Varsity was laid out in 1963 and built through the 1960s and 1970s, bounded by Crowchild Trail on the north and east, 32 Avenue NW on the south, and the Bow River on the west. It is the rare Calgary community where the shopping, the university, the hospitals and the river valley are all inside a few minutes of the front step rather than a drive across the city.

That is why people stay. Families arrive for the schools and the space, students and hospital staff arrive for the commute, and downsizers stay in the neighbourhood they raised children in rather than leaving it. Three generations of the same family living within a few blocks is not unusual here.

Three Varsitys, Not One

Varsity Acres is the oldest section, folded grids and rear lanes from the 1960s. Varsity Village came next, built on a Radburn plan of cul de sacs and pedestrian pathways. Varsity Estates is the upscale end, larger detached homes without rear lanes.

Work, School And Hospital

The University of Calgary sits directly south, with Foothills Medical Centre and the Alberta Children’s Hospital minutes away. For anyone whose life runs through those three institutions, very little else in the city competes on commute.

Getting Around

Dalhousie CTrain station sits in the median of Crowchild Trail with pedestrian overpasses connecting Varsity Estates, roughly nine kilometres from the downtown core. Crowchild, Shaganappi and Stoney Trail handle the rest.

Schools And Green Space

Marion Carson, Jerry Potts and Varsity Acres serve the area, with F. E. Osborne for junior high and St. Vincent de Paul for Catholic families. Bowmont Natural Park and the river pathways run along the western edge. Confirm current designations before buying on that basis.

Worth Knowing

One Name. Three Different Markets.

This is the part that catches people out. A 1960s bungalow on a rear lane in Varsity Acres, a Radburn era home backing a pathway in Varsity Village, a large detached home in Varsity Estates, and an apartment condo near Market Mall are four different markets that happen to share a postal code. They attract different buyers, they move at different speeds, and they do not price off each other.

Add the redevelopment layer on top. Varsity has been quietly turning over for years, with original bungalows coming down and infills going up beside them, which means two houses on the same block can be sixty years apart. A comparable sales printout that sorts by postal code and square footage will get this wrong more often than it gets it right.

In Varsity the question is never what the community is doing. It is what your third of it is doing, on your street, for your kind of house.

The housing mix is genuinely wide. The 2021 census put roughly thirty nine percent of buildings here in the condominium and apartment category, which leaves the clear majority in detached and attached homes. Varsity is not a condo community, and it is not only bungalows either. It is all of it, on adjacent streets.

What is the difference between Varsity Acres, Varsity Village and Varsity Estates?

They are the three subdivisions inside Varsity. Acres is the oldest, laid out in the 1960s with folded grids, rear lanes and the occasional cul de sac. Village came next, built on a Radburn plan around cul de sacs and pedestrian pathways, and Market Mall sits within it. Estates is the upscale end, mostly larger single detached homes without rear lanes. Locals use the names precisely, and so should any pricing conversation.

Is Varsity a good place for University of Calgary or hospital staff?

It is one of the strongest options in the city for that. The university is directly south of the community, and Foothills Medical Centre and the Alberta Children’s Hospital are minutes away. That proximity is also why the rental and condo side of Varsity stays active, which is worth knowing whether you are buying to live or holding long term.

What kinds of homes are in Varsity?

The full range. Original 1960s and 1970s bungalows and split levels, larger detached homes in Varsity Estates, townhomes, newer infills replacing original houses, and apartment condominiums including adult living buildings near Market Mall. The 2021 census put roughly thirty nine percent of buildings in the condominium and apartment category, so the majority of Varsity is still houses.

How is the commute downtown from Varsity?

Dalhousie CTrain station sits in the median of Crowchild Trail between 53 Street NW and Shaganappi Trail, with pedestrian overpasses connecting Varsity Estates, and it is roughly nine kilometres from the downtown core. By car, Crowchild Trail runs straight in, with Shaganappi and Stoney Trail covering the rest of the city and the airport.

Which schools serve Varsity?

Marion Carson, Jerry Potts and Varsity Acres serve the elementary years, F. E. Osborne is the junior high, and St. Vincent de Paul serves Catholic families through elementary and junior high. Boundaries and designations change, so confirm the current ones with the Calgary Board of Education or the Calgary Catholic School District before you buy on that basis.

Is Varsity still a good buy, or has the redevelopment priced it out?

Both things are happening at once, which is exactly why the street matters. Blocks that are turning over to infills behave differently from blocks that are not, and the condo and townhome side of the community follows its own cycle again.
