Seventy One Days. We Are Not Rounding That Down.

This condo was listed in June 2026 and went firm on the fifteenth of August. Seventy one days. That is slower than most of what we sell, and there is no version of this page where we hide it behind a graphic.

Here is the part the timeline does not explain. Apartment condos were the slow corner of this market, and this one carried three further limits before a single showing was booked: a 25+ age restriction, two bedrooms rather than three, and one bathroom. Every one of those is a line through a section of the buyer pool.

And here is the comparison that actually means something. We listed this same suite in 2022, and it took 191 days to sell. In 2026 it took 71. Same building, same age restriction, same two bedrooms, in a market that had not got any easier.

Our seller knew all of that before he signed. He had a result he needed and a runway he could live with, and he chose to wait rather than chase the market down. Seventy one days is what that decision cost, and he would make it again.

A sold sign is not a report card on speed. In a market like this one, the honest question is not how fast, it is whether the seller got where he was going without giving away the thing he was selling.

What Seventy One Days Actually Buys

In A Softer Condo Market, The Number That Matters Is Who Is Left.

A detached home in a good school catchment is sold to a wide field, and speed is a fair measure of the work. An age restricted apartment condo is not that. The buyer has to be over twenty five, comfortable in an adult building, content with two bedrooms and one bathroom, and looking in Varsity specifically. That is not a small market, but it is a defined one, and a defined market moves at its own pace no matter what the listing does.

Which changes the job. When the pool is narrow, marketing is not about manufacturing urgency in week one, it is about making sure every buyer who fits actually sees the home before they settle for something else. That is why this listing carried a full video walkthrough and a 3D tour rather than photographs alone. A buyer who cannot picture 910 square feet from a gallery can walk it on a phone at eleven at night.

The alternative to patience is price, and price is a one way door. Cut early in a soft market and you do not restart the clock, you reset the expectation. We priced it, we held the marketing steady, we kept the seller informed through a quiet July, and the buyer who fit the building arrived in August.

Condo sellers are told constantly that a slow market means taking what you can get. It does not. It means understanding exactly who your buyer can be, and being findable when they start looking.
