What Is It Like To Live In North Glenmore Park?
Quiet and tucked away, with everything close.
North Glenmore Park runs from Mount Royal University down to the Glenmore Reservoir, so you are a short walk from the water at one end and the campus at the other. In between are mature, tree lined streets, a busy community association and some of the best recreation in the city right next door.
Why I Love It Here
Close to everything, and still quiet.

Why I Love It Here
Close to everything, and still quiet.
What I love about North Glenmore Park is how close it is to everything. The brand new athletic facilities and the pool are right there, and you can walk the pathways along the river all the way to Sandy Beach. The golf course is next door too.
You also have easy access to Crowchild Trail, and yet the streets feel quiet and tucked away. It is hard to find both in the inner city.

The Honest Part: Old Next To New
What to check before you buy.
Many of the original homes from the late 1950s and 1960s have been replaced by new infills, including both of the homes we have been part of here, built in 2011 and 2012. That means a quiet street can have a build site on it, and an original bungalow and a new infill on the same block are two very different purchases.
50 Avenue carries traffic along the north edge. Walk the block at rush hour, and ask what has been approved for the lots beside any home you are considering.

How Have Our North Glenmore Park Homes Gone?
We have been on both sides of the table here. We sold 2116 53 Avenue SW, a five bedroom home built in 2012 with 2,464 square feet developed, and we represented the buyers of 5615 19 Street SW, a six bedroom home built in 2011.
The seller of 2116 53 Avenue SW was a real estate agent. She could have listed it herself, and she hired us instead, because she wanted the Hello, Gorgeous! experience for her own home.
Selling an infill here and helping buyers find one is the same skill from two directions: knowing what these streets are worth, and what a buyer will pay for the details that set one home apart from the next.

What Is My North Glenmore Park Home Worth?
In North Glenmore Park the first question is whether you own an original home or a newer infill, because they are two different markets on the same streets. Tara Molina Real Estate Group, brokered by Royal LePage Benchmark, prepares a comparative market analysis (CMA) for any North Glenmore Park address in southwest Calgary, at no cost and with no obligation to sell.
For an original home, the lot itself often carries much of the value. For an infill, it is the finish, the layout and how it compares with the newest builds nearby.
Thinking Of Selling
Ask for the CMA before you pick a date or a price. An early opinion is a starting point; how the home is prepared, launched and shown decides where it lands.
Thinking Of Buying
A list price is the seller’s opinion. Before you write an offer here, walk the block, check what is planned next door, and ask us what similar homes nearby have sold for.
Just Curious
You do not need to be moving to ask. Plenty of owners want a number for their own planning, and we would rather you had an accurate one.
CMA Or Appraisal?
A CMA is a REALTOR®’s opinion of market value, built for buying and selling decisions. A lender, a court or an estate will usually want a certified appraisal. Tell us the reason and we will point you to the right one.
How We Arrive At The Number
Comparable sales. Recent North Glenmore Park sales of the same kind as yours: original against original, infill against infill.
Active listings. The homes a buyer would walk through the same weekend as yours.
Listings that did not sell. The prices this market has already said no to.
The home itself. The street, the lot, the condition and the finishes, seen in person.
Afterward, the only thing you will hear from us is what is happening in the real estate market in your own North Glenmore Park community. No pressure, no sales pitch, no expectation.
