Buying a home is exciting.
It can also feel a little overwhelming.
After weeks, or maybe even months, of scrolling listings online, saving favourites, and imagining yourself in different spaces, the day finally arrives: your first home tour.
Most buyers assume touring homes is simply about deciding whether they like a property or not.
In reality, your first tour is about so much more than that.
It is about learning what matters most to you, understanding how homes feel in person, and discovering things that photos can never fully show.

1. Wear Shoes That Are Easy To Take On And Off
This may sound simple, but you will thank me later.
In Calgary and surrounding communities, it is common courtesy to remove your shoes when viewing a home.
If we are touring several properties in a row, you will be taking your shoes off and putting them back on multiple times.
Comfortable slip-on shoes can make the entire experience feel smoother, easier, and much more enjoyable.

2. Don’t Focus Too Much On Paint Colours Or Decor
One of the biggest mistakes buyers make is getting distracted by things that are easy to change.
Paint colours. Furniture. Light fixtures. Decor choices.
Try to focus on the things that are harder or more expensive to change instead, such as layout, natural light, room sizes, lot size, location, and overall functionality.
The goal is to evaluate the home itself, not the owner’s decorating style.
Tara’s Pro Tip: When touring, ask yourself: “Can I change this easily, or is this part of the home’s long-term function and value?”
3. Photos Never Tell The Full Story
Every buyer experiences this.
Sometimes a home looks incredible online and feels completely different in person.
Other times, a property that did not stand out in photos becomes a favourite once you walk through the front door.
Photos cannot fully capture the flow of a home, ceiling height, natural light, street noise, neighbourhood feel, or overall atmosphere.

4. It’s Okay If You Don’t Love The First Home
In fact, that is completely normal.
Many buyers feel pressure to find “the one” immediately.
Your first tour is often more about learning your preferences than finding the perfect property.
You may discover you want a larger kitchen, need a bigger yard, prefer a different community, or do not actually want the layout you thought you wanted.
That is valuable information.
5. Take Notes Between Properties
After seeing several homes, they can start to blend together.
I recommend making quick notes after each showing.
What did you love? What did you not love? What questions came up? How did the home make you feel?
Those quick observations become incredibly helpful when comparing properties later.
The right home is not always obvious from the photos. Sometimes it is how the space feels when you are there.
6. Don’t Worry About Asking Too Many Questions
One of the most important parts of my job is helping buyers understand what they are seeing.
Questions are always welcome.
Whether you are wondering about renovations, resale value, neighbourhoods, schools, property condition, or future potential, ask away.
The more information you have, the more confident you will feel when it is time to make a decision.
7. Remember That This Should Be Fun
Buying a home is one of life’s biggest milestones.
Yes, it is important.
Yes, there are decisions to make.
But it should also be exciting.
We will evaluate homes thoughtfully, discuss the pros and cons, and make sure you are making informed decisions, but do not forget to enjoy the process along the way.
