Every valuation request comes to our team and gets looked at by someone who has actually sold in your community. Since 2017 that is 490 homes — 252 in Airdrie, 190 in Calgary, and the rest across Carstairs, Cochrane, Chestermere, Okotoks and Rocky View County.

That matters because valuing a house is not arithmetic. It is knowing which streets buyers ask for by name, which floor plans stall, and what the market did last month rather than last quarter.

It also means we will occasionally tell you something you would rather not hear.

We would rather lose a listing than take one we know will sit. A house that sits gets stale, and a stale house sells for less than an honest price would have.

I’m just curious. I’m not selling. Is that okay?

Yes, and it is the most common reason people fill this in. Knowing what your largest asset is worth is a reasonable thing to want, whether or not you ever list it. Tell us you are curious and we will treat you as curious.

Is this an automated estimate?

No. There is no algorithm behind this form. A REALTOR® who sells in your community looks at your home, pulls the comparables, and gives you an opinion they are willing to defend.

Are you going to call me every month for the next three years?

No. One call, fifteen minutes, and we come to it with your valuation. After that, you decide whether we speak again — and if you tell us to stop, we stop that day.

Do you need to come inside my house?

For a number you can actually rely on, usually yes. Two identical floor plans can be sixty thousand dollars apart, and the reasons are all inside. If you are not ready for that, say so and we will give you the best range we can from the outside, and tell you honestly how much confidence to place in it.

What if you tell me not to sell?

Then we have told you not to sell. It happens. A home listed at the wrong moment sits, goes stale, and eventually sells for less than it would have if it had waited. We would rather say that out loud than earn a commission you regret.

Why is this free?

Because it is how we meet people. Some of them list with us later, most of them do not, and the arithmetic still works. There is no catch and no invoice.

How accurate will it be?

More accurate than any instant estimate, and less accurate than an appraisal. What you get is the informed opinion of someone who has sold 490 homes in this market since 2017, including the ones that took a while.

How Home Valuation Actually Works.

The questions people ask us before they are ready to list. None of them require you to book anything.

How do I find out what my home is worth in Calgary or Airdrie?

Three routes, and they answer different questions. An online estimate is instant and free, and it is a statistical guess based on public data. An appraisal costs money, is done by a licensed appraiser, and is what a lender relies on. A comparative market analysis from a REALTOR® sits between the two: it uses what has actually sold near you, adjusted for the things a database cannot see.

For deciding whether to sell, the third is usually the most useful, because it accounts for condition, layout and what is currently competing with you.

Are online home value estimates accurate?

They are a starting point, and they are frequently wrong by a wide margin. An algorithm has never been inside your home. It does not know that the basement was finished properly, that the roof is three years old, or that the house backing yours has a suited garage. It also cannot see what is on the market against you this month, which is often the single biggest factor in what you will actually get.

They are most accurate on newer, uniform homes in large subdivisions. They are least accurate on anything unusual, which is most homes over a certain age.

What actually affects my home’s value?

In rough order: location and street, size and layout, condition and updates, and timing. Then the things sellers underestimate, which are competition and presentation. Two identical homes listed in the same month can sell weeks apart depending on how they show and what else buyers are choosing between.

Our own record makes that concrete. In Coopers Crossing our sales run from three days on market to a hundred and fifty. In Hillcrest the median is nineteen days but one listing took two hundred and eighty.

Does a valuation cost anything, and am I committing to list?

No to both. We would rather have the conversation a year early than have you list at the wrong moment. If the numbers say wait, that is what you will hear, and there is no follow-up sequence attached.

What is the difference between an appraisal and a market evaluation?

An appraisal is a formal opinion of value from a licensed appraiser, usually ordered by a lender to protect the lender. A market evaluation, sometimes called a CMA, is a REALTOR®’s assessment of what a buyer would likely pay in the current market. Lenders rely on the first. Sellers price on the second.

How much does my community affect the number?

More than most people expect, and the effect is not uniform. Some communities have a genuine ceiling, others have a wide spread between the smallest and largest homes. We publish what we have sold in each one, so you can see the actual range rather than a citywide average. Start with the community guides, or see everything we have sold.

Should I do renovations before selling?

Sometimes, and less often than people assume. Paint and decluttering nearly always pay for themselves. Large projects frequently do not, particularly if they are finished to your taste rather than the market’s. We will walk your home and tell you what is worth doing and what to leave, including when the answer is nothing. More on that in how we sell homes.
