Buying
A list price is the seller’s opinion. Before you write an offer here, ask us what similar sized Morningside homes have sold for and how long they took.
Just Curious
You do not need to be moving to ask. Plenty of owners want a number for their own planning, and we would rather you had an accurate one.
CMA Or Appraisal?
A CMA is a REALTOR®’s opinion of market value, built for buying and selling decisions. A lender, a court or an estate will usually want a certified appraisal. Tell us the reason and we will point you to the right one.
How we arrive at the number. 1. Comparable sales. Recent Morningside sales of homes close to yours in size, because the top of the range and the middle of it draw different buyers.
2. Active listings. The homes a buyer would walk through the same weekend as yours.
3. Listings that did not sell. The prices this market has already said no to.
4. The home itself. Condition, layout and upgrades, plus the mature trees and finished landscaping an established street gives you, seen in person.
Morningside Questions, Answered.
How do I find out what my home in Morningside is worth?
Ask a REALTOR® who has sold in the community for a comparative market analysis. Tara Molina Real Estate Group, brokered by Royal LePage Benchmark, prepares one for any Morningside address, using recent comparable sales, the active listings you would compete with, and the listings that did not sell.
Does a home evaluation in Morningside cost anything, and do I have to sell?
No, and no. A Morningside home evaluation from our team is at no cost and carries no obligation to list. Many owners ask simply to know where they stand.
How accurate are online home value estimates for Morningside?
They are a starting point. An automated estimate works from public data and averages, so it cannot see condition, upgrades, lot position or the mature trees and landscaping that set an established street apart. Treat it as a rough range, then have the number checked against the homes yours would compete with.
Is my City of Airdrie property assessment the same as market value?
No. Alberta property assessments estimate value as of July 1 of the year before the tax year, so the figure on your notice is already dated when it arrives, and it comes from mass appraisal without anyone walking through your home. It is for calculating property tax. It is not a selling price.
What is the difference between a CMA and an appraisal?
A comparative market analysis is a REALTOR®’s opinion of what a home would sell for, used to set a list price or judge an offer. An appraisal is a formal valuation by a designated appraiser, usually required by lenders, courts and estates, and it comes with a fee. For a decision about selling or offering in Morningside, a CMA is the tool. If a bank or lawyer has asked for a value, you likely need an appraisal.
Do larger homes in Morningside take longer to sell?
In our own sales, yes. The largest home we have sold here, at 2,462 square feet, took 179 days in 2018, while a mid sized home on Morningside Circle sold in six days in 2022 and nine days in 2024. The higher the price and the larger the home, the smaller the pool of buyers, which is why the price has to be set against homes of the same size.
Can you tell me what a home on my street in Morningside sold for?
We do not publish individual sale prices on this site. As part of a valuation we walk you through the recent sales on your street and around it, and what each one means for your home.
Should I renovate before selling my Morningside home?
Get the valuation first. Some work earns its cost back with buyers here and some does not, and the answer depends on the size of your home and what it is competing with. We will tell you what to do, what to leave, and what the home would sell for as it sits.
I am buying in Morningside. How do I know if a home is priced fairly?
Compare it to recent sales of Morningside homes close to it in size, and to what else is for sale that week. We run that comparison for buyers before an offer is written.
Where is Morningside in Airdrie?
Southwest Airdrie, one of the more established communities on that side of the city, close to the 8th Street corridor. Its streets carry the Morningside name: Manor, Gardens, Park, Circle, Bay, Mews and Way.
How long do homes take to sell in Morningside?
Across our sales here the median is twenty six days, with a range from six to a hundred and seventy nine, current as of 2026. The longest was the largest home we sold in the community, in 2018; the quickest were mid sized homes in stronger markets. Days on market measures time to a firm sale rather than to the first offer.
What kinds of homes are in Morningside?
Mostly single family, family sized homes. The ones we have sold ran from 1,292 square feet to 2,462, with most between 1,300 and 1,800. It is not a starter community and it is not an estate community, it sits squarely in between.
Is Morningside a good community to buy into?
It is established, which is the main thing it offers over a new build: mature trees, finished landscaping, pathways already in. We have sold here every year since 2018 without a gap, which is unusual and suggests steady turnover rather than a community that goes quiet for years at a time.
Why does this team know Morningside so well?
Tara lived here. Selling her own Morningside home is the reason she got licensed in May 2017: before she was licensed, she built the house its own website and ran a real marketing campaign behind it herself, and she wanted every seller to have that.
How long is the commute from Morningside to Calgary?
Roughly 20 minutes down the QEII on a clear run, with peak hour adding to it. CrossIron Mills and the Calgary airport are both on the way south.
Can I call about any Morningside listing?
Yes. Call or text 403.809.4639 about any home for sale in Morningside. We’ll show it to you, tell you what we know about it, and show you anything else worth seeing. If you decide to write an offer on one of our own listings, a teammate writes it, so you and the seller each have an agent working for you alone. On every other home, we write the offer ourselves.
