321 Windridge View sold in February 2019, a hundred and sixty days after it listed, at 2,447 square feet. It is one of the longest listings in our record.
Two things were working against it, and neither was effort. The first is the market: 2018 into 2019 was the hardest stretch Airdrie has had in the time we have been selling, with real inventory sitting unsold. Our median across everything we sold in 2018 was seventy-one days, and our longest that year ran to two hundred and sixty-two.
The second is the calendar. A listing that runs from late summer into February spends its middle months in the quietest part of the year, when buyer traffic in Airdrie drops away and does not properly return until spring. Some of those hundred and sixty days were simply December.
At 2,447 square feet this was a larger home in a slow market in the wrong months. Any two of those three is manageable. All three is a long listing.
What we will not do is dress that up. The sellers were told before listing that a run into winter was a possibility, and they got updates rather than silence while it happened. That is the part we would want if it were our house, and it is the part most sellers say was missing last time.
