Moving From Vancouver To Calgary? You’ll Miss The Ocean.
Let’s start there, honestly. Then we’ll tell you what you get instead, and what your money actually buys once you’re here.
Tara Molina Real Estate Group helps people moving from Vancouver and the rest of British Columbia buy a home in Calgary, Airdrie and all surrounding communities, often before they arrive. Led by Tara Molina, REALTOR® CCS®, brokered by Royal LePage Benchmark, Calgary and Airdrie, Alberta.
What Do You Give Up Moving From Vancouver To Calgary?
We work with a great many people making this exact move, and the ones who settle happily are the ones who went in clear eyed. So here’s the trade, plainly.
What You’ll Miss
- The ocean. Genuinely.
- Mild winters. Ours are cold and they are long.
- The density and everyday walkability of certain Vancouver neighbourhoods
- Green in February
- Being an hour from a rainforest
What Surprises People
- How far the same money goes
- The sunshine. It is out constantly, even at −20.
- Banff and Kananaskis at roughly ninety minutes
- Chinooks, which nobody believes until one happens to them
- That owning a detached house is an achievable thing again
If you are deeply attached to the coast, this move is harder than the affordability math makes it look. We would rather say that now than watch you find out in your second year here.
Does Alberta Have A Property Transfer Tax?
No. This is the one that stops BC buyers mid sentence, and it’s the closing cost you’ve been budgeting for your whole adult life.
No Such Tax. Just A Registration Fee.
In BC, property transfer tax on a $700,000 home runs into five figures. In Alberta there is no such tax at all, just a land titles registration fee, which is a fraction of it. That difference doesn’t change where you buy. It changes what you can buy.
No Provincial Sales Tax
Five percent GST and nothing on top. It won’t decide your move, but it quietly changes what living here costs every week, forever.
A Lawyer, Not A Notary
Alberta closings are handled by a real estate lawyer rather than the notary structure you’re used to in BC. Different people, different process, same outcome.
Real Property Reports
An RPR with municipal compliance is standard here and has no real BC equivalent. It’s a survey showing where everything actually sits, and it matters at negotiation.
Offers Work Differently
Conditions, deposits, timelines and possession conventions aren’t what you’re expecting. This is the part where local guidance genuinely earns its keep.

We Weren’t From Here Either.
Winnipeg first. Then New York City. Then Winnipeg again. Then, in 2003, Calgary, for the summer, supposedly.

We Arrived With A Return Ticket Too.
Why Tara stayed, and why that matters to you.
Tara stayed because of what she found: room to work, room to live, and a place where building something actually seemed possible. Calgary first, then Airdrie in 2005, then eight communities across both.
So when you say you’re not sure about this yet, we know exactly what that feels like. We arrived with a return ticket too.
Where Do People From Vancouver Live In Calgary?
The west side, mostly. Not a rule, but a pattern: people arriving from the coast usually want elevation, trees and a fast road to the mountains, which points them west and northwest.
Tuscany & Rocky Ridge
Established, elevated, views, and quick onto the Trans-Canada. Tara has lived in both, and still owns in Rocky Ridge.
West Springs & Discovery Ridge
Green space, ravines, and the shortest run to Kananaskis of anywhere in the city. The obvious landing spot for outdoors people.
Springbank Hill & Aspen Woods
The premium end of the west side. Strong schools, big houses, and the price to match.

Marda Loop & Altadore
If walkability is the thing you refuse to give up, this is where you look. Tara lives in Altadore.

Airdrie
The most house for the money, and a scale where people know each other. More of our sales are here than anywhere else.

Questions BC Buyers Ask About Moving To Calgary
What does my Vancouver budget actually buy in Calgary?
Considerably more, and the honest answer depends entirely on your number and which community you’re looking at. We’re not going to print a comparison that’s stale in a month. Tell us your budget and the life you want, and we’ll tell you exactly what it buys on which street, using what’s actually sold there.
Is Calgary still cheap?
No. It’s cheaper than Vancouver by a wide margin, and it is no longer the bargain it was in 2015. The gap is still large enough to change your life, so go in with current numbers rather than a memory.
Does Alberta have a property transfer tax?
No. In BC, property transfer tax on a $700,000 home runs into five figures. Alberta has no property transfer tax at all, just a land titles registration fee, which is a fraction of it. That difference doesn’t change where you buy. It changes what you can buy.
Is the winter in Calgary really that bad?
It’s cold and it’s long. But it’s dry rather than damp, which most people from the coast find is a completely different kind of cold, and the sun is out constantly. Chinooks break it up several times a season. Most people who move here from BC complain for one winter and then stop.
Should I rent first?
If you don’t know the city, six months renting in the area you think you want is rarely a mistake. It costs you some money and saves you from buying in the wrong quadrant, which costs a great deal more. We’ll say so when we think it’s right, even though it means we wait.
Can I buy a home in Calgary remotely from Vancouver?
Yes, and many do. You’ll want an Alberta mortgage broker, a live walkthrough rather than a recorded tour, and someone willing to talk you out of a house. All three are arrangeable.
How far are the mountains from Calgary, really?
Canmore is about an hour from the west side of Calgary, Banff about ninety minutes, Kananaskis closer. This is the thing BC buyers are most relieved about: you’re not giving up mountains, you’re trading ocean for them.
What about schools in Calgary and Airdrie?
Both Calgary and Airdrie have public and Catholic boards, and both have stronger and weaker schools depending on where you land. Tara’s children have been through schools in Airdrie and across Calgary, which is a rather different kind of knowledge from reading a ranking table. Tell us their ages and what matters to you and we’ll be specific about communities.
Do I need a car in Calgary?
In most of Calgary and all of Airdrie, yes. If not owning one matters to you, that narrows you to a handful of inner city communities: Marda Loop, Altadore, Killarney and a few others. Say so early and we’ll search accordingly.
Who handles the closing when you buy in Alberta?
A real estate lawyer. Alberta closings are handled by a lawyer rather than the notary structure you’re used to in BC. Different people, different process, same outcome.
What is a Real Property Report?
A Real Property Report, or RPR, with municipal compliance is standard in Alberta and has no real BC equivalent. It’s a survey showing where everything on the property actually sits, and it matters at negotiation.
Do you have a free relocation guide?
Yes. Our Calgary and Airdrie relocation guide is a free PDF. No email, no sign up, just open it. The main relocation guide page covers the move from every province.
