10 Cooperstown Court sold in September 2022, a hundred and twenty days after it listed. Across our 47+ Coopers Crossing sales the median on the MLS® ones is twenty-eight days. This was one of the three longest we have had in this community.
The timing explains most of it. A listing that went up in the spring of 2022 launched into one market and sold into a different one. Interest rates moved through that summer, buyer urgency drained out of the market, and homes that would have gone in a fortnight in February were sitting. That is not a marketing failure. It is what happens when the market changes underneath a listing, and it happens to every agent working right now.
The fast sales prove the market was hot. The slow ones prove we stayed.
What we can tell you is that it sold, at a number the sellers were happy with, for a home of 2,810 square feet. The price held. It just took four months to find the buyer, and the sellers were told that was a possibility before they listed rather than after sixty days of silence.
