Altadore
Tree-lined streets, almost no through traffic, and a park at the end of the pathway that dog people drive across the city for. Inner-city Calgary that still lets kids knock on doors.
What It’s Actually Like
The Good Old Days, With Better Kitchens.
Altadore sits between 33rd and 50th Avenue SW, bounded by 14th Street and Crowchild. It went up after the war, and for fifty years it was bungalows. Then the infills came — and unusually for Calgary, the community survived the rebuild.
Kids here still knock on each other’s doors to ask if their friend can come out. That sounds like nostalgia until you spend an evening on one of the quieter streets and watch it happen. It’s a function of geography: through traffic has no reason to be here, so the streets belong to the people on them.
The hidden gems are the interior streets — mature trees, landscaping people clearly care about, and a quiet you wouldn’t expect ten minutes from downtown. They don’t photograph well from a listing site. You have to walk them.
River Park
Fifty-two acres on the Elbow escarpment, with a kilometre of pathway and the downtown skyline across the valley. The off-leash is the one Calgary dog owners argue is the best in the city. On a Saturday morning it’s half the neighbourhood.
Sandy Beach
Just past River Park on the Elbow. Picnics, fire pits, and in July the place locals put a raft in and float. It’s the reason people who could live anywhere in the quadrant stay here.
Marda Loop
A few blocks north — Calgary’s busiest outdoor shopping street. Coffee, restaurants, groceries and a farmers’ market, all on foot. Altadore is part of the Marda Loop Communities Association, so the events are yours too.
Downtown
About ten minutes by car, and genuinely bikeable along the Elbow pathways. Close enough that the commute stops being a factor in where you live.
Schools
Our Kids Went To Altadore School.
They loved it. It’s on 16th Street SW, it’s been there since 1952, and it runs kindergarten through grade six.
Dr. Oakley School on 20th Street serves students with learning disabilities, grades three to nine. The designated public junior high is Mount Royal, and the senior high is Central Memorial. For French immersion the designated schools are William Reid and Western Canada. There are private options close by too — Lycée Louis Pasteur and Rundle Academy. Designations do change, so confirm current boundaries with the CBE before you buy on that basis.

Bungalow or infill — which is the better buy in Altadore?
It depends what you’re actually buying. An infill gets you a new build with a warranty on a lot someone already paid inner-city prices for. A bungalow gets you the lot, the trees, and the option to do something later — and in a community still rebuilding, the land is doing a lot of the work. Neither is the right answer in the abstract. Ask us about the specific street.
Is the Marda Loop construction still a problem?
The main street reconstruction has been disruptive for years and it’s changed what it’s like to live near 33rd. If you’re looking at the north end of Altadore, it’s worth understanding where the work is at right now rather than reading last year’s take. Ask us and we’ll tell you what we’re seeing.
How much does River Park actually matter to value?
More than people expect, and it isn’t just the homes backing it. The whole east side of Altadore is walkable to the escarpment, and that’s a real part of why people pay to be here rather than somewhere cheaper ten minutes further out. It’s also why the dog-owning demographic is so heavy.
Can kids walk to school in Altadore?
Altadore School is in the community and most of the neighbourhood walks to it. Junior high and senior high are outside Altadore — Mount Royal and Central Memorial. Confirm current designations with the CBE, since boundaries move.
Is Altadore quiet or is it busy?
Both, and that’s the appeal. 33rd Avenue and Marda Loop are as busy as inner-city Calgary gets. Three blocks south you’re on a street with no through traffic and mature trees. Which one you end up on matters enormously, and it’s the thing people get wrong when they buy from photos.
