We won’t pretend the winter is better. It’s colder here than Toronto. It is also dry and relentlessly sunny, which most people find is an entirely different kind of cold.

The Part That Changes Everything

Alberta Has No Land Transfer Tax.

If you’re buying in Toronto you pay it twice — once to the province, once to the city, on the same house, on the same day.

Here you don’t pay it at all. There’s a land titles registration fee instead, and it is not in the same universe.

Toronto — $700,000 Home $20,000+

Ontario land transfer tax plus Toronto’s municipal land transfer tax, both due on closing. Outside Toronto it’s roughly half that — still five figures.

Alberta — Same Home Hundreds

A land titles registration fee. No transfer tax, provincial or municipal. That difference isn’t a rebate — it’s a chunk of a down payment.

13% HST Becomes 5% GST

On everything you buy, for as long as you live here. It won’t decide your move, but it quietly changes what your life costs every single week.

Real Property Reports

An RPR with municipal compliance is standard in Alberta and has no real Ontario equivalent — you’re used to title insurance doing that job. It’s a survey showing where everything actually sits.

Offers Work Differently

Conditions, deposits, timelines and possession conventions aren’t what you’re expecting. Alberta has no equivalent to the Ontario cooling-off rules you may know from pre-construction.

Your Lawyer Still Closes It

What does my Toronto budget actually buy here?

Considerably more, and the honest answer depends entirely on your number and the community. We’re not going to print a comparison that’s stale in a month — tell us your budget and the life you want, and we’ll tell you exactly what it buys on which street, using what has actually sold there.

Is the winter worse than Ontario?

Colder, yes. We’re not going to dress that up. But it’s dry rather than damp, which is a completely different experience, and the sun is out constantly — Calgary gets far more sunshine than Toronto, including in January. Chinooks break the cold several times a season: the temperature can climb thirty degrees in a day and the snow simply goes. Nobody from Ontario believes that until it happens to them.

How far is it home, really?

About four hours in the air to Toronto, plus airports. It is not a drive and it never will be. This is the part of the move worth thinking hardest about, and the part we’d ask about first — because the price of a house is easier to solve than missing your family.

Do I really pay no land transfer tax?

Correct. Alberta has no land transfer tax at either the provincial or municipal level. You’ll pay a land titles registration fee, which is a matter of hundreds rather than tens of thousands. On a Toronto purchase you’d be paying it twice — province and city — so the swing on a $700,000 home is well over $20,000.

What about schools?

Calgary and Airdrie both have public and Catholic boards, and both have stronger and weaker schools depending on where you land. Tara’s children have been through schools in Airdrie and across Calgary, and still are — which is a rather different kind of knowledge from reading a ranking table. Tell us their ages and we’ll be specific about communities.

Should I rent first?

If you don’t know the city, six months renting in the area you think you want is rarely a mistake. It costs you some money and saves you from buying in the wrong quadrant, which costs a great deal more. We’ll say so when we think it’s right, even though it means we wait.

Do I need a car?

In most of Calgary and all of Airdrie, yes. If coming off the TTC and not owning one matters to you, that narrows things to a handful of inner-city communities — Marda Loop, Altadore, Killarney and a few others. Say so early and we’ll search accordingly.
