This is where our families blended. Our first home all together was 2007 26 Avenue SW, right here in South Calgary. We bought it in 2019 and sold it in 2021. We sold Girl Guide cookies door to door, floated the Elbow River from Sandy Beach on summer days, and the kids took bike riding lessons at Richmond School, just across the community line.

Living Here

South Calgary has more variety than most inner city communities. At the 2021 Census, about half of its homes were apartments in buildings under five storeys, about a fifth were single detached houses, and the rest were semi detached homes, row houses and duplexes. Households were split about evenly between owners and renters.
The Marda Loop shops run along 33 and 34 Avenues, South Calgary Park and the community hall are on 16 Street, and the Giuffre Family Library is on 14 Street.

The Marda Loop Communities Association, registered as a society in 1957, serves South Calgary along with Altadore, Garrison Woods and River Park. Its hall at 3130 16 Street SW sits in South Calgary Park, with tennis courts that double as pickleball courts, beach volleyball courts that become a boarded outdoor rink in winter, a bike pump track, a playground and a community garden.
The South Calgary Outdoor Pool is in the same park: a 25 metre pool with a zero entry area. Its basin was rebuilt, and it reopened in July 2022.

A Streetcar Loop And A Main Street
Where the name Marda Loop comes from.
South Calgary was subdivided in 1906. Streetcars reached it in 1912, and the loop the line made around the area became known as the South Calgary loop. Building slowed through the war years and the Depression and picked up again in the 1950s.
The name Marda Loop came later, from the Marda Theatre. The sandstone King Edward School taught students from 1913 to 2001, and since 2017 it has been the cSPACE King Edward arts centre on 29 Avenue SW.

The Honest Part: Traffic, Building And Zoning
What to check before you buy.
The Marda Loop main street runs through the community, so the blocks nearest 33 and 34 Avenues carry more traffic, more parking pressure and more noise, and more of them sit beside new mixed use buildings or build sites. Infill building is steady on the side streets too.
Homes here range from older originals to brand new infills and apartments, so two homes on one block can be very different purchases. Calgary’s 2024 citywide rezoning was repealed in 2026, effective 4 August 2026, and most lots went back to their earlier zoning, so check the current land use on any lot you are considering, and on the lots beside it. There is no public school inside the community, so check school designations for the exact address.

How Has Our South Calgary Home Gone?
Our record here is one home, and it was ours. We bought 2007 26 Avenue SW in 2019 and sold it in 2021: a four bedroom semi detached home built in 2004, with a walkout lower level and a south facing backyard, a short walk from Marda Loop.
I have been the buyer and the seller on this street, and I lived everything in between. Next door, we have sold three more homes in Richmond, on the same kind of streets.

What Is My South Calgary Home Worth?
In South Calgary the first question is what kind of home you own: an apartment, an original house or a newer infill, because each is its own market on the same streets. Tara Molina Real Estate Group, brokered by Royal LePage Benchmark, prepares a comparative market analysis (CMA) for any South Calgary address in southwest Calgary, at no cost and with no obligation to sell.
For an original home, the lot and its land use often carry much of the value. For an infill, it is the finish and the layout. For an apartment, it is the building, the fees and how close you are to Marda Loop.
Thinking Of Selling
Ask for the CMA before you pick a date or a price. An early opinion is a starting point; how the home is prepared, launched and shown decides where it lands.
Thinking Of Buying
A list price is the seller’s opinion. Before you write an offer here, walk the block, check what is planned next door, and ask us what similar homes nearby have sold for.
Just Curious
You do not need to be moving to ask. Plenty of owners want a number for their own planning, and we would rather you had an accurate one.
CMA Or Appraisal?
A CMA is a REALTOR®’s opinion of market value, built for buying and selling decisions. A lender, a court or an estate will usually want a certified appraisal. Tell us the reason and we will point you to the right one.
How We Arrive At The Number
Comparable sales. Recent South Calgary sales of the same kind as yours: apartment against apartment, infill against infill.
Active listings. The homes a buyer would walk through the same weekend as yours.
Listings that did not sell. The prices this market has already said no to.
The home itself. The street, the lot, the condition and the finishes, seen in person.
Afterward, the only thing you will hear from us is what is happening in the real estate market in your own South Calgary community. No pressure, no sales pitch, no expectation. Selling in the next year or two? Book a free Pre Sale Walkthrough and we will tell you which updates make sense with resale in mind, before you spend the money.

Ask a REALTOR® who has sold in the community for a comparative market analysis. No, and no. A South Calgary home evaluation from our team is at no cost and carries no obligation to list. Many owners ask simply to know where they stand.
Is South Calgary the same as Marda Loop?
Not exactly. Marda Loop is the retail district along 33 and 34 Avenues SW, and much of it sits inside South Calgary. The community association is the Marda Loop Communities Association, which serves South Calgary along with Altadore, Garrison Woods and River Park.

If you decide to write an offer on one of our own listings, a teammate writes it, so you and the seller each have an agent working for you alone. On every other home, we write the offer ourselves.
