We bought 2040 44 Ave new in 2021, lived in it, and sold it in 2024. Four bedrooms, three-and-a-half baths, built by AK Design and Development on a quiet Altadore street.
When it came time to sell, we ran the same playbook we run for everyone else. Professional photography. Video. Staging. A price arrived at honestly rather than hopefully.

Most homes take longer. Some take a lot longer — one of ours came off the market entirely and sold months later. Anyone promising you eight days is selling you something.
It wasn’t a fluke either. Two months after ours, we sold another Altadore home a few blocks away, and that one went in eight days as well. A third took forty-eight. Same team, same work, different houses — that’s what a real record looks like. A range, not a number.
