What It’s Actually Like

What Is It Like To Live In Garrison Green?

A neighbourhood built with a memory.

Garrison Green sits on land where military families once lived, in the Lincoln Park married quarters of CFB Calgary. When Canada Lands Company redeveloped the base, the theme chosen here was Canada’s peacekeepers, and you see it on the street signs: thirteen streets carry the names of Canadian peacekeepers.

Front Porches And Back Lanes

Why the streets feel the way they do.

Garrison Green and its neighbour Garrison Woods were planned with front porches facing the street, walkable blocks and garages tucked off the back lanes, so the front of the house belongs to people rather than cars. Avenue Calgary named the two together Calgary’s best new neighbourhood built after 2000 in its 2022 rankings.

What you get is a real mix: detached homes, townhomes and condo apartments, often on the same few blocks. That makes it one of the few places in this part of the city where a first condo, a townhome and a family home can all be a short walk apart.

The Honest Part: Two Busy Roads

What to check before you buy.

Crowchild Trail runs along the east edge of the community and Glenmore Trail along the south. They are the reason you can be downtown or out of the city quickly, and they are also the reason a home backing onto either one is a different purchase from a home on an interior street.

Walk the block at rush hour before you write an offer. It is the single thing people get wrong when they buy here from photos.

Around The Neighbourhood

What Is Close To Garrison Green?

Two parks that tell the story of the place, a university on the doorstep and the reservoir just south.

Dallaire Avenue • 2004

Peacekeepers Park

A bronze Canadian peacekeeper offering a doll to a little girl, a wall of honour, and a wall listing the peacekeeping missions Canada has served on. It was dedicated on Peacekeepers Day, 9 August 2004.

In The Community

Buffalo Park

Named for the nine Canadian Forces members killed aboard a Buffalo aircraft over Syria in 1974. Like the street names, it is a quiet reminder of the military families who lived here first.

Just North

Mount Royal University

Walking distance from much of the community. Close enough that a home here works for students, faculty and anyone who wants the campus on their doorstep.

Just South

Glenmore Reservoir

Across Glenmore Trail from the south end of the community, with pathways around the water and wide open sky. The kind of place you end up on a summer evening without planning to.

Home Values In Garrison Green

What Is My Garrison Green Home Worth?

In Garrison Green the first question is what kind of home you own, because a detached house, a townhome and a condo apartment here are three different markets that happen to share a postal code. Tara Molina Real Estate Group, brokered by Royal LePage Benchmark, prepares a comparative market analysis (CMA) for any Garrison Green address in southwest Calgary, at no cost and with no obligation to sell.

Position matters as much as size. A home on a quiet interior street prices differently from one backing Crowchild or Glenmore Trail, and for townhomes and condos the monthly fee, what it covers and the health of the reserve fund all show up in what a buyer will pay.

Thinking Of Selling

Ask for the CMA before you pick a date or a price. An early opinion is a starting point; how the home is prepared, launched and shown decides where it lands.

Thinking Of Buying

A list price is the seller’s opinion. Before you write an offer here, walk the block, read the condo documents if there are any, and ask us what similar homes nearby have sold for.

Just Curious

You do not need to be moving to ask. Plenty of owners want a number for their own planning, and we would rather you had an accurate one.

CMA Or Appraisal?

A CMA is a REALTOR®’s opinion of market value, built for buying and selling decisions. A lender, a court or an estate will usually want a certified appraisal. Tell us the reason and we will point you to the right one.

How We Arrive At The Number

1

Comparable sales. Recent Garrison Green sales of the same kind as yours: detached against detached, townhome against townhome, condo against condo.

2

Active listings. The homes a buyer would walk through the same weekend as yours.

3

Listings that did not sell. The prices this market has already said no to.

4

The home itself. The street, the lot, the condition and, for townhomes and condos, the fees and the reserve fund, seen in person.

Afterward, the only thing you will hear from us is what is happening in the real estate market in your own Garrison Green community. No pressure, no sales pitch, no expectation. Good To Know

Garrison Green Questions, Answered.

How do I find out what my home in Garrison Green is worth?

Ask a REALTOR® who has sold in the community for a comparative market analysis. Tara Molina Real Estate Group, brokered by Royal LePage Benchmark, prepares one for any Garrison Green address, detached, townhome or condo, using recent comparable sales, the active listings you would compete with, and the listings that did not sell.

Does a home evaluation in Garrison Green cost anything, and do I have to sell?

No, and no. A Garrison Green home evaluation from our team is at no cost and carries no obligation to list. Many owners ask simply to know where they stand.

Why is it called Garrison Green?

The community is built on the former Canadian Forces Base Calgary, on land that was once the Lincoln Park married quarters for military families. When Canada Lands Company redeveloped the base, Garrison Green took Canada’s peacekeepers as its theme, which is why thirteen streets carry peacekeepers’ names and why Peacekeepers Park sits on Dallaire Avenue.

Is Garrison Green the same as Garrison Woods?

No. They are separate communities, built as neighbouring phases of the same redevelopment of the former base, and they share a lot of the same planning: front porches, walkable blocks and garages off the back lanes. Avenue Calgary recognised the two together as Calgary’s best new neighbourhood built after 2000 in 2022.

What kinds of homes are in Garrison Green?

A mix of detached homes, townhomes and condo apartments, often within a few blocks of each other. Many of the townhomes are in condominium complexes, so ask about the monthly fee and what it covers before you compare them with a detached home.

Do Garrison Green townhomes have condo fees?

Many do. What the fee covers varies by complex, so read the bylaws, the budget and the reserve fund study before you write an offer, and ask us what we know about the specific complex.

Is Garrison Green noisy?

It depends on the street. Crowchild Trail runs along the east edge and Glenmore Trail along the south, and a home backing onto either is a different purchase from one on an interior street. Walk the block at rush hour before you decide.

Which schools serve Garrison Green?

School designations are set by the Calgary Board of Education and the Calgary Catholic School District, and they change. Check the current school finder for the exact address before you buy on that basis, and ask us what we are hearing from families on that street.

Can you tell me what a home on my street in Garrison Green sold for?

We do not publish individual sale prices on this site. As part of a valuation we walk you through the recent sales on your street and around it, and what each one means for your home.

Can I call you about any Garrison Green listing?

Yes. Call or text 403.809.4639 about any home for sale in Garrison Green. We’ll show it to you, tell you what we know about it, and show you anything else worth seeing. If you decide to write an offer on one of our own listings, a teammate writes it, so you and the seller each have an agent working for you alone. On every other home, we write the offer ourselves.
