Five offers in a weekend makes a great headline, and headlines are where the useful information usually stops. Homes around Calgary were sitting that same month. Some still are. Nothing about this result was automatic.
What this home had was scarcity and a decision. The scarcity: a renovated 1965 bungalow, three bedrooms on one level, in a community where nobody is building more of them. The decision: we priced it to bring every qualified buyer to the table at the same time, rather than to leave room for one buyer to negotiate us down.
That is a decision that feels uncomfortable on the day you make it and obvious on the day the offers arrive.
Pricing to invite offers instead of negotiation is the single decision that separated this sale from a sixty day one. It was made before the sign went up.

The Sale Took Four Days.
A weekend sale is not luck, and it is not something we can manufacture on demand. It happens when the preparation is finished before the listing goes live, so the market gets to react all at once instead of in a trickle.
Thursday
The listing went live. Photography, film and floor plan were already published, so nothing was still being finished while buyers were looking.
Friday
Showing requests opened. Rather than spreading them across a week, every appointment was booked into a single window.
Saturday
Showings ran back to back. Buyers arrived as others were leaving. Nobody had to be told the interest was real.
Sunday
Five offers, reviewed side by side. The home sold more than 5% above list price to a buyer who knew they had to compete.
The Film
Buyers Met This Home Before They Walked Into It.
We made the film before the first showing. It went live with the listing on Thursday, which meant that by the time buyers arrived at the door on Saturday, most of them had already decided how they felt. That is the whole point of shooting a house properly. It moves the decision earlier.

348 Wascana Crescent SE was a 1965 bungalow that had been renovated properly. Three bedrooms on one level, two full bathrooms, a detached double garage, and a separate exterior entrance that opened the door to suite potential, subject to City of Calgary approval. A good home on a good street.
But a good home listed at the wrong number waits. The bungalows here draw two very different buyers at once: downsizers who want one level and no stairs, and younger buyers who want the separate entrance and the suite potential. Priced right, those two groups end up bidding against each other.
That is exactly what happened. Five offers arrived. Three days, and the home sold more than 5% above list price.

Why Buyers Keep Choosing Willow Park.
Willow Park was built out through the 1960s and 70s, and that shows up in the things a newer community cannot offer: mature trees, wider lots, and a bungalow stock that nobody is adding to. Willow Park Golf & Country Club, Trico Centre and Southcentre are all close, and both Deerfoot and Macleod are a short drive.
Willow Park also rarely gets shopped alone.
