New Build Insight • Updated September 2026

Who is actually building, where, and what to know before you walk into a show home. We rebuilt this list from the developers’ own pages in September 2026, and corrected what our 2025 version got wrong.

A residential street in Airdrie, Alberta, one of the fastest growing cities in the Calgary region, where several new communities are still being built

Hello, Gorgeous! New communities are a big part of this market. They are also where buyers make some of the most expensive mistakes, usually in the first twenty minutes at a show home. So this is two things: a current list, and the honest part underneath it.

A community on this list means a developer is still selling new homes there as of September 2026. It is not a recommendation of one over another. The right one depends on your commute, your budget and how long you are willing to live beside construction.

New Communities In Calgary.

Community Developer Worth knowing
Glacier Ridge, NW Anthem, with Ronmor Its Glacier Ridge Village amenity building opened in April 2026.
Ambleridge, NW Qualico Presales began August 2025, with about 1,300 homes planned over five phases.
Starling, NW Brookfield Residential A Brookfield community in the northwest, now selling.
Lewiston, NE Genesis Land In Keystone Hills, planned for about 1,000 families, with a naturalized stream corridor.
Belvedere, East Tristar Communities Beside East Hills Shopping Centre, with a future public elementary school site.
Huxley, East Genesis Land In West Belvedere, with show homes opening this fall.
Seton Ridge, SE Brookfield Residential Next to the Seton urban district and South Health Campus.
Logan Landing, SE Genesis Land On the Bow River, with nearly 140 acres of public open space.
Rangeview, SE Section23 Developments Built around community gardens, orchards and greenhouses.
Nostalgia Townlet, SE Jayman Living Plans a private members’ club. Jayman BUILT is the only builder.
Hazel, SE Genesis Land Registration open, with a future K to 9 school site planned.
Sirocco at Pine Creek, SW Anthem The newer phase beside Pine Creek, which Anthem says is in its final years.
Taza Park, SW of the city Taza Development Corp., with the Tsuut’ina Nation and Canderel On Tsuut’ina Nation land, outside City of Calgary limits. Homes are leasehold: you own the home, not the land.

What is coming next in Calgary. City committees have been moving new growth areas forward, including Providence in the southwest, where the plan is for roughly 9,600 homes with construction not expected to start until 2029. If you are buying for the long term near the edge of the city, ask what is approved on the land beside you, not just what is planned.

New Communities In Airdrie.

Community Developer Worth knowing
Wildflower, West Minto Communities Construction started July 2026 on a Hillside Hub with Airdrie’s first outdoor pool, expected in 2027.
Vantage Rise, SW Qualico 160 acres, about 1,200 homes, with a commercial site planned.
Bayview, SW Genesis Land On the same canal and pathway system as Bayside and The Canals. A new K to 9 school is expected to open in fall 2028.
Chinook Gate, SW Brookfield Residential Next to Chinook Winds Park.
Southwinds, SW Mattamy Homes The newer build south of Windsong. See our Windsong guide.
Key Ranch, West Lamont Land Phase 2 selling, with a pond and more than 4 km of pathways.
Cobblestone Creek, South Melcor Developments New pickleball, tennis and basketball courts.
Lanark Landing, SE Melcor Developments Still being built. See our Lanark Landing guide.
Sawgrass Park, NW Hopewell Residential About 1,500 homes planned, around a central green with an outdoor rink and a future school.
Midtown, Central Shane Homes Includes The Towns, a townhome project on 8th Street.

Just outside Airdrie: Goldwyn, by Melcor, is in Balzac in Rocky View County, not in the City of Airdrie. Sources: developer community pages checked 16 September 2026; Minto news release, 22 July 2026; Discover Airdrie, 11 February 2026.

What is coming next in Airdrie. On 2 September 2025, Airdrie council approved the East Nose Creek Community Area Structure Plan: about 1,112 acres on the east side of the city, planned for roughly 5,100 to 5,700 homes over the next 20 to 30 years, with school sites included. The next step there is detailed neighbourhood plans, so it is years away from show homes.

What We Corrected From Our 2025 List

We would rather tell you than quietly fix it. Several developers were named wrongly: Rangeview is Section23, not WestCreek. Glacier Ridge is Anthem with Ronmor. Pine Creek is Anthem, not Sterling Homes. Cobblestone Creek is Melcor, with Douglas Homes as a builder. Vantage is Vantage Rise, by Qualico, in southwest Airdrie.

Dry Creek Bay is a street, not a community. Goldwyn is in Balzac, not Airdrie. Towns on 8th is a townhome project within Midtown. Crimson Ridge is close to sold out, so it is off the list.

Before You Walk Into A Show Home.

The friendly person at the desk works for the builder. The Real Estate Council of Alberta says it plainly: “The builder’s representative is representing the builder’s interests.” You can bring your own REALTOR®, but many builders only recognise your agent if they are registered on your first visit, so ask about the builder’s policy before you go.

Know your warranty. Alberta’s new home warranty covers one year on labour and materials, two years on systems like plumbing, heating and electrical, five years on the building envelope and ten years on major structure, and it stays with the home if you resell.

Understand the GST. New homes carry 5 per cent GST. Since 12 March 2026, first time buyers can get all of it back, up to $50,000, on a new home up to $1,000,000, phasing out at $1,500,000. Our closing costs guide has the details and a calculator.

Compare against resale. A new build competes with established homes a few minutes away, often with finished basements and mature trees. It is worth seeing both before you sign.

Ask which phase your lot is in, and what is approved for the land behind you. Not what is planned. What is approved.
