Evergreen
The deep southwest, with Fish Creek Provincial Park along the top edge and three schools inside the community. There are also two Evergreens, which is the thing most buyers do not know before they start looking.
Why People Choose It
A Provincial Park For A Back Fence.
Evergreen runs along the southern edge of Fish Creek Provincial Park, one of the largest urban parks in North America. For the streets closest to it, that is not a nearby amenity. It is where you walk the dog before work. Multiple access points sit along the community’s northern boundary.
It was established at the tail end of the 1990s and largely finished building by the 2010s, which means mature trees, settled streets, and none of the construction traffic you get in a newer community.
The Housing Mix
One of the widest ladders in the southwest: apartment condos and townhomes at one end, front garage and laned family homes through the middle, and larger lot estate properties at the top.
The Schools
Evergreen School and Dr. Freda Miller School cover kindergarten to Grade 5, Marshall Springs School covers Grades 6 to 9, all inside the community. Our Lady of the Rosary is the Catholic option and Centennial High is close by.
Everyday Life
Shawnessy for the big shop, Evergreen Village for the quick one, and the Fish Creek Lacombe CTrain a short drive north. A new southwest recreation facility is planned for 2027 to 2028.
The Commute
Roughly 25 minutes downtown via Stoney or Macleod on a clear run. This is the deep southwest, and the drive is the trade you make for the park and the price.

Worth Knowing
There Are Two Evergreens.
This catches people out constantly. Evergreen Estates is the older, established section with the larger lots. Evergreen is the newer part to the south. They have different street naming patterns and separate community associations, and they do not trade at the same price.
Two homes can both be honestly advertised as Evergreen and be in genuinely different markets. Check the address, not the headline.
The second thing to be specific about is the park. Backing onto Fish Creek and being a ten minute walk from an access point are two very different propositions, and the difference is priced in. If the park is why you are buying, decide early whether you need to back onto it or only reach it easily, because that single choice moves your budget considerably.
Evergreen is also compared constantly to Bridlewood next door and Sundance across the creek. Similar era, similar money, meaningfully different communities. Worth walking all three before you commit.

Home Values In Evergreen
What Is My Evergreen Home Worth?
What an Evergreen home is worth depends on which Evergreen it is in and how it sits against the park. Tara Molina Real Estate Group, brokered by Royal LePage Benchmark, prepares a comparative market analysis (CMA) for any Evergreen or Evergreen Estates address in southwest Calgary, at no cost and with no obligation to sell.
Two things decide the number here. There are two Evergreens: Evergreen Estates is the older section with the larger lots, Evergreen is the newer part to the south, and they do not trade at the same price. And there is the park. Backing onto Fish Creek Provincial Park and living a ten minute walk from an access point are different propositions, and the difference is priced in.
Thinking Of Selling
Ask for the CMA before you renovate or pick a date. It tells you what the home would sell for as it sits, against homes in your section of the community.
Thinking Of Buying
A list price is the seller’s opinion. Two homes can both be advertised as Evergreen and sit in different markets, so ask us which section an address is in before you write an offer.
Just Curious
No move planned? Ask anyway. A current number is useful for planning or plain peace of mind, and it commits you to nothing.
CMA Or Appraisal?
For a decision about selling or offering, a CMA from a REALTOR® is the tool. For a mortgage, a legal matter or an estate, you will usually be asked for a certified appraisal. Tell us why you need the number and we will say which fits.
How We Arrive At The Number
1. Comparable sales. Recent sales from your section, Evergreen or Evergreen Estates, of homes like yours.
2. Active listings. What is for sale against you right now, because that is the choice a buyer is actually making.
3. Listings that did not sell. Homes that were listed and came off unsold, which show where buyers stopped.
4. The home itself. Condition, lot, layout and upgrades, and whether the home backs onto Fish Creek or sits a walk from it, seen in person.
Good To Know
Evergreen Questions.
How do I find out what my home in Evergreen is worth?
Ask a REALTOR® for a comparative market analysis built from sales in your section of the community. Tara Molina Real Estate Group, brokered by Royal LePage Benchmark, prepares one for any Evergreen or Evergreen Estates address, using recent comparable sales, the active listings you would compete with, and the listings that did not sell.
Does a home evaluation in Evergreen cost anything, and do I have to sell?
No, and no. An Evergreen home evaluation from our team is at no cost and carries no obligation to list. Many owners ask simply to know where they stand.
How accurate are online home value estimates for Evergreen?
They are a starting point. An automated estimate works from public data and averages, so it cannot see condition, upgrades or whether a home backs onto Fish Creek, and it may not separate Evergreen from Evergreen Estates. Treat it as a rough range, then have the number checked against the homes yours would compete with.
Is my City of Calgary property assessment the same as market value?
No. Alberta property assessments estimate value as of July 1 of the year before the tax year, so the figure on your notice is already dated when it arrives, and it comes from mass appraisal without anyone walking through your home. It is for calculating property tax. It is not a selling price.
What is the difference between a CMA and an appraisal?
A comparative market analysis is a REALTOR®’s opinion of what a home would sell for, used to set a list price or judge an offer. An appraisal is a formal valuation by a designated appraiser, usually required by lenders, courts and estates, and it comes with a fee. For a decision about selling or offering in Evergreen, a CMA is the tool. If a bank or lawyer has asked for a value, you likely need an appraisal.
Do Evergreen and Evergreen Estates homes sell for the same price?
No. Evergreen Estates is the older section with the larger lots, Evergreen is the newer part to the south, and they do not trade at the same price. A comparable from the wrong section will mislead you, so check which one an address sits in before leaning on its sale.
Can you tell me what a home on my street in Evergreen sold for?
We do not publish individual sale prices on this site. As part of a valuation we walk you through the recent sales on your street and around it, and what each one means for your home.
Should I renovate before selling my Evergreen home?
Get the valuation first. Some work earns its cost back with buyers here and some does not, and the answer depends on your section of the community and what your home is competing with. We will tell you what to do, what to leave, and what the home would sell for as it sits.
I am buying in Evergreen. How do I know if a home is priced fairly?
Check which section the address is in, compare it to recent sales in that section, and be clear whether it backs onto Fish Creek or only sits near it. We run that comparison for buyers before an offer is written.
Where is Evergreen in Calgary?
The deep southwest, immediately south of Fish Creek Provincial Park. Bridlewood sits to the east, Shawnessy to the northeast, and Sundance across the creek to the west. Downtown is roughly 25 minutes via Stoney Trail or Macleod on a clear run.
What is the difference between Evergreen and Evergreen Estates?
Evergreen Estates is the older, more established section with larger lots. Evergreen is the newer area to the south. They use different street naming patterns and have separate community associations, and prices differ between them, so check which one an address actually sits in rather than relying on the listing headline.
What schools serve Evergreen?
Three sit inside the community: Evergreen School and Dr. Freda Miller School for kindergarten to Grade 5, and Marshall Springs School for Grades 6 to 9. Our Lady of the Rosary is the nearby Catholic option and Centennial High School serves the area. Always confirm current designation by address before you buy, since boundaries change.
Does Evergreen back onto Fish Creek Park?
Parts of it do. The community’s northern edge runs along Fish Creek Provincial Park with several access points, but only some streets actually back onto it, and those homes carry a premium. If park access is your reason for buying here, be specific about whether you need to back onto it or simply live near it.
What kinds of homes are in Evergreen?
A genuine range for one community: apartment condos and townhomes, front garage and laned family homes, and larger estate style properties in the older section. That breadth is why Evergreen suits both first time buyers and move up families.
