How Long Does It Take To Sell A House In Calgary?
Across the Calgary homes we have sold since 2018, the median took 22 days. The full range ran from same day to 215. Our own book, not the board’s.
This page reports how long Calgary homes sold by Tara Molina Real Estate Group took to sell, measured as days on market on the MLS® listing. Tara Molina Real Estate Group is a Calgary and Airdrie real estate team led by Tara Molina, REALTOR® CCS®, brokered by Royal LePage Benchmark, serving Calgary, Airdrie and all surrounding communities.
We Publish Three, And They Count Different Things.
Day counts move depending on what you include and where you start the clock. Rather than pick the flattering one, here is all three with the basis stated.

Did Calgary Bottom In 2022? No, In 2024.
This is where Calgary and Airdrie part company. Our Airdrie median has risen every year since 2022. Calgary kept getting faster through 2024, then jumped, then came back down. Two markets, forty minutes apart, on different clocks.
2018 and 2019 are thin samples. Treat those two rows as context rather than a reading.

Why Is The 2025 Spike The Interesting Row?
Twelve days in 2024, twenty nine in 2025, nineteen so far in 2026. That is not noise, and it is not us changing how we work. It is a market that tightened hard, loosened fast, then found a middle.
If you sold in Calgary in 2024 and you are selling again now, the useful thing to know is that your own experience is the outlier, not the current market. Twelve days was the fastest year we have ever recorded in this city.
Calgary is quicker than Airdrie on the middle number, at 22 days against 26. It is also where our slowest sales have been shorter: 215 days against 351.
The median is still only the middle. Half of everything we sold in Calgary sat outside it, in both directions.

Why Is There No Calgary Community Median?
We name a community median only where we have closed at least ten homes there. On that test, no Calgary community qualifies yet, and we are not going to publish a median built on five sales and call it local knowledge.
A community median from a handful of sales is mostly luck. We would rather tell you we do not have the number.
Where we have sold most often in Calgary, we will name the community without a median:

How The Calgary Sales Are Spread
How widely our Calgary sales are spread, how Airdrie compares, and where we do have the depth.
Our Calgary sales are spread across many different communities, so no single one has enough sales to give a fair median of its own. In Airdrie, where our sales are more concentrated, community medians are more meaningful.
So we hold ourselves to a rule: we name a community median only where we have closed at least ten homes there. On that test, no Calgary community qualifies, and we are not going to publish a median built on five sales and call it local knowledge.
Where we have sold most often in Calgary, we will name the community without a median: Mahogany, Auburn Bay, Varsity and Riverbend. Ask us about any of them and we will walk you through the individual sales rather than hide behind an average.
For the communities where we genuinely do have the depth, see the Airdrie communities where we have closed ten or more.
What Pushes A Calgary House To Each End?
Toward The Fast End
Priced at what the comparable sales support rather than what the owner hoped. Easy to show. Photographed properly. And an obvious buyer, which in Calgary usually means an inner city infill or a family home in an established community with schools.
Toward The Slow End
Apartment condominiums have been the slowest segment in our Calgary book, and age restricted buildings slower again. A narrower buyer pool takes longer in any market, and that is a function of who can buy it rather than anything about the home.
The Honest Caveat
Calgary is a very large city and we are not equally active in all of it. A citywide median across many communities tells you about our book. For your specific street, ask, and we will tell you what we actually know rather than what the citywide number implies.
None of that is a promise in either direction, and we are not going to make one.
Calgary Days On Market Questions
How long does it take to sell a house in Calgary?
Across the Calgary homes Tara Molina Real Estate Group sold between 2018 and 2026, the median was 22 days and the range ran from same day to 215. So far in 2026 the Calgary median is 19 days. These figures are current as of 2026.
Is Calgary faster or slower than Airdrie?
On our own book Calgary is faster on the middle number, 22 days against 26 in Airdrie, and its slowest sale was shorter, 215 days against 351. The two markets have also moved differently: our Airdrie median has risen every year since 2022, while Calgary kept getting faster until 2024.
Which Calgary community sells fastest?
We do not publish a Calgary community median, because our Calgary sales are spread across many communities. We name a community median only where we have closed ten or more homes, and no Calgary community meets that yet.
Why was 2024 so much faster than 2025?
Our Calgary median was 12 days in 2024, the fastest year we have recorded in the city, then 29 days in 2025 and 19 so far in 2026. The market tightened hard and then loosened. Nothing about how homes are prepared or marketed changed across those years.
Is 22 days typical for the whole Calgary market?
It is typical for our listings. The Calgary Real Estate Board publishes market wide figures for Calgary and those are the right source for the entire market. Ours is drawn only from the homes we personally represented.

How These Figures Are Calculated
Our own Calgary transactions, 2018 to 2026, MLS® days on market, median not mean. Current as of 2026.
Every number on this page is drawn from the Calgary transactions closed by Tara Molina Real Estate Group between 2018 and 2026, on either side of the deal, current as of 2026. Days on market is taken as recorded on the MLS® listing, and sales are grouped by the year the sale closed. We report the median rather than the mean, and we publish a community median only where we have closed ten or more homes in that community, which no Calgary community currently meets. These are our own transactions and not a measure of the Calgary market as a whole, for which the Calgary Real Estate Board is the published source. Individual sale prices are not published.
A separate page covers the homes we listed ourselves, counted from the listing contract date, which is a different set and a different clock.
