This Team Exists Because Of A Morningside Sale.
Tara lived here, and when it came time to sell she did it properly. She interviewed the agents everyone said were the top of the market in Airdrie at the time. Every one of them was professional. Every one was lovely.
And not one was proposing to do anything beyond putting it on the MLS® and waiting.
Which was a strange thing to sit through, because she had spent the previous eleven years running a full-service marketing agency — and before that, a broadcasting diploma and a career on-air in radio. Listening to people explain that marketing a home meant a listing and a sign was, to put it politely, an odd experience.
So she did it herself. She wasn’t licensed and couldn’t act as an agent on her own sale, but nothing stopped her building the house its own website and running a real campaign behind it. The visibility it generated wasn’t close to what the listing alone was doing.
If I can do this for my own house, with no licence and none of the tools — why is nobody doing it for everyone else’s?
She was licensed in May 2017. Since then, more than 500 homes. We are not going to name the address or the agent, because none of those people did anything wrong — they did exactly what the industry did at the time. That is rather the point.

Both of those happened here, and publishing the second one is the whole reason to trust the first. Across fourteen Morningside sales our median is twenty-nine days, but the range runs from six to a hundred and seventy-nine.
The 179-day listing was 159 Morningside Mews in 2018, the largest home we have sold in the community at 2,462 square feet. The six-day one was 210 Morningside Circle in February 2022, at 1,764. Bigger home, harder market, six times longer — and the pattern holds across everything we sell: the higher the price and the larger the home, the smaller the pool of buyers.
We sold 210 Morningside Circle twice. Six days in 2022, nine days in 2024. Same house, two very different markets, both quick.
