Why People Choose It

A Village Inside The City.

Marda Loop is built around the retail spine of 33rd Avenue SW, and the communities that surround it read as one neighbourhood in practice: Altadore, South Calgary, Garrison Woods, Richmond, Bankview, Currie and Knob Hill. Modern infills sit beside character homes on the same block, and the whole thing is about ten minutes from downtown.

It is one of the few parts of Calgary where you can genuinely live without the car for a day — groceries, coffee, the gym, dinner and a park, all on foot. That is the reason people pay to be here, and it is why the pricing works differently than it does in the suburbs.

33rd Avenue

More than forty restaurants, bars and cafes along the retail strip, plus boutiques, fitness studios and grocery. Summer brings markets and street festivals. It is the reason the area is called a village rather than a neighbourhood.

Parks & Pathways

River Park and Sandy Beach at the end of the pathway, with the Elbow River system connecting through to downtown and the Glenmore Reservoir loops. Off leash areas, skating rinks, tennis courts and sports fields all within the pocket.

Schools

Altadore, Richmond and Mount Royal schools, Central Memorial High, William Reid for French Immersion, plus Lycee international de Calgary and Master’s Academy on the private side. Mount Royal University is a short drive. Confirm current catchments before buying on that basis.

The Commute

Roughly ten minutes to downtown, and walkable or bikeable if you would rather. Crowchild and 14th Street put the mountains within reach on a Friday afternoon without crossing the city first.

Worth Knowing

Here, No Two Comparables Match.

In a suburban community you can price a home against four others of the same floor plan on the same street. That does not exist here. On one block you will find a 1950s bungalow, a subdivided infill built last year, a townhome and a lot someone is holding for redevelopment. The homes we have sold in this pocket run from 714 square feet to 2,416, and across a price range from the low $300,000s to just over $1.1 million.

That spread is the whole problem with pricing inner city property, and it is where automated valuations fall apart. What a home is worth here depends on the lot, the orientation, the build quality, how close it is to 33rd, and whether the value is in the house or in the land underneath it. Those are judgement calls, and they are the ones we get paid to make.

The hardest version of that is a brand new build with no history at all. 2118 27 Avenue SW in Richmond was never occupied, had no previous sale to point at, and listed three weeks before the market shut down in 2020. It sold in 81 days, because the tour moved online when nobody could walk through the door.

2334 24 Avenue SW sold with us in March 2022. Three years later the owners came back, and it sold again in February 2025. 2007 26 Avenue SW went the same way — sold in March 2019, then again in December 2021.

Eight addresses in this pocket, and two of them we have now sold twice. In a market where inner city sellers can choose from hundreds of agents within a ten minute drive, the people best placed to judge the work are the ones who have already been through it once.

Anyone can win a listing. Winning the same house a second time, three years later, from a seller who has already seen exactly how you work, is a different thing entirely.
