Prairie Springs
Southwest Airdrie, built around a central park and backing onto the city's largest regional park. It is also one of the few communities in this part of town that is actually finished, which is the thing worth understanding before you buy here.

A Park In The Middle, A Bigger One Behind.
Lamont Land began building Prairie Springs in 2006 and planned it around a large central park and playground, with pathways running through the community and out into Airdrie's wider network. A natural wetland was kept and built into the design rather than filled in.
It sits in the southwest, inside the City's Chinook Winds area, next to Chinook Winds Regional Park. At 55 acres that is the largest park in this part of Airdrie, and for the streets closest to it, it is not a nearby amenity, it is the end of the road.
The Housing Mix
Mostly detached family homes on what the developer describes as generous lots, with an apartment condominium component along Chinook Winds Drive. Our own sales here have covered both ends of that.
The Green Space
A central park and playground the community was planned around, a natural wetland kept in the design, and Chinook Winds Regional Park on the doorstep with its playground and spray park.
Getting Around
Pathways connect through the community and into Airdrie's wider pathway system. Yankee Valley Boulevard and 8 Street SW handle the drive, and the QEII is a straight run east for the Calgary commute.
The Trees Are Up
Twenty years on from the first phase, the landscaping is mature and the streetscape is settled. That is the practical difference between buying here and buying two communities over.

Worth Knowing
It Is Finished. Its Neighbours Are Not.
This is the honest part, and it cuts both ways depending on what you want.
Prairie Springs sits inside the City of Airdrie's Chinook Winds Community Area Structure Plan, which covers 957 gross acres of the southwest. The City lists Prairie Springs as fully built out. Chinook Gate, South Windsong and Cobblestone Creek, the communities around it in the same plan, are still actively developing.
The City puts the plan area at 36 per cent constructed, with around 7,440 people living in it today and roughly 18,000 expected at full build out. That is a lot of growth still to come, and almost none of it is inside Prairie Springs.
You are buying a settled street in a corner of the city that is still being built. Quiet inside, busy around the edges, for years yet.
If you want mature trees, finished landscaping and no show home traffic on your street, that is a genuine advantage and it is hard to find in southwest Airdrie. If you want a brand new home with a builder warranty, this is the wrong community and one of the neighbouring ones is the right answer. We would rather point you there than sell you something that does not fit.
