Sold • Coopers Crossing, Airdrie
1101 Coopers Drive SW
3,015 square feet, one of our million-dollar sales, twenty-eight days on market. A month earlier we sold a smaller home four doors down in ten. Same street, same bracket, same spring — and the difference is the useful part.
What Actually Happened
The Bigger Home Took Longer. It Usually Does.
1101 Coopers Drive sold in March 2022 after twenty-eight days, at 3,015 square feet — one of the largest homes we have sold on this street, and one of our million-dollar sales.
Four weeks earlier we had sold 1137 Coopers Drive, also over a million, also on Coopers Drive, in ten days. It was 2,536 square feet. Nearly five hundred square feet smaller, and it went almost three times faster.
The higher you go, the fewer buyers there are. That is not a marketing problem. It is arithmetic.
This is the thing most sellers of large homes are never told plainly. At $400,000 in Airdrie there are hundreds of qualified buyers. Past a million, in a 3,000 square foot home, there are dozens — and they are choosier, slower, and often selling something else first. Twenty-eight days at this size is a good result, not a slow one.
Across our 47+ Coopers Crossing sales, the median on the MLS® ones is twenty-eight days and the range runs from three to a hundred and fifty. 1101 landed exactly on the median — while being one of the biggest homes in the set.
How It Was Marketed
The Listing Video.
A 3,015 square foot home is hard to understand from photographs. Stills flatten the scale, and scale is most of what you are selling at this size. This is the video that ran for 1101 Coopers Drive.

Selling A Larger Home?
Expect A Smaller Room.
The single most common mistake we see at this end of the market is a seller applying entry-level timelines to an executive home, then panicking at day twenty-one. The pool is smaller by definition, and patience is part of the strategy rather than a sign something is wrong.
We will tell you what to expect before you list. Our Coopers Crossing sales range from three days to a hundred and fifty, and both ends are published on this site.
