Garrison Woods is a residential community in southwest Calgary, Alberta, between Crowchild Trail SW and the community of Altadore, just south of Marda Loop. It was the first phase of the Canada Lands Company redevelopment of the former Canadian Forces Base Calgary, built on what had been the base’s married quarters. This guide is written by Tara Molina Real Estate Group, a Calgary and Airdrie real estate team led by Tara Molina, REALTOR® CCS®, brokered by Royal LePage Benchmark, serving Calgary, Airdrie and all surrounding communities. These streets are close to home for us.

What It’s Actually Like

What Is It Like To Live In Garrison Woods?

A little bit of New York or London, in southwest Calgary.

Walk these streets and you could be in New York or London. Brownstone style townhomes line the blocks, front doors open onto the sidewalk, and every street is cute and quaint in its own way. It is one of the few places in Calgary that feels like that.

From 1948 to 1952, hundreds of homes were built here as married quarters for the soldiers of Currie Barracks and their families. When the base closed in the late 1990s, Canada Lands Company began rebuilding this end of it first. Garrison Woods opened in 1999, and about 400 of the mature trees from the old quarters were kept, which is why the streets feel older than the houses on them.

Cherry Blossoms And Halloween

The two best times of year to be here.

Cherry blossom season in Garrison Woods is epic. In spring the flowering trees along the boulevards burst into pink, and the whole community looks like a postcard for a couple of weeks.

Halloween is next level. With porches facing the street and homes close together, it is made for trick or treaters, and the neighbours go all out. Our own family made the cover of the Calgary Herald one year, trick or treating right here in Garrison Woods.

Streets Named For Battle Honours

Why a street here is called Passchendaele.

Garrison Woods took the First World War as its theme. Its streets are named for battle honours of the two regiments stationed at Currie Barracks, Lord Strathcona’s Horse (Royal Canadians) and Princess Patricia’s Canadian Light Infantry, which is how you end up living on Passchendaele Road.

The community is home to 14 battle honour monuments, and the Garrison Woods Legacy Walk links them with interpretive signs, so a walk around the block doubles as a history lesson.

Front Porches And Back Lanes

Why the streets feel the way they do.

Garrison Woods and its neighbour Garrison Green were planned with homes facing the street, front porches and garages tucked off the back lanes, so the front of the house belongs to people rather than cars. Avenue Calgary named the two together Calgary’s best new neighbourhood built after 2000 in its 2022 rankings.

The mix is broad for its size: detached homes, townhomes, condo apartments and seniors’ housing, with shops built into the community and Marda Loop on its north edge.

The Honest Part: Crowchild And Age

What to check before you buy.

Crowchild Trail runs along the west side of the community. It is the reason you can be downtown or across the city quickly, and it is also the reason a home backing onto it is a different purchase from one on an interior street. Walk the block at rush hour before you write an offer.

Most homes here were built around the turn of the century, so many are now more than twenty years old. Ask what has been replaced, roof, furnace, hot water tank and windows, and for a townhome or condo, read the reserve fund study before you compare it with a detached home.

Home Values In Garrison Woods

What Is My Garrison Woods Home Worth?

In Garrison Woods the first question is what kind of home you own, because a detached house, a townhome and a condo apartment here are three different markets that happen to share a few blocks. Tara Molina Real Estate Group, brokered by Royal LePage Benchmark, prepares a comparative market analysis (CMA) for any Garrison Woods address in southwest Calgary, at no cost and with no obligation to sell.

Position and age matter as much as size. A home on a quiet interior street prices differently from one backing Crowchild Trail, and in a community built around the turn of the century, what has already been replaced shows up in what a buyer will pay.

Thinking Of Selling

Ask for the CMA before you pick a date or a price. An early opinion is a starting point; how the home is prepared, launched and shown decides where it lands.

Thinking Of Buying

A list price is the seller’s opinion. Before you write an offer here, walk the block, read the condo documents if there are any, and ask us what similar homes nearby have sold for.

Just Curious

You do not need to be moving to ask. Plenty of owners want a number for their own planning, and we would rather you had an accurate one.

CMA Or Appraisal?

A CMA is a REALTOR®’s opinion of market value, built for buying and selling decisions. A lender, a court or an estate will usually want a certified appraisal. Tell us the reason and we will point you to the right one.

How We Arrive At The Number

1

Comparable sales. Recent Garrison Woods sales of the same kind as yours: detached against detached, townhome against townhome, condo against condo.

2

Active listings. The homes a buyer would walk through the same weekend as yours, here and in Altadore and Garrison Green.

3

Listings that did not sell. The prices this market has already said no to.

4

The home itself. The street, the lot, the condition, what has been updated and, for townhomes and condos, the fees and the reserve fund, seen in person.

Afterward, the only thing you will hear from us is what is happening in the real estate market in your own Garrison Woods community. No pressure, no sales pitch, no expectation. Good To Know

Garrison Woods Questions, Answered.

How do I find out what my home in Garrison Woods is worth?

Ask a REALTOR® who knows the area for a comparative market analysis. Tara Molina Real Estate Group, brokered by Royal LePage Benchmark, prepares one for any Garrison Woods address, detached, townhome or condo, using recent comparable sales, the active listings you would compete with, and the listings that did not sell.

Does a home evaluation in Garrison Woods cost anything, and do I have to sell?

No, and no. A Garrison Woods home evaluation from our team is at no cost and carries no obligation to list. Many owners ask simply to know where they stand.

Why is it called Garrison Woods?

It is built on the former Canadian Forces Base Calgary, on the married quarters built for Currie Barracks families between 1948 and 1952. About 400 of the mature trees from those quarters were kept when Canada Lands Company redeveloped the site, and the streets are named for First World War battle honours of the regiments stationed there.

Is Garrison Woods the same as Garrison Green?

No. They are separate communities, built as neighbouring phases of the same redevelopment of the former base. Garrison Woods came first and takes the First World War as its theme; Garrison Green, to the southwest across Crowchild Trail, honours Canada’s peacekeepers. Avenue Calgary recognised the two together as Calgary’s best new neighbourhood built after 2000 in 2022.

Is Garrison Woods part of Marda Loop or Altadore?

It is its own community, with Altadore on its east side, and it shares the Marda Loop Communities Association with Altadore and South Calgary. The Marda Loop shops along 33 and 34 Avenue SW are on its north edge.

What kinds of homes are in Garrison Woods?

A mix of detached homes, townhomes, condo apartments and seniors’ housing, often within a few blocks of each other. Many of the townhomes and apartments are in condominium complexes, so ask about the monthly fee and what it covers before you compare them with a detached home.

Is Garrison Woods noisy?

It depends on the street. Crowchild Trail runs along the west side, and a home backing onto it is a different purchase from one on an interior street. Walk the block at rush hour before you decide.

Which schools serve Garrison Woods?

School designations are set by the Calgary Board of Education and the Calgary Catholic School District, and they change. Check the current school finder for the exact address before you buy on that basis. Lycée Louis Pasteur, a francophone school, is inside the community.

Can you tell me what a home on my street in Garrison Woods sold for?

We do not publish individual sale prices on this site. As part of a valuation we walk you through the recent sales on your street and around it, and what each one means for your home.

Can I call you about any Garrison Woods listing?

Yes. Call or text 403.809.4639 about any home for sale in Garrison Woods. We’ll show it to you, tell you what we know about it, and show you anything else worth seeing. If you decide to write an offer on one of our own listings, a teammate writes it, so you and the seller each have an agent working for you alone. On every other home, we write the offer ourselves.
