Why People Choose It
Quiet, And Genuinely On The Edge Of Town.
Williamstown sits in the far northwest corner of Airdrie, bordered by Silver Creek, Reunion and Woodside, with the Nose Creek environmental reserve running alongside it. The land immediately north is undeveloped, which is the part people actually notice — a good number of these homes look out at nothing but open ground.
The streets are straightforward to recognise: Williamstown Boulevard, Close, Green, Grove and Park. The community takes its name from William McKenzie, the railway engineer credited with naming Airdrie.
The Housing Mix
Single family homes, laned homes, duplexes and townhomes, with a large townhome complex at 280 Williamstown Close. The homes we have sold here run from 1,206 square feet to 2,006 — a narrower spread than most Airdrie communities, because there is not much at the very top end.
Nose Creek & Pathways
The Nose Creek environmental reserve borders the community, with pathways, wetlands and wildlife along it. The regional trail system connects through toward East Lake, downtown Airdrie and Chinook Winds Park, so a fair bit of Airdrie is reachable without a car.
Schools
Herons Crossing School is the only school inside Williamstown, within walking distance of most of it. High school students attend schools in other communities. Designations change, so confirm the current catchment with Rocky View Schools before you buy on that basis.
The Commute
Roughly 20 minutes to Calgary down the QEII, with ICE transit running into the city if you would rather not drive. CrossIron Mills and the Calgary airport are both an easy run south, and downtown Airdrie is minutes away.
Worth Knowing
Nine Of The Sixteen Were In One Building.
We would rather say that than let a headline number do work it has not earned. We have sold eighteen homes in Williamstown since 2017. Of the sixteen that went through the MLS®, nine were units inside 280 Williamstown Close — the townhome complex — and seven were on the surrounding streets. The remainder sold off market, and those are not listed below.
That split matters when you are pricing. Inside 280, our sales ran from $250,000 to $425,000. On the surrounding streets they ran from $311,000 to $525,000. Those are different markets in the same postal code, and they move on different things: the complex on condo fees, unit layout and which floor you are on, the street homes on lot, frontage and finished space.
It also means our depth here is uneven, and you should know which kind of depth you are getting. If you own a unit in 280 Williamstown Close, we have sold nine of them across six years and can tell you what actually moves them. If you own a detached home on the Boulevard, we have sold fewer — and we will price it against the whole community rather than pretending otherwise.

The One We Sold Twice
506 – 280 Williamstown Close.
We sold unit 506 in January 2021, and again in April 2022. Same end unit, three bedrooms, three and a half baths, south facing deck, double attached garage.
There is a detail in those two files worth knowing if you own a townhome anywhere. The 2021 listing measured 1,533 square feet. The 2022 listing, measured with iGuide, came out at 1,698. Nothing was built in between. The same home simply got measured two different ways.
If a comparable is 165 square feet larger than yours on paper, check how it was measured before you assume it is a bigger home.
That gap is roughly the size of a bedroom, and it is entirely a measurement artefact. It is also the kind of thing that quietly costs people money when a pricing conversation leans on one comparable without anyone opening the measurement report.
