Airdrie • The Numbers
How Long Does It Take To Sell A House In Airdrie?
Across the 258 Airdrie homes we have sold since August 2017, the median took 26 days. The full range ran from 1 day to 351.
That is our own book, not the board's. Every figure on this page comes from transactions Tara Molina Real Estate Group closed, counted as days on market on the MLS® listing, current to 2 October 2026.
Year By Year
The Number Has Moved A Long Way.
We use the median, which is the middle sale, rather than the average. One listing that took 351 days would drag an average somewhere useless.
| Year | Airdrie sales | Median days on market |
|---|---|---|
| 2017 | 3 | 50 |
| 2018 | 32 | 71 |
| 2019 | 22 | 41 |
| 2020 | 27 | 40 |
| 2021 | 47 | 21 |
| 2022 | 43 | 15 |
| 2023 | 20 | 16 |
| 2024 | 20 | 20 |
| 2025 | 19 | 24 |
| 2026 to date | 25 | 29 |
2017 covers part of a year and three sales, so read it as context rather than a reading.
What That Actually Tells You
Three Things, And The Third Is The One That Matters.
The market you are selling into is not the market your neighbour sold into. A house that took 71 days in 2018 and one that took 15 days in 2022 may have been identical. The number moved because the market moved.
The fast years are behind us for now. 2022 was the quickest we have recorded in Airdrie at 15 days. Every year since has been slower: 16, then 20, then 24, then 29 so far in 2026. That is a four year drift, and anyone telling you a home here sells in a week is quoting a market that ended.
The median is the middle. Half of everything sits outside it, and in Airdrie that half runs from one day to nearly a year.
The spread is the decision, not the median. Knowing the middle is 26 days tells you very little about your house. Knowing what puts a home at each end tells you almost everything.
By Community
Where We Have Sold Enough To Say Something.
We only publish a community median where we have closed at least ten homes there. Below that, the sample is too small to mean anything and we will not dress it up as a number.
| Community | Our sales | Median days | Range |
|---|---|---|---|
| Coopers Crossing | 45 | 28 | 3 to 150 |
| Windsong | 26 | 32 | 13 to 160 |
| Williamstown | 21 | 22 | 6 to 126 |
| Kings Heights | 15 | 35 | 13 to 148 |
| Morningside | 14 | 26 | 6 to 179 |
| Hillcrest | 13 | 19 | 5 to 280 |
| The Canals | 12 | 40 | 12 to 162 |
| Reunion | 12 | 18 | 6 to 78 |
| Bayside | 10 | 53 | 4 to 117 |
We have also sold in Prairie Springs, Luxstone, South Point, Ravenswood, Sagewood, Silver Creek and South Windsong, among others, but not yet ten times each. Ask us about those directly and we will tell you what the handful we did looked like.
The Spread
What Pushes A House To Each End.
Toward The Fast End
Priced at what the comparable sales support rather than what the owner hoped. Available to show on short notice. Photographed properly. And an obvious buyer, which usually means a family home in a school catchment. A home with a queue sells quickly in almost any market.
Toward The Slow End
A narrower buyer pool, which is usually a bungalow, an age restricted building, an acreage or an unusual layout. An undeveloped basement where the competition has finished theirs. A price set above the evidence, which costs more time than the overprice was ever worth.
What It Is Rarely About
A slow sale usually does not mean something is wrong with the house. Our longest Airdrie listings have included good homes that simply had fewer possible buyers, in months when fewer of those buyers were looking.
None of that is a promise in either direction, and we are not going to make one.
Before You Hire Anyone
Ask Any Agent For This Number.
Ask for their own median, by city, with the count behind it and the date it was calculated. A board average across thousands of listings tells you about the board. A number drawn from fewer than ten sales tells you about luck. Ours is 258 sales and it is on this page so that you can check it.
Good To Know
Days On Market Questions.
How long does it take to sell a house in Airdrie?
Across the 258 Airdrie homes Tara Molina Real Estate Group sold between August 2017 and October 2026, the median was 26 days and the range ran from 1 day to 351. So far in 2026 the median across 25 Airdrie sales is 29 days.
What does days on market actually mean?
The number of days a listing was active on the MLS® before it went conditional, as recorded on the listing. It does not count the time between going conditional and possession day, which is usually another 30 to 90 days depending on the deal.
Is 26 days typical for the whole Airdrie market?
It is typical for our listings. The Calgary Real Estate Board publishes market wide figures for Airdrie and those are the right source for the entire market. Ours is a sample of 258 homes we personally represented, which is why we can tell you the community and the range as well as the middle.
Why is 2026 slower than 2022?
Because the market changed. Our Airdrie median has risen every year since 2022, from 15 days to 29 so far in 2026. That is a market wide shift rather than anything about how homes are being presented.
Which Airdrie community sells fastest?
Of the nine communities where we have closed at least ten homes, Reunion has our lowest median at 18 days and Hillcrest is close behind at 19. Bayside has our highest at 53. Those are our own sales rather than the whole community, and the ranges inside each one are wide.
Does a slow sale mean something is wrong with the house?
Usually not. It usually means a narrower buyer pool or a price that needed revisiting. Our slowest Airdrie listings have included good homes that simply had fewer possible buyers.
How these figures are calculated. Every number on this page is drawn from the 258 Airdrie transactions closed by Tara Molina Real Estate Group between 14 August 2017 and 2 October 2026. Days on market is taken as recorded on the MLS® listing. We report the median rather than the mean, and we publish a community median only where we have closed ten or more homes in that community. These are our own transactions and not a measure of the Airdrie market as a whole, for which the Calgary Real Estate Board is the published source. Individual sale prices are not published. Figures are current to 2 October 2026 and are updated as sales close.
