Southwest Airdrie, off 8th Street SW. Windsong is the established side — Southwinds, also sold as South Windsong, is the newer build below it. We have sold 31 homes across the two and counting, from 1,231 square feet to 2,681, and we know where the line between them sits.
Why People Choose It
Two Communities, One Neighbourhood.
Windsong sits in southwest Airdrie, running off 8th Street SW with quick access to downtown Airdrie in one direction and the QEII in the other. The streets all carry the same prefix: Windstone, Windbrook, Windridge, Windhaven, Windgate, Windcreek, Windwood and Windsong Drive itself.
South of it, Southwinds picked up the naming and kept going with Windford, Windrow, Windbury and Osborne. You will see it listed as Southwinds on one site and South Windsong on another — same area, two marketing names, which is worth knowing before you assume two searches are showing you two different places.
The Housing Mix
Single family detached homes, townhomes and semi attached homes, side by side. Windsong runs older and larger on average — Southwinds newer and tighter. That mix is why one price per square foot number does not describe this neighbourhood honestly.
Parks & Pathways
Southwinds was laid out with its roads and pathways running in to Osborne Park at the centre: picnic area, shaded plaza, playground, and a hill people toboggan in winter. A four acre environmental reserve sits inside a six acre pond complex, replanted using vegetation from the original farmstead. Chinook Winds Park is walkable from much of the neighbourhood, with a splash park, baseball diamonds and a skate park.
Schools
Windsong Heights School is the school open here today. Rocky View Schools has approved a Kindergarten to Grade 9 school for South Windsong with 905 spaces, targeted for September 2027, and a Southwinds high school for 1,810 students expected in 2029. Neither is open yet, dates move and designations change, so confirm the current catchment before buying on that basis.
The Commute
Roughly 20 minutes to Calgary down the QEII, with ICE transit an option if you would rather not drive. CrossIron Mills is close, and Township Road 270 takes you west to Big Hill Springs Provincial Park.
Worth Knowing
Windsong And Southwinds Do Not Price The Same.
Our 31 sales here split cleanly. On the Windsong side they ran from $230,000 to $800,000. On the Southwinds side — Windford, Windrow and Osborne — they ran from $278,000 to $510,000. Those sales span every year since 2018, so the two ranges are not a like for like comparison and we will not pretend they are.
What they do show is that the top of this neighbourhood lives on the Windsong side, in the larger older homes, and that a comparable pulled from the wrong side of the split will mislead you in whichever direction it happens to point. If you are selling here, the first question is not what Windsong is doing. It is which Windsong your house is in.
149 Windridge Road SW is that argument with the market against it. Over 2,100 square feet, listed while Windsong had competing signs on the same streets and buyers held the leverage. The Sale People Ask About
60 Windgate Close SW. Twice.
We listed 60 Windgate Close in 2019 and sold it in 50 days. It is 2,681 square feet on a pie shaped lot — the largest home we have sold in this community. The buyers who bought it were not our buyers. They came from British Columbia, they had their own REALTOR®, and we represented the other side of that deal.
Three years later, when it was their turn to sell, they called us. Not because we had ever worked for them — we had not — but because they had watched how the house was marketed from the buying side and wanted that for themselves.
It sold again in August 2022 in 27 days, roughly half the market time of the first run, and at the top end of what this community has produced.
Two things came out of that first listing — it reached a buyer who was not in the province, and it convinced that buyer, three years later, to hand us the sale.
The people best placed to judge how a house was marketed are the ones who bought it. When they come back three years later and hand you the listing, that is the review that counts.

Is Southwinds the same as South Windsong?
In practice, yes. Southwinds is the newer community south of Windsong in southwest Airdrie, and it is marketed under both names, so you will find the same homes listed as Southwinds on one site and South Windsong on another. Its streets are Windford, Windrow, Windbury and Osborne. If you are searching both terms and wondering why the results overlap, that is why.

How long is the commute from Windsong to Calgary?
Roughly 20 minutes down the QEII (Highway 2), with peak hour traffic adding to it as it does from anywhere in Airdrie. The ICE transit service runs into Calgary if you would rather not drive, and CrossIron Mills is on the way.
Are there HOA fees in Windsong or Southwinds?
No. Neither community carries an annual homeowners association fee, which is not true of every newer community in Airdrie and Calgary, so it is worth knowing when you are comparing. Individual townhome complexes may carry condo fees covering their own common areas, and those are specific to the building rather than the community, so check the listing you are looking at.
Is a new school being built in South Windsong?
Not yet, but two are approved. Windsong Heights School is the school actually open here today. Rocky View Schools has approved a Kindergarten to Grade 9 school for South Windsong with space for 905 students, targeted to open in September 2027 as Kindergarten to Grade 8 and adding Grade 9 the following year, with both South Windsong and Southwinds designated to it. A separate high school for Grades 10 to 12 with 1,810 spaces is approved for Southwinds and expected in fall 2029. Those are target dates rather than promises, school timelines do move, and if a specific school is the reason you are buying, confirm the designation before you write an offer.
Can you still buy a new build in Windsong?
Windsong itself is essentially built out, so the way in is resale. Southwinds is the newer side and still has builder product moving through it. If a new build is what you are after, that is where to look, and we will give you a straight read on what you gain and give up either way.
