Varsity is an established community in northwest Calgary, Alberta, made up of Varsity Acres, Varsity Village and Varsity Estates, laid out in 1963 between Crowchild Trail, 32 Avenue NW and the Bow River. This guide is written by Tara Molina Real Estate Group, a Calgary and Airdrie real estate team led by Tara Molina, REALTOR® CCS®, brokered by Royal LePage Benchmark, serving Calgary, Airdrie and all surrounding communities.

Why People Choose It

Why Do People Choose Varsity In Northwest Calgary?

Everything Is Already Here.

Varsity was laid out in 1963 and built through the 1960s and 1970s, bounded by Crowchild Trail on the north and east, 32 Avenue NW on the south, and the Bow River on the west. It is the rare Calgary community where the shopping, the university, the hospitals and the river valley are all inside a few minutes of the front step rather than a drive across the city.

That is why people stay. Families arrive for the schools and the space, students and hospital staff arrive for the commute, and downsizers stay in the neighbourhood they raised children in rather than leaving it. Three generations of the same family living within a few blocks is not unusual here.

Three Varsitys, Not One

Varsity Acres is the oldest section, folded grids and rear lanes from the 1960s. Varsity Village came next, built on a Radburn plan of cul de sacs and pedestrian pathways. Varsity Estates is the upscale end, larger detached homes without rear lanes.

Work, School And Hospital

The University of Calgary sits directly south, with Foothills Medical Centre and the Alberta Children’s Hospital minutes away. For anyone whose life runs through those three institutions, very little else in the city competes on commute.

Getting Around

Dalhousie CTrain station sits in the median of Crowchild Trail with pedestrian overpasses connecting Varsity Estates, roughly nine kilometres from the downtown core. Crowchild, Shaganappi and Stoney Trail handle the rest.

Schools And Green Space

Marion Carson, Jerry Potts and Varsity Acres serve the area, with F. E. Osborne for junior high and St. Vincent de Paul for Catholic families. Bowmont Natural Park and the river pathways run along the western edge. Confirm current designations before buying on that basis.

Worth Knowing

Is Varsity One Market Or Several?

One name. Three different markets, and that is the part that catches people out.

The Oldest Section

Varsity Acres

1960s bungalows on folded grids and rear lanes, with the occasional cul de sac.

The Radburn Plan

Varsity Village

Cul de sacs and pedestrian pathways, with homes backing a path and Market Mall inside it.

The Upscale End

Varsity Estates

Larger detached homes without rear lanes, and buyers who choose this pocket deliberately.

The Fourth Market

Condos Near Market Mall

Apartment condominiums, including adult living buildings, with their own buyers and their own pace.

In Varsity the question is never what the community is doing. It is what your third of it is doing, on your street, for your kind of house.

Why A Postal Code Average Gets Varsity Wrong

Redevelopment, the housing mix, and what the 2021 census says.

This is the part that catches people out. A 1960s bungalow on a rear lane in Varsity Acres, a Radburn era home backing a pathway in Varsity Village, a large detached home in Varsity Estates, and an apartment condo near Market Mall are four different markets that happen to share a postal code. They attract different buyers, they move at different speeds, and they do not price off each other.

Add the redevelopment layer on top. Varsity has been quietly turning over for years, with original bungalows coming down and infills going up beside them, which means two houses on the same block can be sixty years apart. A comparable sales printout that sorts by postal code and square footage will get this wrong more often than it gets it right.

The housing mix is genuinely wide. The 2021 census put roughly thirty nine percent of buildings here in the condominium and apartment category, which leaves the clear majority in detached and attached homes. Varsity is not a condo community, and it is not only bungalows either. It is all of it, on adjacent streets.

What Happens When A Buyer Calls Tara On Her Own Listing?

The same Varsity condo, sold in 2022 and again in 2026.

Sold by Tara Molina Real Estate Group, #3101, 4001C 49 Street NW, Varsity, Calgary

The first time this two bedroom condo in Varsity Villas, a 25+ building, sold, closing in April 2022, Tara was the listing agent. A buyer saw it, liked it, and called Tara directly to write his offer.

When Tara is the listing agent, a buyer who comes to her directly on her own listing has his offer written by a teammate, so each side has their own agent. A teammate represented him on the purchase, and Tara stayed with her seller. In 2026, when it was his turn to sell, he called Tara.

The same suite is the useful one. In 2022 it took 191 days to sell. In 2026 it took 71. Same building, same age restriction, four years apart, and the story of what changed is on its own page.

Home Values In Varsity

What Is My Varsity Home Worth?

What a Varsity home is worth depends on which Varsity it is in, and on what kind of home it is. Tara Molina Real Estate Group, brokered by Royal LePage Benchmark, prepares a comparative market analysis (CMA) for any address in Varsity Acres, Varsity Village or Varsity Estates in northwest Calgary, at no cost and with no obligation to sell.

Varsity is one name and several markets. A 1960s bungalow on a rear lane in Varsity Acres, a home backing a pathway in Varsity Village, a large detached home in Varsity Estates and an apartment condo near Market Mall attract different buyers and do not price off each other. Redevelopment adds another layer: original bungalows and new infills sit on the same block, so a valuation that sorts by postal code and square footage will get it wrong more often than it gets it right.

Afterward, the only thing you will hear from us is what is happening in the real estate market in Varsity. No pressure, no sales pitch. Thinking of selling in the next year or two? Our free Pre Sale Walkthrough tells you which updates, selections and colours make sense with resale value in mind, before you spend the money.

Thinking Of Selling

Ask for the CMA before you renovate or pick a date. It tells you what the home would sell for as it sits, and we will say so when we think waiting is the better call.

Thinking Of Buying

A list price is the seller’s opinion. Before you write an offer here, ask us which of Varsity’s markets the home is in and whether the block is redeveloping around it.

Just Curious

You do not need to be moving to ask. Plenty of owners want a number for their own planning, and we would rather you had an accurate one.

CMA Or Appraisal?

A CMA is a REALTOR®’s opinion of market value, built for buying and selling decisions. A lender, a court or an estate will usually want a certified appraisal. Tell us the reason and we will point you to the right one.

How We Arrive At The Number

Good To Know

Varsity Questions, Answered.

How do I find out what my home in Varsity is worth?

Ask a REALTOR® who has sold in the community for a comparative market analysis. Tara Molina Real Estate Group, brokered by Royal LePage Benchmark, prepares one for any address in Varsity Acres, Varsity Village or Varsity Estates, houses and condominiums alike, using recent comparable sales, the active listings you would compete with, and the listings that did not sell.

Does a home evaluation in Varsity cost anything, and do I have to sell?

No, and no. A Varsity home evaluation from our team is at no cost and carries no obligation to list. Many owners ask simply to know where they stand.

How accurate are online home value estimates for Varsity?

Less accurate than in most communities. An automated estimate sorts by postal code and square footage, and in Varsity a bungalow, an infill and a condo can sit within a few blocks of each other. Treat it as a rough range, then have the number checked against homes of the same kind in the same part of the community.

Is my City of Calgary property assessment the same as market value?

No. Alberta property assessments estimate value as of July 1 of the year before the tax year, so the figure on your notice is already dated when it arrives, and it comes from mass appraisal without anyone walking through your home. It is for calculating property tax. It is not a selling price.

What is the difference between a CMA and an appraisal?

A comparative market analysis is a REALTOR®’s opinion of what a home would sell for, used to set a list price or judge an offer. An appraisal is a formal valuation by a designated appraiser, usually required by lenders, courts and estates, and it comes with a fee. For a decision about selling or offering in Varsity, a CMA is the tool. If a bank or lawyer has asked for a value, you likely need an appraisal.

Do Varsity Acres, Varsity Village and Varsity Estates homes sell for the same price?

No. They are three subdivisions with different housing: older bungalows on rear lanes in Acres, a Radburn plan of cul de sacs and pathways in Village, and larger detached homes in Estates. Add the apartment condos near Market Mall and you have several markets that attract different buyers and do not price off each other.

Can you tell me what a home on my street in Varsity sold for?

We do not publish individual sale prices on this site. As part of a valuation we walk you through the recent sales on your street or in your building, and what each one means for your home.

Should I renovate my Varsity home before selling?

Get the valuation first. On a block that is turning over to infills, a buyer may be paying for the lot and not the kitchen. On a block that is not, the work can matter a great deal. We will tell you which applies and what the home would sell for as it sits.

I am buying in Varsity. How do I know if a home is priced fairly?

Work out which of Varsity’s markets it is in, compare it to recent sales of the same kind of home in the same part of the community, and check whether the block is redeveloping. We run that comparison for buyers before an offer is written.

What is the difference between Varsity Acres, Varsity Village and Varsity Estates?

They are the three subdivisions inside Varsity. Acres is the oldest, laid out in the 1960s with folded grids, rear lanes and the occasional cul de sac. Village came next, built on a Radburn plan around cul de sacs and pedestrian pathways, and Market Mall sits within it. Estates is the upscale end, mostly larger single detached homes without rear lanes. Locals use the names precisely, and so should any pricing conversation.

Is Varsity a good place for University of Calgary or hospital staff?

It is one of the strongest options in the city for that. The university is directly south of the community, and Foothills Medical Centre and the Alberta Children’s Hospital are minutes away. That proximity is also why the rental and condo side of Varsity stays active, which is worth knowing whether you are buying to live or holding long term.

What kinds of homes are in Varsity?

The full range. Original 1960s and 1970s bungalows and split levels, larger detached homes in Varsity Estates, townhomes, newer infills replacing original houses, and apartment condominiums including adult living buildings near Market Mall. The 2021 census put roughly thirty nine percent of buildings in the condominium and apartment category, so the majority of Varsity is still houses.

How is the commute downtown from Varsity?

Dalhousie CTrain station sits in the median of Crowchild Trail between 53 Street NW and Shaganappi Trail, with pedestrian overpasses connecting Varsity Estates, and it is roughly nine kilometres from the downtown core. By car, Crowchild Trail runs straight in, with Shaganappi and Stoney Trail covering the rest of the city and the airport.

Which schools serve Varsity?

Marion Carson, Jerry Potts and Varsity Acres serve the elementary years, F. E. Osborne is the junior high, and St. Vincent de Paul serves Catholic families through elementary and junior high. Boundaries and designations change, so confirm the current ones with the Calgary Board of Education or the Calgary Catholic School District before you buy on that basis.

Is Varsity still a good buy, or has the redevelopment priced it out?

Both things are happening at once, which is exactly why the street matters. Blocks that are turning over to infills behave differently from blocks that are not, and the condo and townhome side of the community follows its own cycle again. Ask us about the specific address rather than the community, and we will tell you which of those three markets you are actually in.

Can I call you about any Varsity listing, even one that is not yours?

Yes. Call or text 403.809.4639 about any home for sale in Varsity and we will show it to you, along with anything else worth seeing. When Tara is the listing agent and you come to her directly, a teammate writes your offer, so you and the seller each have your own agent. On every other home, Tara writes the offer herself.
