Lanark Landing
Airdrie’s southeast corner, still being built. Melcor broke ground here in 2019 on a hundred and sixty acres, and the community will not be finished for years yet. That is the appeal and the catch, and both are on this page.
Why People Choose It
The Newest Corner Of Airdrie.
Lanark Landing sits in Airdrie’s southeast quadrant, next to Kings Heights and Ravenswood. It is the closest part of Airdrie to Calgary: ten minutes to the city limits on a clear run, which is the single reason a lot of buyers land here rather than further north.
Melcor Developments is behind it, and the name comes from Lanark in Scotland. The builder group was selected for a consistent look: prairie, farmhouse and brownstone styles with clean modern lines, held together by architectural controls.
The Housing Mix
Front attached and laned single family homes, duplexes and townhomes, from a builder group that includes Homes by Avi, Sterling, Jayman and McKee. A genuine range of price points in one community.
The Amenities
Airdrie’s first bike pump track is here, alongside an outdoor skating rink, a one acre park with playground and basketball court, a community garden, and pathways running out to the storm pond wetland.
Schools & Shopping
Rocky View Schools, with a K to 8 planned inside the community and existing Airdrie high schools in the meantime. Kingsview Market is the everyday shop, and Genesis Place is about five minutes north.
The Commute
Straight onto the QEII, with CrossIron Mills and the airport on the way south. A new interchange at 40th Avenue and Highway 2 is planned, which will change access here again.
On The Market
Lanark Landing Homes For Sale.
Live MLS® listings across Lanark Landing, updated throughout the day. Resale homes only. Builder inventory is sold separately and is not on the MLS®.
Worth Knowing
You Are Buying Into A Construction Site.
That is not a criticism. It is the honest description of a community with a ten year build out that started in 2019. Phases are still releasing. If you buy here now, some of what was in the marketing brochure does not exist yet, and some of your neighbours will be framing crews for a while.
Ask which phase your lot is in, and what is approved for the land behind you. Not what is planned. What is approved.
The other thing worth saying plainly: builder sales staff represent the builder. They are usually lovely and often very good at their job, and they are not working for you. You can bring your own REALTOR® into a new build, and it costs you nothing to do so, but you generally have to do it on your first visit, before you register with the show home.
If you are reselling here instead, the thing to understand is that you are competing with the builder next door, who can offer incentives you cannot. That changes how a resale needs to be priced and presented. It is a different conversation than selling in an established community.

Home Values In Lanark Landing
What Is My Lanark Landing Home Worth?
A Lanark Landing home is worth what a buyer will pay for it against everything else they could buy here this month, new or resale. Tara Molina Real Estate Group, brokered by Royal LePage Benchmark, prepares a comparative market analysis (CMA) for any Lanark Landing address in Airdrie, at no cost and with no obligation to sell.
Lanark Landing is still being built, and that sets the terms for a resale. If you sell here you are competing with the builder next door, who can offer incentives you cannot, so a resale has to be priced and presented against new construction as well as against other resale homes. Which phase your lot is in, and what is approved for the land behind you, are part of the number too.
Thinking Of Selling
Ask for the CMA before you list. It tells you what a resale would sell for against the builder inventory down the street, and how it needs to be presented to compete.
Thinking Of Buying
A builder’s price list is one side’s opinion, and so is a resale list price. Before you sign for a new build or offer on a resale, ask us what comparable homes here have sold for.
Just Curious
No move planned? Ask anyway. A current number is useful for planning or plain peace of mind, and it commits you to nothing.
CMA Or Appraisal?
For a decision about selling or offering, a CMA from a REALTOR® is the tool. For a mortgage, a legal matter or an estate, you will usually be asked for a certified appraisal. Tell us why you need the number and we will say which fits.
How We Arrive At The Number
1. Comparable sales. Recent resale sales in Lanark Landing of homes like yours. The community is new, so the list is short and each sale carries weight.
2. Active listings. What is for sale against you right now, including the builder homes and the incentives that come with them.
3. Listings that did not sell. Homes that were listed and came off unsold, which show where buyers stopped.
4. The home itself. The phase, the lot, what is approved for the land behind it, and the condition and upgrades, seen in person.
Good To Know
Lanark Landing Questions.
How do I find out what my home in Lanark Landing is worth?
Ask a REALTOR® for a comparative market analysis. Tara Molina Real Estate Group, brokered by Royal LePage Benchmark, prepares one for any Lanark Landing address. Our record here is short because the community is new, so we work from the recent resale sales, the active listings you would compete with, and what the builders are offering today.
Does a home evaluation in Lanark Landing cost anything, and do I have to sell?
No, and no. A Lanark Landing home evaluation from our team is at no cost and carries no obligation to list. Many owners ask simply to know where they stand.
How accurate are online home value estimates for Lanark Landing?
They are a starting point. An automated estimate works from public data and averages, so it cannot see condition, upgrades, the phase or what is approved behind the lot, and it does not account for builder incentives on the new homes you are competing with. Treat it as a rough range, then have the number checked.
Is my City of Airdrie property assessment the same as market value?
No. Alberta property assessments estimate value as of July 1 of the year before the tax year, so the figure on your notice is already dated when it arrives, and it comes from mass appraisal without anyone walking through your home. It is for calculating property tax. It is not a selling price.
What is the difference between a CMA and an appraisal?
A comparative market analysis is a REALTOR®’s opinion of what a home would sell for, used to set a list price or judge an offer. An appraisal is a formal valuation by a designated appraiser, usually required by lenders, courts and estates, and it comes with a fee. For a decision about selling or offering in Lanark Landing, a CMA is the tool. If a bank or lawyer has asked for a value, you likely need an appraisal.
How do I price a resale home in Lanark Landing against new builds?
By looking at what a buyer can get new, down the street, on the same day. The builder can offer incentives a private seller cannot, so a resale has to be priced and presented with that in mind. What a resale offers in return is a finished home with no build timeline.
Can you tell me what a home on my street in Lanark Landing sold for?
We do not publish individual sale prices on this site. As part of a valuation we walk you through the recent resale sales in the community, and what each one means for your home.
Should I upgrade my Lanark Landing home before selling?
Get the valuation first. You are competing with brand new homes, so which upgrades pay back depends on what the builders are offering at the time. We will tell you what to do, what to leave, and what the home would sell for as it sits.
I am buying in Lanark Landing. How do I know if a home is priced fairly?
For a resale, compare it to recent resale sales here and to current builder pricing. For a new build, remember the sales staff represent the builder. You can bring your own REALTOR® at no cost to you, but you generally need to do it on your first visit, before you register with the show home.

The community’s name is Lanark Landing, developed by Melcor and named after Lanark in Scotland. You will see it shortened to Lanark on some listings and in casual conversation, so it is worth searching both ways.

Do I need my own REALTOR® to buy a new build here?
You are not required to have one, but the builder’s sales staff represent the builder rather than you. Bringing your own representation costs you nothing, and in most cases you need to do it on your first visit to the show home, before you register. Ask us before you tour if you are unsure.
Is Lanark Landing finished being built?
No. The first phase broke ground in 2019 on a hundred and sixty acres, with roughly a ten year build out, and further phases have continued releasing since. Expect ongoing construction, and check what is approved on the land around any lot you are considering rather than what is merely planned.
