The Worst Thing That Can Happen To A Seller Happened Here.

Most of the time a home competes with a community. A buyer drives across the northeast, sees four homes over two weekends, and holds them in their head imperfectly, which quietly works in a seller’s favour. At 82 Coventry Lane NE that was not the situation. Three homes on the same street came up for sale at the same time, side by side by side. A buyer could park once and walk all three inside twenty minutes.

Direct comparison is the thing a seller least wants, because it turns a home into a spreadsheet. Every choice made about ours was going to be read against the two front doors immediately either side of it, on the same afternoon, by the same person.

And ours was not the one with the easiest specification sheet to defend. Three bedrooms share a single full bathroom upstairs, with a two piece on the main floor. The basement is undeveloped, so the 1,191 square feet above grade is the whole of the finished space. There is a monthly condo fee attached to it. Those were fair questions and every buyer asked them.

It then took thirty two days to sell, in July 2026. We are not going to dress that up either. Our median across 2026 has been running just under twenty four days, so this one sat about a week and a half longer than our own year would suggest. If you only ever see the fast ones on an agent’s website, you are not seeing their year.

Thirty two days is not a number we would brag about on its own. It is a very different number once you know that the two homes either side of it were still for sale.

The Only Fair Comparison

Same Street. Same Week. Same Buyers.

Days on market is close to meaningless as a standalone number, which does not stop it being the first thing everybody quotes. Thirty two days in a hot February means one thing. Thirty two days in a market where the two houses either side of you are still sitting means something else entirely, and the second reading is the only one available here.

Three homes listed side by side at the same moment is the closest thing this business ever gives you to a controlled test. Every variable a seller spends their evenings worrying about was held constant across all three. Same street, same week, same interest rates, same weather, same buyer pool walking the same sidewalk. Nobody got a better market than anybody else.

What is left when you hold all of that constant is a very short list: what the home is priced at, what condition it is in, and how well it is put in front of people. That is the entire remaining explanation, and it is the reason we are writing this page rather than quietly leaving a thirty two day sale off the site.

We are not going to tell you what was going on inside the other two homes, because we were not representing them and it would not be ours to characterise. We will tell you what was true about ours. New flooring and fresh paint throughout. Brand new kitchen cupboards and modern light fixtures. A new patio door out to the deck. A fully renovated four piece bathroom upstairs. And the original poly B plumbing already pulled out and replaced with new water piping.

That last one carries more weight than it looks like it should. Poly B is the quiet deal killer in northeast Calgary homes of this generation. An inspector finds it, an insurer asks about it, and a buyer stops thinking about the kitchen and starts thinking about a plumbing quote and a ceiling that has to come down. It is rarely why a home sells. It is very often why one does not. Here it was gone before the sign went up, not disclosed as a known issue and not offered as a credit.

Standing on that sidewalk, a buyer was not choosing a dream home from three. They were choosing which of three problem lists they wanted to inherit.

A specification sheet knows the square footage and the bathroom count and nothing else. It cannot show you how the main floor opens out to the deck, or how much light a refreshed room actually holds. This is what buyers saw before they ever walked through the door.

None of what sold this home was glamorous and none of it photographs like a feature. New flooring is not a talking point. A replaced patio door is not a talking point. Neither is plumbing you cannot see.
