What It’s Actually Like

What Is It Like To Live In Currie?

A community built around history.

Currie Barracks was a mainstay of Canada’s military for more than sixty years, from the 1930s on. Today the old base is a community of its own, named for General Sir Arthur Currie, where the original officers’ buildings, landscapes and parade square have been kept and new streets have been built around them. It is less than ten minutes from downtown, with Mount Royal University, Marda Loop and the Glenmore Reservoir all close by.

The Airport Playground And The Dog Park

Why families and dog owners love it here.

Our kids love the Airport Playground. It is epic, an award winning playground in Alexandria Park, and the kind of place you promise for twenty minutes and stay at for two hours.

Dog owners get the off leash dog park, fully fenced, so the dogs can run while you stand and chat with the neighbours. Between the two, it is one of the easiest places in the inner city to get outside every single day.

The Heritage You Live Beside

Nine buildings and landscapes in Currie are designated Provincial Heritage Resources. Among them are Ramshead House, the Stables Building and Athlone Hall, all built in the 1930s as part of the original base.

The Officers’ Mess Garden, once reserved for senior officers, is now a City of Calgary park, and Trasimene Crescent is a protected heritage landscape that is lit with holiday lights each season.

Three Neighbourhoods In One

The Core, the Campus and the Commons.

Canada Lands Company planned Currie as three neighbourhoods, the Core, the Campus and the Commons, built around walkability, connection and heritage, with shops, restaurants and commercial space planned alongside the homes.

Several streets are named for members of the military, carrying on the tradition of Garrison Woods and Garrison Green, its neighbours from the earlier phases of the same redevelopment.

The Honest Part: Still Being Built

What to check before you buy.

Currie is in the final phase of its redevelopment, so some blocks are still under construction and the community will keep changing around you for a while. Ask what is planned for the lots near any home you are considering before you write an offer.

Crowchild Trail runs along the east side. It is your quick route downtown, and it is also the reason a home close to it is a different purchase from one on an interior street. For a townhome or condo, read the bylaws, the budget and the reserve fund study, even in a newer building.

Home Values In Currie

What Is My Currie Home Worth?

In Currie the first question is what kind of home you own, because a detached house, a townhome and a condo here are different markets that happen to share a few blocks. Tara Molina Real Estate Group, brokered by Royal LePage Benchmark, prepares a comparative market analysis (CMA) for any Currie address in southwest Calgary, at no cost and with no obligation to sell.

In a community that is still being built, you are competing with brand new homes from builders as well as resales, so what yours offers that a new build does not matters as much as its size.

Thinking Of Selling

Ask for the CMA before you pick a date or a price. An early opinion is a starting point; how the home is prepared, launched and shown decides where it lands.

Thinking Of Buying

A list price is the seller’s opinion. Before you write an offer here, walk the block, read the condo documents if there are any, and ask us what similar homes nearby have sold for.

Just Curious

You do not need to be moving to ask. Plenty of owners want a number for their own planning, and we would rather you had an accurate one.

CMA Or Appraisal?

A CMA is a REALTOR®’s opinion of market value, built for buying and selling decisions. A lender, a court or an estate will usually want a certified appraisal. Tell us the reason and we will point you to the right one.

How We Arrive At The Number

1

Comparable sales. Recent Currie sales of the same kind as yours: detached against detached, townhome against townhome, condo against condo.

2

Active listings. The resales and new builds a buyer would walk through the same weekend as yours.

3

Listings that did not sell. The prices this market has already said no to.

4

The home itself. The street, the lot, the finishes, what is being built nearby and, for townhomes and condos, the fees and the reserve fund, seen in person.

Afterward, the only thing you will hear from us is what is happening in the real estate market in your own Currie community. No pressure, no sales pitch, no expectation. Selling in the next year or two? Book a free Pre Sale Walkthrough and we will tell you which updates make sense with resale in mind, before you spend the money.

Good To Know

Currie Questions, Answered.

How do I find out what my home in Currie is worth?

Ask a REALTOR® who knows the area for a comparative market analysis. Tara Molina Real Estate Group, brokered by Royal LePage Benchmark, prepares one for any Currie address, detached, townhome or condo, using recent comparable sales, the active listings and new builds you would compete with, and the listings that did not sell.

Does a home evaluation in Currie cost anything, and do I have to sell?

No, and no. A Currie home evaluation from our team is at no cost and carries no obligation to list. Many owners ask simply to know where they stand.

Is Currie the same as Currie Barracks?

Yes. The community was known as Currie Barracks and was renamed Currie in 2016. It is built on the former Canadian Forces Base Calgary and is named for General Sir Arthur Currie.

How is Currie different from Garrison Woods and Garrison Green?

All three were built on the former base by Canada Lands Company. Garrison Woods and Garrison Green came first; Currie is the final phase, built around the original heart of the base, with its heritage buildings and parade square, so much of it is newer construction.

Is Currie still under construction?

Yes. Currie is in the final phase of its redevelopment, so some blocks are still being built. Ask what is planned near any home you are considering.

What heritage buildings are in Currie?

Nine buildings and landscapes are designated Provincial Heritage Resources, including Ramshead House, the Stables Building and Athlone Hall, all built in the 1930s. The Officers’ Mess Garden is now a City of Calgary park, and Trasimene Crescent is a protected heritage landscape.

Which schools serve Currie?

School designations are set by the Calgary Board of Education and the Calgary Catholic School District, and they change. Check the current school finder for the exact address before you buy on that basis.

Can you tell me what a home on my street in Currie sold for?

We do not publish individual sale prices on this site. As part of a valuation we walk you through the recent sales on your street and around it, and what each one means for your home.

Can I call you about any Currie listing?

Yes. Call or text 403.809.4639 about any home for sale in Currie, including new builds. We’ll show it to you, tell you what we know about it, and show you anything else worth seeing. If you decide to write an offer on one of our own listings, a teammate writes it, so you and the seller each have an agent working for you alone. On every other home, we write the offer ourselves.
