Sunset Ridge Homes For Sale in Cochrane
Up on the ridge on Cochrane’s north side, with two schools inside the community and a pond at the centre of it. There is one thing about this community you need to understand before you buy, and it is not the view. It is the way out.
Sunset Ridge is a community on the north side of Cochrane, Alberta, east of Highway 22 on the ridge above the Bow River valley, developed by Tirion and then Melcor since its area structure plan was approved in 2005. This guide is written by Tara Molina Real Estate Group, a Calgary and Airdrie real estate team led by Tara Molina, REALTOR® CCS®, brokered by Royal LePage Benchmark, serving Calgary, Airdrie and all surrounding communities.
Where Is Sunset Ridge In Cochrane?
Cochrane sits about eighteen kilometres west of Calgary, where Highway 1A and Highway 22 meet. Sunset Ridge is the north side of it, east of Highway 22, up on the rise above the Bow River valley. That elevation is the whole selling point: from the right streets you are looking west at the Rockies rather than at your neighbour’s fence.

Who Built It, And When
Twenty years of construction, and why the street matters.
The area structure plan was approved in 2005. Stage 1 was built by Tirion. Melcor took over from Stage 2, approved in 2011, and is still releasing lots today. So the community spans roughly twenty years of construction, and the street you buy on tells you a lot about which era of home you are getting.
What Is It Like To Live In Sunset Ridge, Cochrane?
Townhomes to semi estate homes, two schools, a pond and the pathways around it. And one line on the title worth reading.
The Housing Mix
Fee simple townhomes, semi detached, laned and front drive single family, and semi estate homes with double front garages. A genuine spread of price points inside one community, which is unusual in Cochrane.
The Schools
Both are physically in the community. RancheView School, Rocky View Schools, kindergarten to grade 8, opened in 2016. St. Timothy, Calgary Catholic, grades 9 to 12, opened in 2004. Catchments change, so confirm the current boundary before you buy on a school.
The Amenities
A central park built around a six acre pond with a fountain, more than five kilometres of lit multi use pathways, playgrounds and an outdoor exercise circuit. The Trading Post handles the daily errands: gas, country market, pharmacy, restaurants, dental.
The Fine Print
There is a mandatory homeowners association here, registered as a caveat on title. It is not optional and it transfers to you on possession. Recently estimated around $146 a year plus GST, billed 1 January. Ask for the current operating budget.

Three Questions Worth Asking Here.
Which stage is it in? The street tells you which era of home you are getting.
What is approved behind it? Grading is underway to the east, so some streets sit next to a build site for a while yet.
What is the current HOA budget? The association is mandatory and registered on title.

How Many Ways Are There In And Out Of Sunset Ridge?
Effectively one. That is the thing to understand before you buy here.
Sunset Ridge’s main access is Sunset Boulevard onto Highway 22. Residents have said on the record that they have one exit. The alternate is a run around by Highway 567 and Lochend Road, which is not a commute, it is a detour.
A permanent second access has been planned for years. It depends on the Stage 4 lands north of Melcor’s phases, annexed by the Town in 2019 and owned by a different developer. Enabling that second access is the stated primary purpose of that project, and as things stand it is still in planning rather than built.
If you are buying here, ask where the second access stands today. Not what is planned. What is approved, funded and scheduled.

The Interchange, The Community Centre And The Build Site
The good news, and two more things worth saying plainly.
The related piece of good news is real. The Highway 1A and Highway 22 interchange was rebuilt starting in May 2023: 1A widened from two lanes to four, new bridges over Big Hill Creek, the rail overpass replaced. Before the work started that intersection was carrying an average of more than 29,000 vehicles a day. Permanent speed limits through it came into effect on 17 July 2026 and the Town anticipated completion that summer. It improves the run between Sunset Boulevard and the highways considerably. It does not change the number of exits out of the community.
Two more things worth saying plainly. The community centre shown in the marketing renderings has not been built and has no published timeline. And Sunset Ridge is still under construction, with grading underway to the east, so on some streets you are buying next to a build site for a while yet.

Which Sunset Ridge Homes Have We Sold?
Cochrane is not our home market and we are not going to pretend otherwise. What we will do is show you the whole of a small record rather than the flattering part of it.
Yes, 75 Sunset Park is on this list twice. We sold it in June 2021 in twenty three days, and again in November 2022 in forty nine. Same house, sixteen months apart, and it took more than twice as long the second time. That is not a comment on the home. It is what the market did between those two dates, and it is the single most useful thing on this page if you are pricing a Sunset Ridge home today.

Fourteen days to forty nine days is the honest range across our listings here, sold in 2021 and 2022. Our sales here are a small sample and we will not dress them up as a community average. For that, ask us and we will run the current Sunset Ridge numbers properly.
The full map of what we have sold lives here: more than five hundred homes since 2017, most of them in Airdrie and Calgary. The rest of this town is in our Cochrane guide, and every community we write about is in Gorgeous Communities.
What Is My Sunset Ridge Home Worth?
What a Sunset Ridge home is worth depends on the street, the phase and the month. Tara Molina Real Estate Group, brokered by Royal LePage Benchmark, prepares a comparative market analysis (CMA) for any Sunset Ridge address in Cochrane, at no cost and with no obligation to sell.
Sunset Ridge spans roughly twenty years of construction, so the street tells you which era of home you are in, and the housing runs from fee simple townhomes to semi estate homes. Elevation matters as well: some streets look west at the Rockies and some do not. Cochrane is not our home market and our record here is small, so we price a Sunset Ridge home from the current comparable sales, not from our own history.
Afterward, the only thing you will hear from us is what is happening in the real estate market in your own community, Sunset Ridge. No pressure, no sales pitch, no expectation. Thinking of selling in the next year or two? Book a free Pre Sale Walkthrough and we will tell you what to do, what to leave, and what the home would sell for as it sits.
Thinking Of Selling
Ask for the CMA before you renovate or pick a date. We sold the same Sunset Ridge home twice, sixteen months apart, and it took more than twice as long the second time. The current market is the one that counts.
Thinking Of Buying
A list price is the seller’s opinion. Before you write an offer here, ask us what similar homes of the same era have sold for, and ask for the current homeowners association budget.
Just Curious
You do not need to be moving to ask. Plenty of owners want a number for their own planning, and we would rather you had an accurate one.
CMA Or Appraisal?
A CMA is a REALTOR®’s opinion of market value, built for buying and selling decisions. A lender, a court or an estate will usually want a certified appraisal. Tell us the reason and we will point you to the right one.

How We Arrive At The Number
Four things, in this order, for every Sunset Ridge valuation.
1. Comparable sales.
Recent Sunset Ridge sales of homes like yours, matched on the era of the phase and the type of home.
2. Active listings.
What is for sale against you right now, including the builder homes in the newer phases.
3. Listings that did not sell.
The prices this market has already said no to.
4. The home itself.
Condition, layout, upgrades and the view from the lot, seen in person.
Sunset Ridge Questions, Answered.
How do I find out what my home in Sunset Ridge is worth?
Ask a REALTOR® for a comparative market analysis. Tara Molina Real Estate Group, brokered by Royal LePage Benchmark, prepares one for any Sunset Ridge address in Cochrane. Cochrane is not our home market, so we build the analysis from the current comparable sales, the active listings you would compete with, and the listings that did not sell, and we show you all of it.
Does a home evaluation in Sunset Ridge cost anything, and do I have to sell?
No, and no. A Sunset Ridge home evaluation from our team is at no cost and carries no obligation to list. Many owners ask simply to know where they stand.
How accurate are online home value estimates for Sunset Ridge?
They are a starting point. An automated estimate works from public data and averages, so it cannot see condition, upgrades, the view or which phase a home is in, and Sunset Ridge spans roughly twenty years of construction. Treat it as a rough range, then have the number checked against the homes yours would compete with.
Is my Town of Cochrane property assessment the same as market value?
No. Alberta property assessments estimate value as of July 1 of the year before the tax year, so the figure on your notice is already dated when it arrives, and it comes from mass appraisal without anyone walking through your home. It is for calculating property tax. It is not a selling price.
What is the difference between a CMA and an appraisal?
A comparative market analysis is a REALTOR®’s opinion of what a home would sell for, used to set a list price or judge an offer. An appraisal is a formal valuation by a designated appraiser, usually required by lenders, courts and estates, and it comes with a fee. For a decision about selling or offering in Sunset Ridge, a CMA is the tool. If a bank or lawyer has asked for a value, you likely need an appraisal.
Why would the same Sunset Ridge home take twice as long to sell the second time?
Because the market changed between the two sales. We sold 75 Sunset Park in June 2021 in twenty three days and again in November 2022 in forty nine. Same house, sixteen months apart. It is the clearest reason a Sunset Ridge valuation has to use current comparables and not last year’s.
Can you tell me what a home on my street in Sunset Ridge sold for?
We do not publish individual sale prices on this site. As part of a valuation we walk you through the recent sales on your street and around it, and what each one means for your home.
Should I renovate before selling my Sunset Ridge home?
Get the valuation first. Some work earns its cost back with buyers here and some does not, and the answer depends on the era of your home and what it is competing with, including new homes in the later phases. We will tell you what to do, what to leave, and what the home would sell for as it sits.
I am buying in Sunset Ridge. How do I know if a home is priced fairly?
Compare it to recent Sunset Ridge sales of the same era and type, and to what else is for sale that week, including builder homes in the newer phases. Ask for the current homeowners association budget as well. We run that comparison for buyers before an offer is written.
Where is Sunset Ridge in Cochrane?
On the north side of town, east of Highway 22, up on the ridge above the Bow River valley. Cochrane itself is about eighteen kilometres west of Calgary, where Highway 1A and Highway 22 meet.
What schools are in Sunset Ridge?
Two, both inside the community. RancheView School is Rocky View Schools, kindergarten to grade 8, and opened in 2016. St. Timothy is Calgary Catholic, grades 9 to 12, and opened in 2004. The sign on St. Timothy still reads junior and senior high, but it runs 9 to 12. Catchments change, so confirm the current boundary with the board if a specific school is driving your decision.
Is there an HOA in Sunset Ridge?
Yes, and it is mandatory. It is registered as a caveat on title, it runs with the land, and it transfers to you when you buy. Recent estimates put it around $146 a year plus GST, billed on 1 January, but the amount varies by lot and the association publishes an annual operating budget. Ask for the current one rather than relying on a figure you read somewhere.
Does Sunset Ridge have a traffic problem?
The community has effectively one exit, Sunset Boulevard onto Highway 22, and a permanent second access has been planned for years without being built. The Highway 1A and 22 interchange rebuilt from 2023 has genuinely improved the run once you are off the ridge, but it did not add an exit. Drive it at your real departure time, on a weekday, before you commit.
Is Sunset Ridge finished being built?
No. The area structure plan dates to 2005 and Melcor is still releasing lots, with further stages north of the current phases still in planning. Expect construction traffic, and check what is approved on the land around any lot you are looking at rather than what is merely proposed.
How does Cochrane compare on price to Calgary and Airdrie?
In July 2026 the detached benchmark price was $659,400 in Cochrane, $743,900 in Calgary and $603,100 in Airdrie, according to the Calgary Real Estate Board. So Cochrane sat below Calgary and above Airdrie, with all three easing year over year. Those are town wide figures, not Sunset Ridge figures.
Is there a grocery store in Sunset Ridge?
Not a full one. The Trading Post inside the community covers gas, a country market, a pharmacy and a few restaurants, which handles most of the daily run. A full grocery shop means driving down into the rest of Cochrane.
