Sold In Varsity Estates, NW Calgary
108 Varsity Estates Place NW
An estate sale, handled for a family two provinces away. A gorgeous home on a quiet cul de sac, cared for over many years, and still not ready to be sold. Fifty five days from listing to firm, and most of the work happened before the sign ever went up.
The Part We’ll Say Out Loud
The House Was Loved. It Was Not Ready.
Those two things are not in conflict, and families are often surprised to hear it said out loud. This home had been looked after carefully for years by an owner who plainly loved it. It was still a long way from something a buyer could walk into and picture as theirs.
A lifetime of belongings had to be sorted, kept, sold and cleared. Rooms had to be emptied before they could be staged. And once the house was open and honest, it showed us a few things that needed fixing, none of which were on anybody’s list at the start.
The family was in Winnipeg. Not one of those decisions could be made by walking down the hall to look at it.
Fifty five days is the part of this sale you can measure. It is not the part that decided the outcome. That was settled in the weeks before the listing went live.
What An Estate Sale Actually Takes
The Work Nobody Lists On A Feature Sheet.
An estate sale is not an ordinary listing with a sadder backstory. It is a project with a house at the end of it, and the order the work happens in decides what that house is worth when it finally reaches the market.
Clear It
Sorting what the family keeps, what gets sold, what is donated and what leaves. Nothing else can start until the rooms are empty, and this is the step that takes the longest.
Fix What Shows
An empty house hides nothing. Our general contractor handled the issues that surfaced once the rooms were clear, several of which nobody knew about at the start.
Stage It Properly
Fully staged, not partially. An empty home of this size reads as cold and reads as smaller, and buyers price both of those things into what they offer.
Decide At A Distance
Every approval came from another province. That means options presented clearly, with photographs and a recommendation attached, rather than a list of questions.
Skip any one of those and the house still sells. It just sells for less, to a buyer who is pricing in the work and the uncertainty on top of it. Families handling an estate are usually told to list quickly and put it behind them. That advice has a cost, and it is offered most often to the people least able to check it.
Winnipeg To Calgary
A Colleague Two Provinces Away Sent Them To Us.
This listing came to us as a referral from a colleague in Winnipeg, which is a particular kind of trust to be handed. He was never going to stand in the house. He could not check any of it himself. And his own relationship with the family rested on whoever he chose in Calgary.
So the reporting mattered as much as the marketing. The family saw the same picture we had, at the same time, including the parts that were not going to plan. When you are grieving and organising a house from another province, the worst thing an agent can do is go quiet and come back with a result.
We got there. The house sold, and it met the goal the family set at the start.

Varsity Calgary Real Estate
Why Varsity Estates Sells To A Different Buyer.
Varsity carries three subdivisions under one name, and Varsity Estates is the upscale end of it: larger detached homes, no rear lanes, and a buyer choosing this community deliberately rather than shopping a price band across the northwest. That buyer is patient, particular, and unimpressed by a house that is almost ready.
Which is exactly why the clearing, the repairs and the staging were worth the weeks they took. Elsewhere a tired house still sells to someone who wants the lot. In Varsity Estates you are selling the house.
Handling A Family Home You Did Not Plan To Sell?
We will walk the house with you, tell you what is worth doing and what is not, and say so plainly if the honest answer is that the work will not pay for itself. There is no rush from our side, and no charge for the conversation.
