What Is It Like To Live In Richmond And Knob Hill?
Vibrant, friendly, walkable, and close to everything.
Richmond sits between 17 Avenue SW and the Marda Loop main street on 33 Avenue, with Crowchild Trail running through it. Its streets were laid out for post war bungalows, and many of those lots now hold new infills, so the original homes and the newest builds sit side by side.

Richmond and Knob Hill are vibrant, friendly and walkable, and close to everything you need.
This part of the city is where our families blended. Our first home all together was on 26 Avenue SW, a few blocks from here. We sold Girl Guide cookies door to door, floated the river on summer days, and the kids took bike riding lessons at Richmond School.

Living Here

Like other post war Calgary suburbs, Richmond is mostly single family homes. Many of the original 1950s houses are still here, and many lots have been redeveloped with new semi detached and single family infills, which is why one block can hold both.
The Marda Loop shops along 33 and 34 Avenues are at the south edge, Richmond Green is on the west side, and the community hall and rink are on 26 Avenue.

The first phase of Richmond was annexed in 1907, on land that had been part of William Nimmons’ ranch. Nimmons also held the lease on the Oliver Quarry near today’s Crowchild Trail and 17 Avenue SW, which supplied much of the stone for the first phase of Calgary’s City Hall. A second phase followed in 1910, but most of the building happened in the 1950s.
In the late 1940s the original grid was replotted with curved streets and irregular blocks, which you can still see along Richmond Road. Crowchild Trail opened through the community in 1967, and Richmond was home to the Alberta Children’s Hospital until it moved to northwest Calgary in 2007.

The Honest Part: Traffic, Building And Zoning
What to check before you buy.
Crowchild Trail runs through the community and 33 Avenue is the Marda Loop main street, so the blocks closest to them carry more traffic and noise. Infill building is steady here, and larger projects have been proposed nearby, including mixed use buildings on 33 Avenue SW, so a quiet street can have a build site on it.
Many homes still date from the 1950s, and an original bungalow and a new infill on the same block are two very different purchases. Calgary’s rules for infills and rowhouses also changed in 2024 and again in 2026, so check the current land use on any lot you are considering, and on the lots beside it. Richmond Green is under construction until an expected finish in spring 2028.

What Is My Richmond Home Worth?
In Richmond the first question is whether you own an original home or a newer infill, because they are two different markets on the same streets. Tara Molina Real Estate Group, brokered by Royal LePage Benchmark, prepares a comparative market analysis (CMA) for any Richmond or Knob Hill address in southwest Calgary, at no cost and with no obligation to sell.
For an original home, the lot and its land use often carry much of the value. For an infill, it is the finish, the layout and how it compares with the newest builds nearby.
Thinking Of Selling
Ask for the CMA before you pick a date or a price. An early opinion is a starting point; how the home is prepared, launched and shown decides where it lands.
Thinking Of Buying
A list price is the seller’s opinion. Before you write an offer here, walk the block, check what is planned next door, and ask us what similar homes nearby have sold for.
Just Curious
You do not need to be moving to ask. Plenty of owners want a number for their own planning, and we would rather you had an accurate one.
CMA Or Appraisal?
A CMA is a REALTOR®’s opinion of market value, built for buying and selling decisions. A lender, a court or an estate will usually want a certified appraisal. Tell us the reason and we will point you to the right one.
How We Arrive At The Number
Comparable sales. Recent Richmond sales of the same kind as yours: original against original, infill against infill.
Active listings. The homes a buyer would walk through the same weekend as yours.
Listings that did not sell. The prices this market has already said no to.
The home itself. The street, the lot, the condition and the finishes, seen in person.
Afterward, the only thing you will hear from us is what is happening in the real estate market in your own Richmond community. No pressure, no sales pitch, no expectation. Selling in the next year or two? Book a free Pre Sale Walkthrough and we will tell you which updates make sense with resale in mind, before you spend the money.
