We Turned This Listing Down. The Sellers Were Right.

When we first met these sellers, they wanted to hire us, and we said no. Not because of the home, and not because of them. Because of the price. They believed their home was worth a number we were not confident the market would pay, in a community that was not selling quickly, if at all, with a lot of competition around it. We do not list homes at prices we cannot stand behind, so we declined.

They insisted. Not on the price, on us. So we sat back down and built a plan that worked for all of us: list at their number, give the market a set amount of days to respond, and if it did not, adjust to the price we were more confident in. A genuine let us try and see, with the honest conversation already had before the sign went up instead of after.

Then the market answered. It did not sell at our number. It sold above it, closer to theirs. They had a genuinely unique property, they knew it, and they read its value better than we did.

The sellers were right on price and we were wrong. We say that out loud because an agent who is never wrong is an agent who is not telling you everything, and the honest version is the only one worth putting your sign on.

Plenty of homes list at a hopeful number. The difference here was that the whole plan existed before day one: the price the sellers believed in, the set amount of days we would give it, and the exact number we would adjust to if the market said no. Nobody had to negotiate with each other mid listing, because the hard conversation had already happened.

That structure is what let us take a listing at a price we doubted without pretending. The sellers knew our honest opinion. We knew their conviction. And the market got to settle the question on a schedule everyone had agreed to, which protected them whichever way it went.

This time, the market sided with them, and we could not be happier to have been wrong. That is what a home run looks like: their price, our marketing, and a plan that never needed its safety net.
