Free Pre Sale Walkthrough In Calgary And Airdrie
Before you spend money getting your home ready, have someone who sells homes in your community walk through it with you. We will tell you which updates make sense with resale in mind and, just as usefully, what to leave alone.
The Pre Sale Walkthrough is a free home preview from Tara Molina Real Estate Group, brokered by Royal LePage Benchmark, for homeowners in Calgary, Airdrie and all surrounding communities who may sell in the next year or two. We walk through your home and give you advice on renovations, selections and colours made with resale in mind, before you spend the money.

A Second Opinion Before You Spend The Money.
Most homeowners who plan to sell ask the same question a year out: what should we do to the house first? The honest answer is usually less than you think, and it is almost never the most expensive thing on the list.
So we come and look. Room by room, with your plans in hand, we tell you which projects make sense with resale in mind, which finishes and colours to choose if you are doing them anyway, and which ideas to drop.
What Happens On A Pre Sale Walkthrough?
Four steps, and none of them is a sales pitch.
- 1
Tell Us Your Plans
When you might sell, what you are thinking of doing to the house, and what you would rather not spend.
- 2
We Walk It With You
Room by room, inside and out, looking at the house the way a buyer in your community will.
- 3
The Honest List
What is worth doing, what to choose if you are doing it anyway, and what to leave alone.
Free - 4
No Follow Up Pitch
The only thing we send afterward is what is happening in the market in your own community, if you want it.

The Rooms And Choices That Move Buyers.
Every home is different, so every walkthrough is too. These are the things we usually talk through.
- Kitchens and bathrooms
- Paint colours, inside and out
- Flooring and finishes
- Lighting and fixtures
- Curb appeal and the front entry
- The renovations you are already planning
- Repairs a buyer’s inspector will notice
- How your home compares with what has sold nearby
What Does It Cost To Undo?
The question we ask about every idea on your list. A bold choice is not a problem in itself. The risk is a buyer standing in the room working out what it would cost to change it.
Easy And Cheap To Undo
Paint, cushions, rugs and art, light fixtures, cabinet hardware, removable wallpaper. Enjoy the trends here.
Expensive To Undo
Tile, countertops, cabinetry, flooring, built ins and unusual plumbing fixtures. If you might sell in a year or two, keep these in a warm neutral.
More on this in interior design trends through a resale lens and paint colours that sell homes.
Not Selling For Another Year? That Is The Best Time To Book.
The useful conversation is the early one: what to fix, what not to bother with, and what your street has actually been doing. A year out, you have time to plan the work, spread the cost and choose finishes with a buyer in mind.
If you are listing in the next few weeks, a free home evaluation and our Home Seller Checklist are the better place to start.

Questions About The Pre Sale Walkthrough.
Is the Pre Sale Walkthrough really free?
Yes. There is no cost and no obligation to list with us or to work with us afterward. The only follow up from us is information about what is happening in the real estate market in your own community, if you want it.
Who is it for?
Anyone in Calgary, Airdrie or the surrounding communities who may sell in the next year or two and wants to know what is worth doing before they spend the money. If you are listing in the next few weeks, start with a free home evaluation and our Home Seller Checklist instead.
Is it the same as a home evaluation?
No. A home evaluation tells you what your home is likely worth today. A Pre Sale Walkthrough is about the work: which renovations, selections and colours make sense with resale in mind, and what to leave alone. Many people ask for both, and both are free.
Will you tell me to renovate the kitchen?
Only if it makes sense, and usually it does not. A new kitchen rarely returns what it costs on the way out. More often the useful advice is a short list of smaller things worth doing, and a longer list of things to leave alone.
How far ahead should I book?
The earlier the better. A year or two out gives you time to plan projects, spread the cost, and choose finishes with a buyer in mind rather than rushing them the month before you list.

Before You Spend The Money, Ask.
Tell us when you might sell and what you are thinking of doing. We will walk it with you and tell you honestly what is worth it. Let’s make your next move a Positive one!
