This listing went live on 20 January 2020. Seven weeks later the market stopped. Showings ended, open houses were cancelled across the city, and inner city listings started coming off the market rather than sitting on it.
The home had none of the usual things to fall back on. Brand new, never occupied, no price history, no previous sale to point at, and a semi detached build in a pocket where no two comparables match anyway. Everything that would normally reassure a buyer was missing, and now they could not come and see it either.
So we stopped waiting for buyers to come to the house and took the house to them. Virtual open houses. Live walkthroughs on Facebook and Instagram, cross posted everywhere, uploaded to YouTube. Room by room, on camera, answering questions in real time from people sitting at home. Not a slideshow, an actual tour with a person in it.
In a normal market the showing is the product. In March 2020 it was not available, so the marketing had to do the job the showing usually does.
It sold on 10 April 2020, 81 days after it listed, in the worst weeks the market had seen in a decade. Nobody asks how you sold the house everyone wanted to see. They ask how you sold the one nobody could.
