Bayside sits on Airdrie’s west side, a Genesis-built community named for the roughly six kilometres of canals that wind through it. The water isn’t a feature at the edge — it runs through the middle, part of the city’s stormwater design, and it’s the reason the community looks and feels the way it does.

Many homes back onto the canals or green space, and a hundred kilometres of connected paved pathways run right from the front step. It’s the kind of place where a lot of daily life happens outside — walking, biking, and, in a good winter, skating right out the back.

The Canals

Around six kilometres of waterways thread through Bayside. Kayak or paddleboard in summer; skate and play shinny in winter when the ice comes in. Conditions vary year to year, but the canal is the heart of the place.

Pathways & Green Space

A hundred kilometres of connected paved pathways, with many homes backing water or green space. Walkable, bikeable and dog-friendly, and tied into Airdrie’s wider trail network.

Schools

Nose Creek Elementary is within walking distance for much of the community, with further schools across the public and Catholic systems, including W.H. Croxford High. Boundaries change — confirm current designations before buying on that basis.

The Commute

Roughly 20 minutes to Calgary down the QEII from Bayside’s west-side location, with ICE transit an option. Point the car the other way and Big Hill Springs Provincial Park and the mountains are an easy day trip.

In Bayside, The Specific House Matters.

Because the water runs through the community rather than around it, two homes of the same size a few streets apart don’t sell the same way. A canal or green-space backing, the direction the yard faces, whether there are neighbours behind — these move the number more here than in a standard grid of lots.

That gap is exactly where a price is either made or missed. It’s also why a comparable-sales printout, on its own, is a blunt tool in Bayside. 360 Bayside Crescent SW.

In March 2026 we listed 360 Bayside Crescent SW — four bedrooms, 2,616 square feet, and an undeveloped basement. Every comparable home that sold in Bayside had a finished basement. Four of the five had 850 to 1,100 more square feet of finished space, and three backed the canal. On paper, it should have sold for less than all of them.

Measured the only fair way — per finished square foot — it did the opposite. 360 Bayside achieved $334 per finished square foot against a comparable range of $240 to $301, and it closed in 18 days against a 33-day average, while two rivals asking $895,000 and $899,000 sat unsold.

Colleagues still ask how we got that price for that home. Nobody asks that about a bidding war. They ask it when a house gives up a finished basement, a thousand square feet and a canal, and lands there anyway.

Yes. The roughly six kilometres of canals are part of Airdrie’s stormwater system, and residents paddle, kayak and paddleboard through them in summer and skate and play shinny in winter. Ice and water conditions vary from year to year, so it’s always a use-your-judgement situation — but the canal really is the community’s backyard.

Is Bayside a good community for families?

It’s built for it. Nose Creek Elementary is walkable for much of the community, with more schools across the public and Catholic systems including W.H. Do canal-backing homes sell for more?

Generally, yes — water and green-space backings command a premium, and two similar homes a few streets apart can sell quite differently because of it. That’s the single biggest reason pricing in Bayside is house-specific rather than street-average, and it’s worth having someone who knows which backings buyers pay for.

How long is the commute to Calgary?

Roughly 20 minutes down the QEII (Highway 2) from Bayside’s west-side location, with peak-hour traffic adding to it as it does from anywhere in Airdrie. The ICE transit service runs into Calgary if you’d rather not drive.

Can you still buy a new build in Bayside?

Bayside is largely built out, with limited new-build availability as the last phases fill in — Genesis and builders like Calbridge, McKee and Morrison have shaped the community. Increasingly, the way into Bayside is resale, which is where we spend most of our time anyway.

What kinds of homes are in Bayside?
