They exist to collect your email. You sign up, nothing arrives, and six months later you get a newsletter about spring curb appeal.
Here is what is actually true on our end. We list a few dozen homes a year. A handful of those we know about weeks before they are photographed, staged and live on the MLS® — because the sellers are still packing, or finishing a basement, or waiting on possession somewhere else.
That window is short and it does not happen every month. When it does, the people on this list hear about it first. Some months there is nothing to send. We would rather tell you that than pretend otherwise.

Do you always have coming soon listings?
No. Some months we have two, most months we have none. It depends entirely on what our sellers are doing and when they are ready. Anyone promising you a constant stream of off-market homes in Calgary or Airdrie is describing a market that does not exist here.
Can I buy a home before it hits the MLS®?
Sometimes. It depends on what the seller wants and what they have agreed to in writing with us. Plenty of sellers specifically want full market exposure, and we will tell them that is usually the right call. When a seller does want a quieter start, the people on this list are who we call.
Does joining the list cost anything or commit me?
Neither. You are not signing a buyer agreement by giving us your email, and there is no fee. If you decide to work with someone else, or not buy at all, that is genuinely fine.
What areas does this cover?
Calgary, Airdrie, Cochrane and the surrounding communities — the same area we sell in. We have closed more than 500 homes across these streets since 2017.
